About Jigani, Bangalore

A prime location in South Bangalore, Jigani is along NH 7. It is a hotspot for the real estate market and a preference for many first-time home buyers in the city. The locality is also known as ‘Granite City’ owing to various granite factories nestled in and around the locality. The locality is home to a high number of IT professionals due to its proximity to IT hotspot Electronic City and other prime industrial areas such as Bommasundra, Sarjapur etc.

What’s Great About the Locality

When a locality becomes a hotspot for real estate markets, there are several factors owing to it, and Jigani happens to have bagged quite a many. The locality is connected with almost all the major roads around the city, not forgetting that NH-7 connects Bangalore to Hosur in Tamil Nadu. The public transport network of the locality is also great.

It is surrounded by greenery and houses well-maintained lakes such as Jigani Lake, Hennagara Lake and Kallabalu Lake and Garden. Jigani also has access to some of the best schools in Bangalore city. Owing to its closeness to the major IT park Electronic city and other prime workspaces, the rental rates have been in good demand, especially amongst the service class of these workspaces. The upcoming housing project Swami Vivekanand Nagar near Jigani is just going to boost that demand up further.

What’s Not Great About the Locality

Being connected with most of the major roads, the traffic jams are very high in the locality. Another setback in the transportation system is the distance from the nearest metro. The closest metro from Jigani is Silk Institute which is 22 km from here.

Situated in such proximity to the industrial areas, the pollution level in the locality is high. The presence of industries has led to high levels of air pollution and contamination of groundwater. Speaking of water, another problem that the residents have been facing here is the shortage of water supply due to the over-exploitation of groundwater, which has forced the residents to rely on private tankers.

There have also been complaints of foul stench around the locality due to the discharge of liquid waste from Sewage Treatment Plants in Hennagara Lake.

Physical Infrastructure and Liveability Index

With almost all important roads passing through the locality, the road network of Jigani is really good, and the locality has several public parking spaces available. The water supply system may not be as good in the locality due to depletion in the level of groundwater. The sewer system and the stormwater drainage system can be said to be decent. To wrap up the liveability index of the locality can be said to be above average.

Social Infrastructure

The locality is equipped with high-quality social infrastructure. It is connected with some of the best schools in Bangalore such as Treamis World School and Ebenezer International School amongst others. Narayana Hrudyalaya and Sparsh Hospital are some of the well-equipped hospitals here. A metro station at a 9 km distance is under construction and the Kempegowda International Airport is 77.8 km from here. The markets in the vicinity are D-mart and Metro amongst others. It has all the civic amenities around.

Living in Jigani makes me quite pleased since my everyday life is quiet and economical. As a renter, I find this area appealing since the houses are roomy and the rents are fair. This helps me a lot. Daily BMTC bus rides bring me quickly to Electronic City using Bannerghatta Road. I am aware Narayana Hrudayalaya Hospital is accessible and also know AMC Engineering College is not far. Mostly since my place of employment is in an industrial unit in Jigani Industrial Area, I lease here. I feel secure since this region has security and ongoing human traffic. Relative to metropolitan regions, I find this area cheap. Limited streetlights and bad road conditions in certain portions trouble me; in fact, quick renovations are required.

I suggest Jigani since I view it as a location with great promise. I think the setting is excellent since it is so near to Electronic City. For quick travel, I would recommend the Jigani-Anekal route. I advise you to look right here at Treamis World School and Vijayashree Hospital. Because the factory staff keeps the area alive, I feel safe even late at night. For daily commute, the nearby Bommasandra metro is quite convenient. For some nature, I like to travel around the Bannerghatta National Park. I observe that because of the workers in the granite sector, rental returns remain high. I find the dusty air and busy truck traffic very irritating.

I am quite content living in Jigani since I appreciate calm surroundings and reasonably priced life near to Bangalore. Open areas, trees, and a quiet rural feel mingled with contemporary construction define this lovely region. My daily commute seems manageable since I am travelling gently through NICE Road and Bannerghatta Road. I am happy Narayana Hrudayalaya is nearby and DPS Bannerghatta is within easy reach, together with institutions such as Jigani Government School. Even at night, as my neighbourhood remains calm and friendly, I feel secure here. I'm enjoying weekend excursions nearby, tiny parks, and vegetation. I wonder whether my investment justifies itself. I am urging more public transportation and superior road maintenance immediately here.

Positives: I like my favourable experience here. My Vijayashree Hospital experiences are useful. Eating at the neighbourhood biryani locations is something I adore. My bus connection to Electronic City experiences goes without a hitch.

Negatives: I advise addressing my terrible dust experience. Here, I lack vast shopping malls and surfaced internal roads.

Positives: I think Jigani offers a perfect setting for calm existence. Compared to central Bangalore, I appreciate the quiet surroundings and reduced pollution. I prefer larger houses and fewer people surrounding me. Near schools and universities, I believe family life is made simpler. I value the reasonable arrival time of Electronic City. Because of communal living, I feel secure in my neighbourhood.

Negative

Negatives: I see tankers sometimes affect water supply. On inside roads, I believe there isn't enough street lighting. I believe malls are a long way off and shopping choices are scarce. Medical shops should also grow in number, in my opinion. Generally, my experience is still favorable. With deliberate growth, I think Jigani is getting better slowly and will become more so.

Positives: Since my stay here is quiet, I am quite happy owning a property in Jigani. Because hospitals like Narayana Hrudayalaya are accessible, I believe emergency needs are under control. Daily life appeals to me as my home is near churches, schools, shops, and clinics. Travelling with BMTC buses and Bannerghatta Road, I know the metro connection is in the works. Living with my family here makes me feel secure. Small eateries and local nearby markets are what I like. For extended living, I found this location appropriate.

Negative

Negatives: Slow road repairs and drainage problems during rains worry me too. I believe infrastructure projects here need immediate attention.

Positives: As a resident, I find Jigani a very quiet experience. The greenery and near nature appealed to me most. Connectivity to the Hosur Road and the Bommasandra industrial area provided me with significant benefits. My preferred walk was Hennagara Lake, therefore I spent weekends there. The closest office center for me was the HCL Technologies campus, thus I worked nearby. At Treamis World School, I admired the educational opportunities. At Indira Hospital, I valued the medical care. I liked the play area at Mango Mist Resort and thought the surroundings were safe for children.

Negatives: I found night-time lack of public transit abhorrent. I thought the state of the roads had to be swiftly improved.

Positives: Being a tenant in Jigani is the best option given that my job is near HCL and Biocon. This place's rent is rather reasonable compare to central Bangalore. I easily access the Silk Institute metro station using the business cabs and local vehicles. For fresh veggies, I visit the Jigani Market. Also, Vijayashree Hospital is nearby. The verdant surrounds the close Bannerghatta National Park make it ideal for weekend getaways.

Negative

Negatives: Lack of late-night public transportation and safety on deserted roadways is my major concern. I believe that the street lamps and industrial drain region should have better hygiene. I like the peaceful life here, even if the air quality occasionally upsets me.

Positives: I believe Jigani is different because it blends open areas with industrial development. Though not ideally positioned, I think it will be helpful for those employed in Electronic City and the Jigani Industrial Area. I rent here mostly for more spacious homes and reasonable rent. I like fewer crowds and the peace of quiet environs. BMTC buses serve my daily commuting needs. Naraya Hrudayala Hospital and adjacent schools meet elementary needs.

Negative

Negatives: Though I like tiny neighborhood restaurants, far off are great entertainment choices. I don't believe metro connectivity yet exists; the closest stations are distant. Affordability of rents is what I believe in. Though some highways seem dark at night, I believe safety is usually acceptable. Better roads, lighting, and speedier transportation choices here are absolutely necessary for me.

Positives: I believe the industrial expansion close to Electronic City is wise, hence I invest my funds in Jigani. For all residents, the cheap property prices are a great advantage in my opinion. The calm, suburban vibe of the area appeals to me. My encounters with Vijayashree Hospital and other medical facilities are rather enlightening. I like that my kids can attend local schools like Achievers Academy. The BMTC bus network gives me my travel advantages.

Negatives: One thing that really upsets me is not having a metro stop nearby. My yield on rentals is still quite poor. Better garbage management and street lighting are among my ideas. High dust from granite plants let me down.

Positives: I believe connection to Electronic City through the Link Road is a big benefit. Availability of Narayana Health City nearby was, in my opinion, a great comfort for medical needs. For my trips, I arrived at the Bommasandra metro station using the local BMTC buses. On weekends, I either drove to Vega City Mall for films or spent mine at the local D-Mart.

Negative

Negatives: I had let-down by the dense dust from the stone crushers and marble plants. Lack of clean drinking water and inadequate road illumination are rather serious problems. Less industrial pollution and better garbage management seem to be required in the region. My worst annoyance was the never-ending truck movement.
