Experts and residents are raising concerns about the dilution of land-use zoning principles in Bengaluru, leading to commercial activities encroaching on residential areas. This trend is exacerbating traffic congestion, parking shortages, and placing undue strain on water, sewage, and electricity infrastructure.

Bengaluru Smart Infrastructure Ltd (B-SMILE) is developing a blueprint to white-top ( Cement plastering ) , an additional 450 kilometers of roads across the city at an estimated cost of Rs 30 billion. The project also includes improvements to footpaths, contributing to better urban infrastructure and commuter safety.

Bengaluru's residential property prices are projected to increase by up to 40% through 2027, driven by the expansion of the Namma Metro network. The operational Yellow Line and upcoming Pink Line are key catalysts, expected to generate 5-7 million sq. ft. of incremental office space demand in the coming two years.

Bengaluru's metro network is poised for substantial growth, with plans to operationalize an additional 175 km of metro lines by 2026. This expansion, including 30 km of new lines by 2025, aims to improve public transportation, reduce traffic congestion, and enhance connectivity across the city. The ongoing development of Phase III of Namma Metro is a key part of this initiative.

The remaining 3.5-km stretch of Bengaluru's Silk Board double-decker flyover between Silk Board Junction and Ragigudda is expected to become operational by the end of March, subject to final approvals. This project, part of the Namma Metro Yellow Line, aims to improve connectivity between HSR Layout, BTM Layout,,Ragigudda, JP Nagar and Banashankari.
