Central Railway will operate a Mega Block on its suburban sections on September 21 for engineering and maintenance works, affecting UP and DOWN FAST lines between Thane and Kalyan stations from 10:40 a.m. to 3:40 p.m. Down Fast/Semi-Fast locals from CSMT will be diverted on the Down Slow line, stopping at Kalva, Mumbra, and Diva stations, arriving 10 minutes late.

The first phase of Metro Line 2B, connecting Mandale and Chembur, is slated to open in the second week of October, following an inspection by the Commissioner of Metro Rail Safety. For health requirements, I rely on MGM Hospital in Panvel; several Pillai College students live around this area. I am leasing here for my job trips toward CBD Belapur and the side of Taloja. Even late evening, I feel secure. I believe Navi Mumbai's other hubs offer far better rent. I am upset by the terrible internal road conditions. I think the road maintenance and drainage need really significant improvements.

For the excellent train links originating at Panvel Station, I recommend it. I notice families loving hospitals like Lifeline and schools like DAV Public. The area is always busy and well-lighted. Therefore, I believe it is very safe for women at night. For evening strolls, I adore the CIDCO parks and the vegetation next to the Gadhi River. I observe the rental yield climbing quickly here. Still, I think the dusty roads and station-adjacent traffic have to be much better. Any customer would choose this location.

With simple access to the Sion-Panvel Expressway and Panvel Railway Station, I appreciate peaceful and thoughtfully arranged living. With nice roads, lots of parks, and Karnala Bird Sanctuary nearby for family nature time, I'm thinking this area is really beautiful. For my kids, I am glad to have good schools like DAV Public School as well as excellent hospitals like Panacea and Pioneer close by. Even in the evenings with streetlights and frequent police patrolling, walking around makes me feel secure. Given strong rental demand, I believe my investment here is reasonable. I recommend that the road quality and drainage in certain places need urgent improvements; also required is improved highway segment night illumination here.

Positives: In New Panvel the rent seems rather reasonable. My actual experience is not bad because I reside close to the Pillai College area and Lifeline Hospital. The area welcomes students very much.

Negatives: But high salt in water, dusty building air, and extremely packed railway platforms all present challenges for me.

Though well linked to CBD Belapur, Taloja MIDC, and future airport areas, I feel it is not totally centric. Here I lease for office travel; my experience is uneven but bearable. Frequent buses and Panvel railway station help me. Daily demands rely on MGM Hospital and nearby schools. I come to Orion Mall for movies and sustenance. Though it is intended, the metro is not yet operational. I believe rentals are still inexpensive. I think the neighbourhood is mostly safe with no significant crime sites.

Positives: Being in New Panvel makes me at ease since it is quiet and slowly developing. Through railroad and roadway, I like the connection to Mumbai and Navi Mumbai. This neighbourhood offers value because good institutions and universities are present. Some local medical establishments exist. I find better air than in central Mumbai. I think long-term living justifies the price of property in this neighbourhood.

Negatives: Still, I observe that trash collection is not consistently scheduled in this area and close to my house. Parks and public gardens here seem to be constrained. In addition, I believe footpaths and interior roads in this area need more upkeep.

Reaching banks, markets, and schools within minutes makes it appealing. I am eager for metro expansion; Panvel station, buses and highways are simple to utilise. Between Old Panvel and future Navi Mumbai expansions, I believe New Panvel lies in an ideal location. For regular living and business travel, I think this site is ideal. With families and local police, I feel secure. Orion Mall and neighbouring eateries are rather appealing to me.

My weekends were either spent at Orion Mall or at Karnala Bird Sanctuary. Near the CIDCO colonies, I found the setting rather secure for late-night strolls. Paramount Hospital and the schools St. Joseph's provided great help for my family.
