As a tenant Marathahalli has been wonderful place to live. The region combines convenience and quiet very effectively. Particularly with the Outer Ring Road nearby, it is very well-connected; hence, going to important IT centres and the airport is simple. With bright streets and a friendly environment, the area is safe. Daily needs including grocery shops, hospitals, and schools abound nearby. The parks add to the general attractiveness, and I especially appreciate the range of restaurants and cafes nearby. The neighbourhood is inviting, and you will frequently see joggers or families stroll in the evening. My only little worry would be the intermittent peak hour traffic jams; otherwise, it is a wonderful location to live.
For customers, I suggest Marathahalli. It connects swiftly to IT parks, Whitefield, and Sarjapur from the Outer Ring Road. There are several ready residential developments, respectable schools, hospitals, and major retail centers in the area. Co working hubs and office spaces maintain constant demand for rentals. For its ease, many IT experts choose this area. While well-situated units provide higher returns, apartment rents are steady and typical rental yields fall about three to four percent. Compared to more modern neighborhoods, pricing is affordable. By pocket, parking and civic maintenance differ; hence, improved public open spaces and sidewalks would be desirable. I find great investment returns and practical way of life here appealing.
Positive: Renting here in Marathahalli is a great deal for the convenience alone. The location is unbeatable on Outer Ring Road, and I can reach major IT parks in no time, saving a lot of time. The social infrastructure, too, is great. Everything is close by, from hospitals like Sakra and good schools to every restaurant and shop you might need. It is a vibrant, self-sufficient, and high-energy place to live.
NegativeNegative: I highly recommend Marathahalli for its access and amenities. For future improvements, two areas stand out. We need better traffic management near the bridge, as congestion during peak hours is painful. Also, improving the drainage system is critical. The streets get waterlogged too easily with heavy rain.
Positive: Residing in Marathahalli suburb of Bengaluru was advantageous in many ways. The spot near the Outer Ring Road and tech-parks allowed for easy and fast commuting to offices and co-working spaces. Schools like the Ryan International School and New Horizon College were just a stone's throw away, and hospitals like Sakra World Hospital and VIMS Super Speciality Hospital provided steady service. Local markets and shopping malls were at hand.
NegativeNegative: The extension of the metro line was still in progress and the closest station wasn't yet fully functional. Some residential plots experienced irregular water supply and drainage maintenance problems during rainy conditions. While affordability was more favourable than ultra-premium areas, the price for good apartments had already increased.
Positives: Marathahalli beats all when it comes to closeness to tech parks, so I picked it. It's cheap considering it's a hub location, and I love the great connectivity with the Outer Ring Road and the good bus network. I am secure here and all the necessities are available here, from cheap supermarkets to VIMS and the Government Hospital. The best thing for me is the extreme availability of all amenities right at my doorstep.
NegativeNegatives: The rush-hour traffic jam is simply soul-sucking and stressful for my daily commute. I also hope the authorities would take more care to manage waste and clean the roadside spaces.
Positives: I came as a tenant here for work close to the ORR, and I am quite happy here. The location of Marathahalli is just unbelievable. It puts me within easy reach of all the IT parks. Anything from large malls to hospitals is just a quick drive away. Safety is never an issue with the round-the-clock activity. This locality really makes my work life easy.
NegativeNegatives: My major worry is the peak-hour traffic on the main junction. The ongoing construction also results in excessive dust and noise pollution that must be addressed immediately. I also see how much higher the rent is now. I wish so much that the infrastructure came even slightly close to this fast development.
Marathahalli’s plus point is that it’s right off the ORR. The second plus point is the reasonably better connectivity to places like Electronic City and Koramangala (within 30-35 minutes). The KLM Mall and quite a few reputed schools are nearby as well. Several big projects are now coming up in the area, leading to an appreciation in property rates (which means good news for us).
NegativeI don’t like the water quality in the area. It has high iron content. The hard water issue should be solved at the earliest. This is the biggest issue here, along with the potholed roads that you will find throughout the entire neighborhood.
I find Marathahalli pretty decent as a residential neighbourhood. The Outer Ring Road connectivity is what I actually looked for, and this place gave that. So, it was a win-win for me, particularly since the property values were reasonable back then, and have appreciated hugely now. Also, the office in Whitefield is quite accessible from here, which is another advantage for me. I am a single professional, so amenities and infra are all par for the course in the locality. The people here are welcoming, while the local market is very nice.
NegativeI think that the road conditions need immediate improvements. There are potholes and bumps in many stretches.
Marathahalli is located strategically on the Outer Ring Road, which ensures good connectivity to several places in Bangalore. Electronic City and Whitefield are both accessible, which is a boon for IT professionals like me, who are working in these areas. The neighborhood is mostly family-friendly, with decent social and civic infrastructure. Even Koramangala can be accessed within half an hour. Malls like the KLM Mall can also be accessed conveniently from the locality.
NegativeThere are a few issues that I would like to point out. Firstly, the poor road conditions in the neighborhood are a big problem. This should be improved promptly. Secondly, the hard water that is supplied in the area is another matter of concern, since it has high TDS content.
Positives: I have to say it's lively and functional living here. I get to most places fast since the Laxmi Nagar metro station is within reach and buses are regular. I like the crowded market and affordable eats that facilitate daily life. I also find rental prices reasonable for students and young working professionals. I enjoy the nearby small parks where I go for short strolls, and the neighbourhood is filled with several shops and coaching centres that provide jobs and learning opportunities.
NegativeNegatives: I also find some areas that require attention. Roads and inner lanes feel cramped, and parking is always a pain. Waste and sanitation in some sections of the market require better maintenance. Unplanned construction hinders proper infrastructure development. In spite of this, I still suggest Laxmi Nagar for ease and enthusiasm.
Positives: I shifted here on a work posting, and I must say Marathahalli is a great hub. I appreciate the way it is placed between Outer Ring Road and Old Airport Road, making major IT parks immediately accessible. Metro connectivity is a major plus, and I feel totally secure here. The presence of everything, from cheap groceries to large malls, makes life easy for professionals.
NegativeNegatives: But I believe some things are missing. I have to say the traffic jams and noise on major roads are an everyday challenge. I observed some areas' roadside cleanliness could be better. And I also believe renting here is very costly in comparison to other places. In spite of all these problems, I am still very happy with my decision.
Marathahalli has a lot of potential for the future, especially because of the upcoming metro line. This will boost the property prices (they have already started to go up), and I am so happy that I invested some years back. Living here has been generally nice, particularly since I can easily commute to the office on Sarjapur Road, and even to the New Horizon College, where my spouse is currently pursuing another degree. Also, the HAL Heritage Centre and Aerospace Museum is an ideal nearby landmark for a hobbyist like me. I find it awesome that I can go here multiple times without being overwhelmed by traffic congestion.
NegativeThe road conditions have to be improved here, especially with so many potholes throughout the entire stretch.
I find it really easy to live in Marathahalli. The reason I say this, is because, I have not had good experiences in many other localities. People here are generally well-behaved, and the local stores and establishments do follow the basic rules of cleanliness. I usually take autos and buses to reach nearby destinations, while am eagerly waiting for the metro extension. I work in Whitefield, and find it convenient to stay in Marathahalli, since the property rates suited my budget. Many schools and hospitals are nearby, while the Brookfield Mall is our go-to hangout here.
NegativeI do not understand why the municipality is not fixing the sewage system in Marathahalli. This is the only issue in the locality.
I adore this locality for the simple reason that it's really the hub of activity. I know that its location on the Outer Ring Road is its greatest strength, providing locals with swift access to all the major IT hubs such as Embassy Tech Village and Prestige Tech Park. This combination of enormous business potential and comparatively reasonable mid-segment residential space, as against Central Bangalore, guarantees great returns on investment, coupled with the soon-to-be-opened Blue Line Metro offering sky-high future appreciation. Social infrastructure is excellent, and the primary arterial roads are reasonably good, making this a thriving, self-contained centre of young professionals. But as a local, I would very much urge addressing the daily, severe traffic jams and repairing the long-abandoned drainage and awful conditions of the inner minor roads in a hurry.
Marathahalli is a good place to live, particularly for its seamless connectivity to areas like Sarjapur Road, Whitefield, Electronic City, and more. At the same time, one good thing is that the property rates here are slightly more affordable in comparison to many other places. Jeevika and other hospitals are nearby, along with the New Horizon College and the Brookfield Mall. You will also find the Phoenix Marketcity within 15-20 minutes, while the HAL Heritage Centre and Aerospace Museum are also pretty accessible. The upcoming metro extension will benefit the area, along with the BMTC auto and bus network.
NegativeSewage systems need to be improved in Marathahalli, along with the road conditions.
I am a proprietor here in Marathahalli since more than a decade. The position between Outer Ring Road and Old Airport Road is a huge boon, placing me beautifully in touch with big IT parks and giving me huge professional horizons. My household appreciates that everything is at hand from multi-specialty hospitals such as Sankara to fantastic schools and daily comforts are still surprisingly affordable. The neighborhood is never dull, and the future infrastructure, such as the new metro line, is only serving to boost property value. I just think we require better, organized traffic movement management, particularly around the main intersections, in order to fully optimize our suburb's huge potential.
Marathahalli is home to all decent social infrastructures, including the Genius Global School, Jeevika Hospital, and some green spaces. Also, I can vouch for the connectivity benefits of the Marathahalli Outer Ring Road, which is a major lifeline. You can easily reach Whitefield, Sarjapur, Brookefield, and ITPL from here. The upcoming elevated station on the North-South Corridor will give the area a major boost in the future. That’s why I invested here and shifted from my previous place.
NegativeMarathahalli needs better recreational amenities. We need more eateries, pubs, nightlife options, etc., for the people living here. Also, the waterlogging situation needs immediate improvement along with other civic infrastructure, like roads.
One of the reasons why I chose Marathahalli for staying in Bangalore is the connectivity. I am technically an outsider, although I have now been in the city for many years and will be settling here for the long term. Over the years, I have fallen in love with Marathahalli and have seen the area develop nicely. The best part is that I can reach Whitefield in only 15-16 minutes by car, and the same story is there for Electronic City, which is about 45 minutes away. The area is home to several well-known gated communities and a vibrant population of techies and students. Also, food and shopping options are coming up lately here.
NegativeMarathahalli needs more civic infrastructure development. The potholes on the roads are terrible at many times throughout the year.
Positives: Marathahalli locality is actually a real job hub, located perfectly close to big tech parks. The access from Outer Ring Road makes my office trip easy, and the location is bustling with innumerable shops and restaurants. The wait for the new Blue Line Metro station coming up close to the main bridge is the largest indication of immense future potential.
NegativeNegatives: The traffic jam on the main road is extremely frustrating, and in the monsoon, quite a few inner roads and side lanes have poor drainage. The neighbourhood requires three key changes, stern regulation of street parking, prompt repair and maintenance of internal roads, and a complete revamp of the stormwater drainage system.
Positives: I purchased my apartment here, and Marathahalli has been a working professional's dream for me. The Outer Ring Road brings me rapidly to Prestige Tech Park and other IT office spaces. I just love the fact that everything is within easy reach, going to Sakra World Hospital when emergencies arise or shopping at Brookefield Mall is so easy. We also have lovely areas such as Chinnappanahalli Lake Park.
NegativeNegatives: However, two issues require careful attention. I wish the locality had more dedicated public parks and greens and that the internal roads and sidewalks were well maintained to cope with pedestrian traffic. If the civic body attends to dust and local street conditions, this place would be unstoppable.
Positives: I enjoyed Marathahalli was highly convenient that shops, hospitals, schools are close by. IT parks like RMZ Ecospace, Prestige Tech Park was convenient for commuting. Good apartments with facilities and also more affordable ones. Public transport was fairly decent. Phoenix Marketcity and Soul Space Arena malls were nice places for weekend outings.
NegativeNegatives: Traffic was usually horrible, particularly near Marathahalli bridge and Outer Ring Road in peak hours. Roads were full of potholes during rain, waterlogging rendered some portions nearly unusable. Pollution was intense. Connectivity through Metro was promised but was pending, hence I ended up depending on cars or buses more than I cared to. These were the areas that needed the most improvement.
I have been staying in Marathahalli for years now as a tenant and real estate agent, and I find it great. It has very good connectivity through the Outer Ring Road and Old Airport Road making it convenient to reach IT parks like Sarjapur, Whitefield. There are many good schools such as VIBGYOR High, New Horizon Gurukul, Columbia Asia, Sakra World hospitals and malls and shops close by. The accommodation is diverse, ranging from simple flats to new-age apartments with facilities. What I think could be done better, traffic jam during rush hours is a big headache, particularly around Marathahalli Bridge and ORR stretch. Additionally, road condition and drainage in certain pockets require more attention.
Positives: The Outer Ring Road & Old Airport Road, renders it convenient to work in Whitefield, Sarjapur or IT parks. New Horizon, Ryan International, Gear Innovative schools are around, good hospitals such as Sakra, VIMS, Cloudnine close by. Also accommodation options are varied, ranging from small 1-BHKs to expensive gated communities with pools, gyms, so individuals with varying budgets have something here.
NegativeNegatives: On heavy rain, certain areas in Marathahalli water log and have poor drainage, some areas take a long time to get dried up. Moreover, rental and property rates are very high considering the demand for numerous middle income groups the cost to purchase or rent similar flats here is high.
Positives: It was an excellent decision five years back when I decided to make an investment here. The strategic placement between Outer Ring Road and the Old Airport Road provides easy accessibility to major IT parks such as Cessna Business Park and Prestige Tech. I enjoy the retail atmosphere with all the popular factory outlets and several malls within close proximity.
NegativeNegatives: I am sincerely glad to suggest this vibrant locality to any prospective resident, but there are a couple of areas that management might concentrate on to further improve our community life. The uninhibited expansion is quickly boosting the overall cost of keeping a property within this popular area, calling for enhanced regulation of living expenses. Additionally, we badly need enhanced upkeep of cleanliness along commercial road stretches.
Positives: I shifted to Marathahalli a couple of months back for work, and I'm utterly satisfied with the choice. The area is flourishing with amenities, such as VIBGYOR High and Ryan International, and Sakra World and Manipal are at a distance of just a few kilometers. I appreciate the fact that malls, restaurants, and cafés are aplenty. Also, being a commuter to the IT parks, the connectivity via Outer Ring Road and through the main roads is a huge advantage.
NegativeNegatives: Nevertheless, there are a few things that could be improved. Frequent public transport during late nights becomes difficult, and cabs become an issue to reach home. The footpaths in several areas lack maintenance, making walking unwelcome or unsafe. And waterlogging occurs on heavy rainy days.
Positives: I remember my years here in this area fondly. It was really the heart of East Bangalore. Even as a resident myself earlier, I was thoroughly pleased with its location along the Outer Ring Road, which made it a thriving IT and commercial centre. It was so convenient that I could go shopping at prominent malls such as the Phoenix Marketcity but still get daily necessities at ridiculously low prices at the local shops. We enjoyed world-class hospitals, such as Sankara Eye, and great schools. On the whole, I was extremely satisfied with the vibrant, interactive way of life. If I were to point out areas of improvement, I would mention that the area requires more committed green belts and parks for peaceful interludes, and improved roadside hygiene.
Positives: I feel so fortunate to have a flat located here in Marathahalli. The accessibility and location are unbeatable. It is a flourishing region. It provides seamless connectivity to large IT parks such as Cessna Business Park through the Outer Ring Road, which is an enormous time saver for my daily travel. I adore the cosmopolitan environment and the wonderful social infrastructure. We have Sakra World's top hospitals and excellent schools within walking distance. Property rates continue to appreciate, verifying that this was a good investment decision. I love morning walks along Chinnappanahalli Lake Park. Of course, with all the benefits, this infamous Marathahalli Bridge traffic is so infuriating, and I wish the Blue Line metro work would finally accelerate to get us some relief.
Positives: I adore Marathahalli; buying the flat here was a good decision. Being an owner is wonderful with the robust investment value because of the rental demand from the close-by tech parks. The icing on the cake is the strategic location. It's a hub spot, placed right on the ORR, so it is quite convenient to get to Whitefield or the airport. We have everything we want, from hospitals to great retail spaces, which provides an active social life.
NegativeNegatives: If the infrastructure of the place could just keep up with the IT boom! The sheer traffic around the junction is my daily terror. And each monsoon, the street outside my block gets waterlogged due to the woefully inadequate drainage system. And to top it all, our society is still dependent on tankers because of the unpredictable BWSSB water supply.
Positives: As a contented tenant who has just moved in, I have to say Marathahalli is indeed a wonderful locality for young working professionals. The location on the Outer Ring Road and proximity to all the major IT parks is such a boon for my daily office travel. The energetic vibe is catchy. We have excellent social amenities such as Phoenix Marketcity, multiple hospitals, and unlimited food stalls within minutes' reach.
NegativeNegatives: It's not perfect, though. My greatest pinch point as a renter is the cost of living; house rents are really pricey. I also wish there were more parks and green spaces nearby. Sometimes I just yearn for some peace, a pollution-free area out of all the concrete. But generally, I'm happy and loving the city vibe!
Positives: I lived almost five years just next to the Marathahalli Bridge, and frankly, the raw convenience was spoiling me. Being just on the Outer Ring Road itself kept me only minutes away from any of the big IT parks, and the area's phenomenal variety of dining and shopping complexes created a sense of being part of a real micro-city.
NegativeNegatives: But I was always fighting a few major drawbacks. Exorbitant rental charges were definitely a cause for concern for my purse strings. We often suffered from water shortages, depending mainly on borewells and tankers. Walking, too was always a risk because decent, unobstructed footpaths were nearly non-existent. And then there was all the construction and commercial activity going on, so relentless street noise often resulted in sleepless nights. Nevertheless, I do miss that hum, connected vibe.
Positives: Marathahalli is indisputably the hub of East Bangalore. It's as if the city is around us! The most significant advantage is the prime Outer Ring Road location, with unparalleled accessibility to major IT parks and Whitefield. As a family, proximity to world-class hospitals and quality schools within minutes is invaluable. Honestly, those so-called factory outlets make Saturday and Sunday shopping too irresistible.
NegativeNegatives: However, all this high demand brings a few real headaches. I have noticed the heavy population density sometimes strains our local public services, leading to delays. Secondly, compared to other suburbs, the cost of living here, especially rental rates and general maintenance, is quite high. But honestly, the sheer convenience factor keeps us happy.
Marathahalli is a good place to stay. I have lived here a long time indeed. The Outer Ring Road is the main lifeline for us while going to the office. Also, the market was not as expensive before, when my parents bought the apartment here. Now, the values have gone up, with booming demand from IT professionals and families. There is a very decent crowd here from ISRO also, which is situated in the vicinity. I also love exploring the HAL Heritage Centre in the locality, and you can easily ditch Commercial Street to shop at the bustling Marathahalli market, with its pocket-friendly rates.
NegativeI love taking morning walks in the neighbourhood. But, I do miss something like a Cubbon Park or any other green space. Traffic congestion has also gone up considerably in the neighbourhood.
I used to stay here, since I needed to access the ORR quickly. The flat was also quite affordable, although I did make a profit on selling it due to higher demand now from the IT crowd. Also, the local amenities were sorted back then, including supermarkets, clinics, shops and all.
NegativeThe main thing was the dust and heat of the construction and the huge crowds all across the place. Traffic jams were rare in Bangalore back then, but it was there in Marathahalli. Almost nothing green to look at and potholed roads were a nightmare.
Positives: I was there for just six months in Marathahalli some time ago. I must say the highlight of it all was certainly its strategic positioning. We were so aptly placed between the Outer Ring Road and Old Airport Road. It makes it so very easy to travel to the IT centres nearby. I also enjoyed the best hospitals, such as Columbia Asia, to large shopping malls. It was like the energy core of the city. Negatives: The area had its obvious downsides. The heavy traffic jams on some major roads. Also, the cost of living in general, the high rent rates in particular, was definitely tough. In addition, the roadside littering problems and ongoing noise pollution were difficult for peaceful living. Nevertheless, it was a wonderful place, a convenient phase of my life.
Positives: I inform all my clients that the connectivity of Marathahalli is its strength, being situated on the Outer Ring Road, it provides low cost housing along with easy connectivity to top IT parks such as Whitefield and Sarjapur Road. Numerous shopping malls and good-quality hospitals in the vicinity. Negatives: But with the rapid growth come difficulties. We certainly have bad traffic jams, especially along the Marathahalli Bridge and the ORR stretch, which stress out the daily commute in peak hours. With high population density, basic infrastructure such as dependable piped water supply and general air quality can be a big issue in some pockets. But for access and affordability in work, it's still five stars!
Positives: I am living in a compact flat at Marathahalli for the past few months; it's a mixed bag, but predominantly convenient. It's great for young professionals since key tech parks along the Outer Ring Road are within easy reach. I also like the active market arrangement, where all from electronics to fresh groceries is found just on the main street. Negatives: The downsides, though, are exasperating. Although traffic is unavoidable, the inner roads are in deplorable condition with potholes. Garbage disposal in residential enclaves is a worry, sanitation-wise. A decent hospital to get to without battling rush hour traffic is difficult, and the overall absence of footpaths makes walking hazardous. Yet, the sheer convenience of the job keeps me hooked here.
Positives: Of course, I have to mention that it’s the proximity to the ORR that got my attention for an easier commute to work. Also, good quality of housing choices here and not all are very expensive I would say. Amenities are on the decent side, I mean local market, supermarket, healthcare clinics, etc. Negatives: Area could have been more child-friendly with more parks and green spaces. Also, one thing I feel is that it is too crowded. Lot of people all the time and urbanization is not as planned as I thought when I invested here. Traffic jams are a menace too.
Positives: We purchased our apartment here five years back, and I just love the energy of this place. The location of Marathahalli between Outer Ring Road and Old Airport Road is ideal, providing us with a seamless connection to key IT corridors. The proximity to the Metro station and numerous bus routes are great for commutes into the city, and the availability of key amenities such as Phoenix Marketcity and top-notch hospitals within minutes makes life so convenient. It's a real growth hub with all amenities. Negatives: The only real hassles here are that the price of property is really high. It was certainly a reach to purchase, and the road traffic during peak hours right on the Marathahalli Bridge can sometimes seem like a solid concrete wall. Generally, however, I couldn't imagine living anywhere else in Bangalore; it's home, pure and simple.
Positives: I always enjoyed how well connected Marathahalli was. It's in between Outer Ring Road and old airport road, so IT park, mall, restaurant access was quite convenient. There were lots of new residential and commercial complexes so accommodations were abundant. Also, social infrastructure was robust: good schools, hospitals, shopping malls and restaurants were within reach. Negatives: I had to deal with traffic a lot. There was noise and air pollution all the time due to the large number of cars and constructions next to me. Living costs and renting were expensive particularly relative to comparable suburbs, hence it was tight budgeting. Water availability and sporadic infrastructure problems (potholes, monsoon drainage) irritated me occasionally.
Positives: I have been residing in Marathahalli for eight months and would give it 4 stars. It's very convenient for working professionals like me! Being in the centre of the city with direct proximity to Outer Ring Road and Old Airport Road allows quick connectivity to all the top IT parks, and proximity is the primary selling point. We have everything at our doorstep, such as best hospitals like Columbia Asia, numerous restaurants, and massive malls like Phoenix Marketcity are just a drive away. Negatives: The pollution and noise are permanent. As a renter, the rental fees here are much higher than elsewhere in Bangalore, which truly strains the budget. I also wish roadside cleanliness was better and the locality had more dedicated quiet green parks.
Positives: Honestly, I couldn't be more satisfied with the result as a resident of this place. The place is just irreplaceable for anyone employed in the IT industry. We are positioned strategically between the Outer Ring Road (ORR) and Old Airport Road, which makes it convenient for us. We have the best hospitals, such as Sankara Eye Hospital, huge malls, and the Marathahalli metro station is just 2 km away. All basic essentials, from foodstuffs to electrical goods, are easily accessible. Negatives: But with all this urban convenience comes some severe headaches. For one thing, traffic during rush hours is simply crazy. My second complaint is the distance to Kempegowda International Airport. It's an agonising 45 km ride. Potential buyers should also be aware that property here is very costly.
Positives: I enjoyed staying in Marathahalli since whatever I required was quite within reach. There are good schools such as Ravindra Bharathi Global, HAL Gnanajyoti, and Narayana E-Techno close by, which made it convenient for my family. The hospitals are also good, such as Fortis, Sakra World, VIMS and numerous multi-specialty clinics are conveniently accessible. When it comes to shopping or eating out, there are malls, multiplexes, and plenty of restaurants. The ORR provides me with fairly decent connectivity and the airport isn't too far off when traffic is reasonable. Negatives: I find traffic to be torture during rush hour, particularly near the Marathahalli Bridge on rainy days. Drainage is a concern: heavy downpour usually leads to flooding or waterlogging in areas. Also, since demand is strong, rent and property prices are high.
Positives: I have a house here and I inform visitors that it is the eastern IT gateway of Bangalore. I reside in the vicinity of the Marathahalli bridge along the Outer Ring Road, so I am well connected to numerous tech parks as well as Old Airport Road linkages. I get access to large malls, cafes, quality schools and hospitals at arm's length, and I observe consistent rental demand and resale demand from investors. I appreciate the forthcoming Marathahalli metro station, which I hope will assist commuters even more. Negatives: I have witnessed low-lying pockets waterlogging during heavy monsoon periods, and thus always advise them to check drainage history prior to purchase.
Positives: I have worked as a property agent in Marathahalli for many years now. I would say this area is one of the top in Bangalore for residence as well as investment. I keep showing my clients apartments in properly planned complexes, and everybody likes the convenient proximity to IT corridors like Bellandur, Whitefield. The schools, hospitals, and shopping complexes are all within walking distance, so life is easy. I also see that metro connectivity is growing, and there are numerous parks and open spaces which residents really appreciate. Security and basic amenities here are top-notch. Negatives: The only thing I say to clients is that some of the older stretches in the area can use a bit of maintenance, but otherwise, Marathahalli is a 5-star area for convenience and lifestyle.
Positives: I have been residing in Marathahalli for quite a few years now, and there is nothing that Marathahalli lacks when it comes to daily life. It is well connected to IT parks such as Whitefield, ORR and Electronic City, and therefore, my office travel is never an issue. The malls of Brookfield and Soul Space Arena are nearby. There are good schools and hospitals around, and I also like to make short visits to HAL and Indiranagar since they are not very distant. The flyovers and bus connectivity connect the locality well, and it seems life is easy here. Negatives: What I don't like so much is that some internal roads are still cracked and require fixing. Apart from that, I am content living here.
Positives: I stay in Marathahalli, and to be honest, it's extremely convenient for work. Numerous IT offices such as HP, Oracle, and other technology companies, are nearby. There are large malls such as Forum Mall and large supermarkets, so shopping is always hassle-free. Schools such as Inventure Academy and hospitals such as Sakra World Hospital are near by. Public transport is adequate with buses and BMTC routes, and the place is well-equipped with water and power facilities. Negatives: Traffic congestion is indeed during rush hours, and parking can be difficult at times.
Positives: It's so convenient to live in Marathahalli as it's exactly in between the Outer Ring Road and Old Airport Road, and all the IT centres, such as Manyata Tech Park and nearby offices are easy to access. There are mammoth malls and plenty of good schools. Columbia Asia and Sankara Eye Hospital are accessible from there. Metro and bus facilities are available, and plenty of parks are available for walkabouts in the evening. Negatives: I have to admit the traffic here is nuts at rush hour. Also, property prices and rent here are steeper compared to other places.
Positives: I like residing in this IT center. The metro connectivity is excellent, and hence my commuting is smooth. All the basic facilities such as malls, hospitals, and restaurants are within easy reach. Negatives: Traffic during rush hours is such a nuisance. It also causes a lot of pollution. I have also found that rents here are pretty steep.
Positives: I prefer a location with good connectivity through Outer Ring Road, near IT parks, malls and restaurants. The metro is 2 km and the bus stand is 1 km, facilitating easy daily commuting. Negatives: Traffic during peak hours is very high, and there is a lot of noise and pollution. The airport is located close to 45 km away, and the average sale value is high.
Positives: I stay here primarily due to it being affordable and very close to the IT parks on Outer Ring Road and Sarjapur. My commute is not bad. It's also a big positive that everything, ranging from shopping malls to hospitals, is available right here. Negatives: The traffic is a big issue, particularly at the bridge. During the monsoon season, waterlogging worsens the traffic.
Positives: One of the good things about staying in Marathahalli is the access to Outer Ring Road. So, it gives good access to Electronic City and Whitefield, something which is essential for both me and my brother. We are IT guys who work in these areas. BMTC bus connectivity and cabs are there for transport and overall area is planned well with a residential-focused layout and some commercial options. For shopping we mostly go to Brookfield Mall or Phoenix Market City in Whitefield, which are both nearby and also there are schools and hospitals nearby which works for people looking to start family. Power supply has improved also over the years and power cuts are rare now. Negatives: If living here, you have to wait for the upcoming Blue Line extension metro to be completed. They are saying 2026 although project is often delayed. So, that's one thing- that metro is still some time away and airport is almost 1.30-1.45 hours away as I foound out while I was staying here.
Located on the ORR(Outer Ring Road) known for its easy access to IT offices. Direct connectivity to KR Puram Station. Due to its strategic location makes it more favourable to home buyers. The BMTC buses can easily be accessed from the locality to commute to the Airport and IT hub. People can easily access to shopping arcade such as Brookefield Mall, Bangalore Central Mall and Soul Space Arena Mall.
I wanted to rent a house in this locality for its connectivity. Now, I am happy with the several amenities in this locality. I can easy to go to my office. It's very close to my house. Marathahalli has located on the ORR and Old Airport Road connecting it with various Bangalore destinations. Many reputed builders have congregated in the area to launch residential projects like Bren Avalon, Purva Fountain Square, etc. I think the major issue of no alternate roads in this locality.
I am a happy resident of this locality. This locality has good connectivity with airports, buses, and railway stations. Long-distance buses plying from Bangalore halt at Marathahalli. Here I get several malls like Cosmos Mall, Brookfield Mall, etc. I am nothing worried about the medical facility in my locality. Medihope Super Specialty Hospital, Apollo Cradle, and Aditi Hospital are nearby. Here I get several schools and college options for my daughter. The only problem of this locality is high office concentration in the area causes traffic bottlenecks.
I live in Marathahalli for my job purpose. This locality is connected to Kundalahalli and Old Airport Road through a six-lane rail over-bridge at the junction. The closest rail station has located at Krishnarajapuram, 7.7 km away. So, I can reach my office by railway. Marathahalli hosts a slew of Public and Private Sector Banks and their branches to cater to niche clientele banking needs. I get many fitness centers and gyms in my locality. I love the locality of Marathahalli.
Due to shifting job life, I was there for eight months. I was satisfied with the locality of Marathahalli. The locality is strategically placed at the Outer Ring Road and the Old Airport Road intersection. The neighborhood areas are HAL, Whitefield, KR Puram, Electronic City, and Banashankari of the locality of Marathahalli. There are multiple housing projects in the locality built by eminent builders. The upcoming ORR metro link is another advantage of this locality. Many schools and the localities' hospitals are available nearby.
I have been staying in for two months in Marathahalli. Marathahalli is a well-developed residential suburb in eastern Bangalore. It is excellent accessibility to all the employment hubs in the vicinity. The locality eminently caters to the IT professionals working nearby. The area hosts several housing projects in harmony with the ethos of Marathahalli. Malls and shopping centers, besides multiplex theatres, complete the options for a rewarding leisure activity experience in this locality.
