Panvel is home to a lot of large and undeveloped land banks. The impact of this in parts of Mumbai which have wide roads and footpaths, great public amenities, superb stations, and well-planned drainage and civic amenities can be seen already. As new developers enter the market with township projects and lucrative offers, it has seen a huge boost in the real estate sector. For a fraction of the cost of similar developments in the city, these townships offer excellent amenities, larger apartments, and a great lifestyle.

I am the owner of a lodge in the local area of Panvel and the area is very posh. There are many schools like DAV Public School and many more. There is a famous bird sanctuary in the locality which is a great spot for tourism and the environment is also very peaceful there. Being the entry to the Konkan coast and its closeness to the future Navi Mumbai International Airport sets its distinct USP. Centrally located for connection, this area simplifies my journey to nearby office clusters like CBD Belapur. I selected Panvel for its strategic advantages and now have reasonable rental. Anchored by the enormous Panvel Railway Junction, connectivity is excellent. Near well-known institutions such Lifeline Hospital and DAV Public School, Orion Mall offers excellent entertainment. I haven't seen any crime-prone areas; the neighborhood seems quite secure. Better regulation of sporadic water supply fluctuations, which are slight trade-offs for such a flawless tenancy, together with dedicated pedestrian paths/footpaths. I strongly suggest Panvel.

While comforts like Orion Mall, DAV Public School and Lifeline Hospital guarantee comfort and convenience, the strategic location close to main roads like NH-48 and the scheduled Navi Mumbai International Airport increases faith in long-term value. Very important to me are the green pockets, safety and friendly neighbourhood atmosphere. One great advantage is its affordability in comparison to Mumbai itself; I actually suggest this area to others. Still under development, I believe, the metro connectivity might benefit from superior upkeep for some civic services. It is specifically, storm-water drainage in monsoon. Still, I like living here and think this country holds great promise.

Daily life is made simple by institutions such as St. Joseph's High School and hospitals like Lifeline and MGM. The calm atmosphere created by the surrounding plants and property here still provides excellent rental returns when compared with major Mumbai sites.

Negative

Negatives: During rush hours, I frequently experience severe traffic close the station, and occasionally the drainage system calls for more care during the monsoon season.

Like the Karnala Bird Sanctuary, the surrounding vegetation is a breath of fresh air. The social infrastructure from DAV Public School to MGM Hospital is first-rate, so guaranteeing a great quality of life.

Negatives: In some more recent areas, our garbage collection is erratic. Waste disposal near the railway tracks results in unclean sites. Furthermore, needing greater, year-round maintenance by the city government are the internal service roads, which frequently feature potholes and broken spots.

Positives: I selected Panvel mostly for its strategic location, a quiet base but near Mumbai through the Sion-Panvel Expressway and a big rail hub. The region was quickly changing, therefore the future-proof feeling came from the projected airport and MTHL connection. Good local markets, hospitals, and schools were readily available there. Though I reside there, Mumbai suburbs seem considerably more expensive than it.

Negatives: Frequent, unplanned electricity outages and water rationing during the dry months often resulted from the continuous building and rapid expansion. Additionally, frequently lacking maintenance of interior roads away from the main city core hubs. Often, stretches of local lanes showed deep potholes, annoying for daily transportation.

Positives: Direct connections from the Panvel Railway Station connect us to CST. The Sion-Panvel and Mumbai-Pune Expressways are available. Game changers are the forthcoming NMIA and MTHL. Essentials include good local marketplaces, excellent hospitals like Lifeline and schools like DPS, and Orion Mall. I find great security here. The vegetation transforms this place to be absolutely gorgeous. The Navi Mumbai Metro on the way will add our worth even further. The warm, community-driven area is my best feature.

Negatives: I want the city council to solve the localized water logging problems in some ancient neighbourhoods and also guarantee greater variety in shopping and amusement. It's an investment I will never come to regret.

Positive: The atmosphere and location of this are rather remarkable. While the railway station offers easy access to Mumbai and beyond, it is located right by major roadways like the Mumbai–Pune Expressway and the Sion-Panvel link. Close by are hospitals, universities, and malls; thus I never believe I am too far from necessities. Open areas and green hills provide a sense of peace amid urban life. Regarding affordability, it offers remarkably good value compared to central suburbs. The simple weekend escape into nature all around the hills and lakes is what appeals most to me.

Negative

Negatives: I believe a few things would help here. It covers some internal roads still needing better maintenance and improved late-night public transportation. All things considered, this is a house I like arriving home to.

Positives: Earlier this year, I started living in Panvel, Navi Mumbai; so far, it has been quite a nice experience. Thanks to the Mumbai-Pune Expressway and Sion-Panvel Highway, the region links well to Mumbai, Thane, and Pune and is rapidly expanding. I picked this spot since, though it is calm, it is still near to large centers such Taloja and CBD Belapur. A major positive point will be the projected Navi Mumbai Metro and a newly opened airport. Nearby are hospitals such Lifeline and MGM as well as schools such St. Joseph's and DAV.

Negative

Negatives: Still, Panvel calls for improved public transportation choices within the area. Internal routes need care. Furthermore, waterlogging results from monsoons in certain low-lying regions, and there were small theft incidents in distant places; hence, security could be improved.
