What Makes Thane A Lucrative Real Estate Market

There are few areas in Maharashtra apart from Mumbai that enjoy as much popularity as Thane. Great connectivity and a thriving economy have been predominant factors in the growth of Thane real estate. The Thane Municipal Corporation has also now launched the Digi Thane, a mobile app that would help the residents here easily access the various services under TMC. The region is witnessing a huge surge in real estate development and the app launch event was attended by eminent personalities like Aaditya Thackeray, Mayor of Israel city Tel Avib, Jaffa Ron Huldai and also the district guardian minister Eknath Shinde. Tel Aviv is in charge of the technology required to change Thane into a Smart City.  The demand for office spaces and residential units has also gone up in recent times predominantly due to this. Today one can expect to find good homes in the region for every budget and the investors are confident that they would get healthy returns on their investments.

Although affordable housing has gone up in recent times, Thane is also a top draw for the premium housing segment. Integrated townships and high rise apartment buildings are coming up in droves and those who are not able to buy spacious homes in Mumbai for budget concerns are shifting their gaze to Thane. Apart from that, many IT companies and start- ups are also establishing their base here. Moreover, Thane West is considered more affordable than Thane East and this is where the affordable housing segment has mostly come up. Some of the big names of the real estate industry, Godrej Properties, Lodha Group, Tata Housing and Hinandani Constructions have launched their properties here.

The average price per sq feet is Rs 14,700 is Thane East and Rs 10,400 in Thane West. Of the various localities in Thane, the Thane- Ghodbunder Road is a prime destination for luxury properties and other prominent localities are Kolshet Road, Majiwada, Kopri and Kasarvadavali. Thane is linked to Mumbai via the Eastern Express Highway and the Eastern Freeway; to Navi Mumbai via the Thane Belpur Road and to the central and western suburbs via Ghobunder Road via the Mumbai Ahmedabad Highway. The region also has a number of tourist spots like the Sanjay Gandhi national park, and the IIT Bombay in Powai is about 20 km away.  There are also a number schools, colleges, supermarkets and entertainment centers that have come up in the region.

The region is also seeing a growth in the number flyovers. The proposed 32 km Metro link from Wadala to Kasarvadavali will make commute easier as well as the arteral roads like the Pokhran Road. Thane was the first city in India to receive railway and the great connectivity of the region to practically all corners of India, as well as the recent construction of the trans- harbor Line Suburban railway network definitely makes the region a top draw for homeowners and investors alike.
