I don't live in this specific project but I've been in Kovilambakkam for years. Traffic on the main road can get busy during peak hours, but it's manageable. The area has good local markets and everyday conveniences within a few minutes' drive. It used to feel a bit disconnected from the rest of the city, but with all the new development coming up, it's slowly catching up to areas like Medavakkam and Sholinganallur.

Looking at this purely from a returns angle. Kovilambakkam isn't fully discovered yet, so there's decent room for appreciation if the metro phase actually goes through on schedule. Rental yields in this OMR adjacent belt tend to hover around 3%, which is fine but nothing spectacular. The real upside here is capital appreciation, not rental income. I'd keep an eye on how construction progresses over the next year before increasing exposure.

Doing my due diligence before committing here. The amenities list looks great on paper, but I've learned to take 'themed terraces' and '50+ amenities' with a pinch of salt, a lot of that ends up being small shared spaces once units are counted. Possession is listed as 2028, but under construction projects always slip, so I'd budget for delays. Price per sq ft dropped recently which could mean it's a good buying window, or it could mean demand is softer than the marketing suggests. Want to actually walk the site before deciding.

Been looking at property around Kovilambakkam for a few months now, mainly because it's on the radial road connecting to OMR without OMR pricing. The connectivity is honestly the biggest selling point, getting to Navalur or Siruseri for work doesn't feel like the trek it would from further off. Kauvery Hospital being right there is a genuine plus if you've got family. The area is still very much in a building phase though, a lot of what's coming up is under construction, so don't expect an established, settled neighborhood feel yet. If you're okay betting on the next 3-4 years of growth here rather than moving into something finished, it's a reasonable spot. Just wouldn't call it a mature locality yet, retail and entertainment options are still thin on the ground.
