Investing in North Chennai will be a major boon for those looking to snap up property in one of India’s top metro cities. North Madras (as it was known earlier) has immense historical significance and the area is worth exploration as well. The entire city has its roots in the North way back in the 17th century when the East India Company arrived. A factory was set up by the British back in 1639 in Madrasapatnam on the 22nd of August. This day is now observed as Madras Day and the small fort built over the next two years after the establishment of the factory is called Fort St. George today.

North Madras was earlier home to several small fishing hamlets. However, in recent times, North Chennai is one of the busiest zones in the city with several prime residential and commercial neighborhoods. North Chennai makes for a great investment destination on account of several factors. The land prices in North Chennai are quite attractive and real estate investments are taking place rapidly here. The realty sector in this part of the city is booming with the setting up of several industrial estates and IT hubs nearby. There are several real estate developers offering residential apartments, independent houses and villas for buyers.

Investments made now may ensure lucrative returns in the future. Areas like Madhavaram, Kolathur, Perambur and Tandiarpet are expected to offer good returns over the next 5 years or so. There is good road and railway connectivity to other parts of the city. George Town is a central zone in North Chennai and is a major destination where several highways and arterial roads meet. Some of the major roads in North Chennai include the Poonamallee High Road, North and South Beach Roads, Anna Salai, Ennore High Road and the Grand Northern Trunk Road.

George Town is home to two terminal railway stations and there are several major stations located throughout North Chennai like Chennai Park, Chennai Beach, Chennai Central, Chennai Suburban Central, Chennai Fort and the Royapuram Railway Station. Koyambedu is also home to the Broadway Bus Terminus. The Chennai Metro Rail Project’s second phase will also be completed soon and this will boost connectivity for those living in Perambur, Villivakkam and Madhavaram among other areas.

In terms of social infrastructure, North Chennai is highly developed. There are several reputed educational institutions here including the St. Mary’s Anglo-Indian Higher Secondary School, St. Gabriel’s Higher Secondary School, St. Columban’s Anglo-Indian Higher Secondary School, Bishop Corrie Higher Secondary School and the Dominic Savio School. Dr. Ambedkar Law College is also located here along with the Government Stanley Medical College and Hospital and Bharathi Women’s College.

Anna Nagar and Kilpauk are major housing destinations offering luxury properties from reputed developers while there are comparatively affordable housing options at places like Ambattur, Perambur and Ponneri among others. Ponneri is poised to become a Smart City in the future and the Government is collaborating with the Japan International Cooperation Agency or JICA in this regard. 22 acres will be allotted for several companies and industries here. Perambur is also witnessing residential and commercial growth alike along with improved connectivity and access to public transport facilities.
