Telangana Housing Board

In this article, we will focus on the features and undertakings of the Telangana Housing Board for the welfare and development of the state. We will also take a look at the brief account on the foundation of the Board and the aims and objectives stated by it.

Introduction: Telangana Housing Board

Founded in the year 2014, the Telangana Housing Board was the result of fusing the City Improvement Board and the Town Improvement Trust of Twin Cities. Earlier, these government bodies were concerned with bringing about an overall improvement in the state’s infrastructure. A similar objective is stated by the recently formed Telangana Housing Board but with better effectiveness in carrying out the activities.

The purpose is to mobilize the state affairs by renovating and constructing infrastructural amenities like transport and communication. Moreover, the Board also focuses on eliminating the slum areas of the state and transforming them into urban clusters having a healthy and hygienic surrounding. This measure is specially adopted for favouring the unprivileged classes of the society living in Telangana such as the EWS category or the Economically Weaker Sections, Low-Income and Middle-Income group people.

Resolutions of the Telangana Housing Board

Apart from providing accommodations for the economically weaker sections, the housing board has undertaken several other resolutions for the inhabitants of Telangana:

  • Construction of residential properties under integrated and composite housing schemes.
  • Allotment of houses to the people belonging to various income group categories such as Low-income group, Middle-income Group and Higher-income groups.
  • Self-Financing schemes for construction of both residential and commercial properties for the people belonging to the high and middle-income groups.
  • Construction of commercial properties like shops, complexes and multi-storeyed buildings.
  • Renting of these commercial properties as well as auctioning them for funding the financial expenses of the Board.

Construction and Allotment Details

With the underlying motive of eliminating slums from the state, the housing board focuses on the construction of pucca houses for all the inhabitants of Telangana. Moreover, under the Pradhan Mantri Awas Yojana, allotment and construction of properties are more effectively being carried out along with the availability of subsidies by the Central Government as a whole.

Allotment of houses or properties is conducted by a lottery system when the number of applicants is more than the number of Telangana Housing Board Houses for Sale. The draw is conducted keeping the following pointers in mind:

  • Drawing of lots is conducted among eligible applicants belonging to a particular income group category and for a particular site or locality.
  • For properties constructed in urban agglomerations, 60% of the constructed properties are allotted for Outright Sale, whereas 40% is kept for Hire Purchase.
  • On the contrary, in areas other than urban agglomerations, 40% of the constructed properties are allotted for Outright Sale, whereas 60% is kept for hire purchase.
  • In cases where there are no claims in properties for Outright Sale, the remaining properties are handed over for Hire Purchase.
  • Information related to the drawing of lots is circulated 10 days before the event. These notices are made available via newspapers or on the online notice boards at the official website of the Telangana Housing Board.
  • The lottery is separately conducted for properties under Outright Sale and Hire Purchase.
  • Moreover, the reserved categories will be favoured for receiving the allotments before the general category people.
  • Applicants selected for allotment of properties under Outright Sale are bound to pay 85% of the total cost of the property within three months, whereas the Hire Purchase applicants will make part payments to the organisation.
  • After having cleared the entire amount payable, the housing board will handover the property to the applicant for possession.
