Kandivali East, Mumbai Reviews

I found Kandivali East to be well connected and practical when I lived there only briefly. Local Kandivali train made travel simple. Commute times are reduced by the Link Road and Western Express Highway. For weekend strolls, I enjoyed close-by green escapes like Sanjay Gandhi National Park. Malls, supermarkets and energetic local markets satisfied the shopping demands. Reachable were area offices and business hubs, therefore trips were brief. With a number of nearby multispeciality hospitals and clinics, healthcare was rather good. Overall, the neighbourhood was well kept, friendly, and practical. Streets were crowded but mostly secure. I loved having fast access to city amenities and natural surroundings both. Parking and traffic control at peak hours were one area requiring reform.

As a tenant in Kandivali East, it seems great. This location offers a fantastic combination of traditional residential comfort and contemporary practicality. Here, the safety is excellent. And especially close to the main residential buildings the neighbourhood atmosphere is really cordial. The unrivaled connectivity The Kandivali Railway Station and the new Metro Line 7 at Akurli are both readily available, therefore complement is what I like most. Quick urban mobility on the constantly dependable Western Express Highway. With several hospitals, schools, and nearby shopping choices like Growel's 101 Mall, we also have excellent social infrastructure. Managing waterlogging problems during the monsoon season, however, is one field that absolutely has to be significantly improved.

Clients should visit Kandivali East. Rapidly expanding north west Mumbai suburb with excellent rail connections and increasing metro access Good schools, well-known hospitals, local shops, regular markets, and easy community services abound in the area. First-time buyers and families are drawn to a combination of inexpensive and mid-segment apartments. Demand from local businesses, stores, and colleges keeps rentals constant. Typical gross yields fluctuate from three to four percent depending on location and unit. Prices remain competitive when offered long run appreciation in contrast to those in adjacent communities. Improved drainage and waterlogging during strong monsoon rains is one area that needs attention. For pragmatic worth, I personally support Kandivali East.

Positive: For renting, Kandivali East has been an excellent location. The connectivity is amazing. I may either fast get to the Western Express Highway or simply grab the Western Line train. Things are made even better by the current metro growth. From fantastic hospitals like Agrawal to well-known retail at Growel's 101 only a short distance away, the social infrastructure is first-class. This is a highly developed suburb with a strong neighborhood feel.

Negative

Negative: The timetable of the water supply is what would be limited, it's not 24/7 in every nook. Furthermore, regular upgrading of the quality of the roads surrounding the station and some industrial areas will help to alleviate the daily journey.

Positive: I chose Kandivali East since it is directly connected with the Western Express Highway and the major Kandivali Railway Station, which connects me seamlessly to every part of Mumbai. I loved the blend of essential services. Reputed schools like Gundecha Academy and hospitals like Chouhan Hospital were very close. The green retreat of Sanjay Gandhi National Park nearby.

Negative

Negative: Admittedly, there were two major annoyances that came up time and again. The area had severe waterlogging issues during the monsoon season, rendering movement very tough for several weeks of the year. Several of the inner lanes in the older parts had very narrow streets, which presented frustrating problems, most related to finding adequate parking spaces.

Positives: I like the Kandivali East for proximity to the Western Railway line through Kandivali station and closeness to the Mumbai Metro Line 2A, making travel to Andheri or Goregaon very convenient. The area is safe, with good street lights and a warm community of people. I appreciate that proper hospitals and good schools are just a minute away, and everyday essentials such as markets, cafes and malls are within reach.

Negative

Negatives: The traffic on the Western Express Highway and Akurli Road becomes worse during rush hours and cripples what would otherwise be a fast ride. Also, during monsoon, some of the low-lying lanes do get flooded and water-logging is a nuisance.

Yes, waterlogging in the monsoon, poor roads and potholes, and heavy traffic are all problems of several Mumbai localities, and it is the same story for Kandivali East. However, I will still give it full marks, due to the presence of several luxurious residential complexes, top-notch connectivity through the metro and railway lines, good water supply, and excellent social infrastructure. So, these are factors that make it a really good place to stay in Mumbai. People here are friendly, and there are green spaces in the vicinity for children to play in. I personally love living here with my whole family.

Kandivali East is a well-developed neighbourhood. This location is ideal for my family, since we are always linked to the railway line and the metro, while places like Ashok Nagar and Thakur Village are also nearby. Malls, hospitals, schools, and other infrastructure are readily available in the vicinity. The family-friendly vibe of the locality is a key plus point for me, while the property rates are still pretty affordable here. I could invest in a good residential community for my family, and I am hopeful that it will pay dividends in the near future.

Negative

One issue worth mentioning here is that there is heavy waterlogging during the monsoons. This has to be fixed by the civic authorities.

Kandivali East is a good place to stay, considering how family-friendly the area is. The people here are incredibly helpful, and there is a clear community vibe among the societies. The good part is that the SV Road and Link Road are close by, while the Western Express Highway is also nearby. Metro connectivity is possible if you reach the Akurli station, while the restaurants, cafes, stores, and other amenities are all available here. I like the ambience here. I only want the authorities to clear the footpaths, which are encroached upon by vendors. This is the only issue that I have seen.

Positives: I just adore this locale due to the incredible balance it provides. That access to the Sanjay Gandhi National Park is just so rare in Mumbai. With the Kandivali railway station and the Western Express Highway proximity right on the doorstep. And with Growel's 101 Mall and so many schools in the vicinity.

Negative

Negatives: Traffic jams, particularly on the Western Express Highway during rush hour. And, in the monsoon, waterlogging in low-lying areas causes big problems and needs to be improved in terms of drainage urgently. I hope the authorities will address the growing traffic noise as well as improve the maintenance of the interior lanes, which tend to be narrow and congested.

The Red Metro (Line 7) at Akurli station is pretty easy to access from here, while other transportation facilities are also good in Kandivali East. I usually take the SV Road, Link Road, or WEH, to travel to different places. The residential communities developed here, are all friendly, and come with good amenities. Some nearby attractions that we enjoy visiting periodically are the charming Chhota Kashmir Park, and the Gandhi Tekdi. Multiple schools and hospitals are situated nearby, along with parks, cafes, and shops. I only wish that Thakur Village and other areas had encroachment-free footpaths. Everything else is good for family living here.

Positives: I have to say it provides functional suburban living. The railway station in the area and regular buses make travel to Western and Central Mumbai simple. I prefer the reasonable rents and options for first time buyers and families. There are markets, schools and small parks within reach, and the area is overall a safe one with lively neighbourhoods.

Negative

Negatives: I do notice three things which have to be worked on. Certain roads and sidewalks require repair and get water-logged during rains. Traffic and parking get stressful during rush hours. A couple of market lanes are inadequately lighted in the evenings which makes me vigilant. Despite these I suggest Kandivali East for affordable living and accessibility. I really love living here on a day-to-day basis.

I love living in Kandivali East. The area has everything you need to live a peaceful life. The community is very friendly, and the Mumbai Metro’s line 7 can be accessed via two stations. The WEH was anyway, the connectivity lifeline of the neighbourhood, along with the Kandivali railway station. At the same time, it’s also very easy to reach the airport within less than half an hour. Being a frequent flyer, I find staying here to be a great choice. There are many educational institutions nearby, like Thakur College, along with healthcare centres, and malls like Growels 101 and Infiniti in Malad.

Negative

Vendor encroachment on the footpaths is the biggest issue. Period. Take that away and everything will be fine.

I begin the day with flat showings in Kandivali East and the combination of peaceful pockets and new towers appeals to me. The area enjoys good connectivity with Kandivali station, Western Express Highway and SV Road, so transportation is convenient. Metro additions and new road development are enhancing connectivity. Thakur Village, Lokhandwala and new township initiatives provide reasonable residential options. Prices are reasonable compared to central suburbs. Schools, hospitals, weekly markets and shopping are short drives away. Green cover and open vistas come from tree-lined pockets and Thakur lakes. Kandivali East is my pick for end-users looking for value and appreciation close to Mumbai's western node. Two areas for improvement are regular traffic snarls and monsoon drainage and road maintenance, and civic planning immediately for residents.

Kandivali East is somewhat developing till now, but I like it here. In only 10 minutes, you can reach the Sanjay Gandhi National Park, and that, to me, is one of the biggest joys of my life. It is a green space unlike anything else in any busy and crowded metropolis, at least to my knowledge. Cambridge and Ryan International are some of the reputed institutions present here, while all other social amenities are also present. I also shop frequently at the Growels 101 mall, and the local markets are pretty vibrant, too.

Negative

The approach roads from the Western Express Highway are heavily congested on most days. This should be fixed by the traffic police, with proper diversions and route planning.

I would like to highlight some of my own advantages, i.e. my son studies at the nearby Thakur College. This coincidentally happened after we had lived here for some years, but it does make for an advantage at present. Also, I love shopping, and for that, there are tons of malls that I can access nearby, including Growels 101 on Akurli Road, which is only 5 minutes from my place, and of course, the Infiniti Mall in Malad, which is only 14-20 minutes away. Several good schools and hospitals are situated nearby, and the neighbourhood does have its share of parks, ATMs, local markets, etc.

Negative

Waterlogging during the monsoon is one issue that I wish to highlight, along with the vendors who are encroaching on the footpaths. This is something that should be strictly handled by the civic authorities.

Kandivali East is a good neighbourhood to live in, and my family has been here for several years now. We have seen many residential complexes coming up here, and that too from the best developers. Property prices have also appreciated, and it’s natural, since the main USP of the place, in my opinion, is connectivity. So, the Mumbai Metro Line 7 is accessible from here (Poisar and Akurli), along with the Western Express Highway. The Kandivali railway station is also situated nearby, while the airport is about 20-25 minutes away. So, all in all, connectivity-wise, it is a great place to stay in Mumbai. Also, I should mention the welcoming nature of the community residents, who celebrate all the festivals together.

Being an owner in Kandivali East, I thoroughly enjoy the quality of life here. The area is ideal for mid-income families since housing is comparatively more affordable, and the coming infrastructure. The Poisar Metro Station in the neighborhood, ensures connectivity will improve further. We have great business opportunities, particularly around the Akurli Industrial Zone, and the place is secure with proper street lights and frequent police patrols. The roads are surprisingly clean for Mumbai, and the numerous parks provide much-needed greenery. The only one really positive point for future civic development that needs to be sorted out on an urgent basis is the all-important problem of waterlogging and bad drainage during the monsoon months.

I used to stay in Kandivali East till some months back. The place is mostly good for enjoying great connectivity to several parts of Mumbai. There is the railway station access along with the 2A metro line, WEH, and the proposed coastal road project that will improve connectivity a lot. Malad and Goregaon are both accessible, while the airport is accessible in only half an hour. Infiniti Mall and other shopping hubs are also nearby, along with cinemas, pubs, restaurants, hospitals like Apex, and schools like Cambridge and Ryan International. I used to love going to the Sanjay Gandhi National Park on the weekends, since it is not too far away.

Negative

Thakur Village and some other stretches are flooded with illegal vendors and garbage disposal problems are also seen here. Traffic jams are common in the peak hours, while potholes on the roads are another persistent issue.

Positives: As a tenant in Kandivali East for many years, it has reaffirmed that it is one of the most accessible locations in Mumbai. The local station and Western Express Highway are vital for my daily commute to work in Goregaon or Andheri. We have very good social facilities such as Growel's 101 mall, excellent schools, and proximity to the Sanjay Gandhi National Park is a huge advantage for greenery and air quality.

Negative

Negatives: But, The water supply is irregular, which is annoying. The traffic during peak hours at the Western Express Highway approach is truly exhausting and results in massive jams. And during monsoons, some areas of the locality are severely waterlogged, so local commute is a nightmare.

Positives: Kandivali East has beautifully marries residential comfort with urban convenience. The connectivity is a huge plus with the Western Express Highway and Kandivali Railway Station facilitating city trips easily. We have world-class education at institutions like Thakur College and excellent shopping at Growel's 101 Mall nearby, such that every need and every leisure activity is within easy reach.

Negative

Negatives: The area continues to experience acute waterlogging during the heavy monsoon, and it destroys property and interferes with everyday life. Improved sanitation and waste management are necessary since garbage disposal can be erratic in inner pockets. Last but not least, greater efforts are necessary to manage ambient noise pollution due to the area being perennially active.

Negative

Positives: I can truly say, staying here as a tenant has been much better than I anticipated for Mumbai. The location is always full of energy! Having the proximity to Kandivali Railway Station and Poisar Metro Station is ideal for commuting daily, and it feels safe in the locality. And having famous schools such as Ryan International and plenty of parks around, such as Chhota Kashmir Park, is great for having a relaxed life.

Negative

Negatives: However, a couple of municipal initiatives would definitely make life here better. The largest perennial hassle is the waterlogging problem that comes with the monsoons. Additionally, there is additional noise pollution because the area is always bustling. Additionally, the property price (rent and purchase) is relatively high for the middle class.

Positives: Since I shifted to my apartment in Kandivali East a couple of years back, I've really developed a liking for this place. Ample shopping facilities, nice restaurants, and nearby hospitals are available. The area also has a very safe and neighborhood-like feel to it, so it is perfect for families. We have wonderful colleges such as Thakur Institute and good facilities such as Growel's 101 Mall close by.

Negative

Negatives: But living here is accompanied by some actual headaches that make me irritated. First, the traffic jam on the arterial roads is a complete disaster, turning short journeys into an eternity. Second, the heavy monsoon brings relentless and awful waterlogging, which reveals a complete failure of the aging drainage system. Third, the incessant construction noise and the consequent air pollution require serious municipal intervention.

The locality has peaceful lanes, small parks for evening strolls, and a combination of residential and commercial areas making life easy.

Negative

Negatives: Negatives I see are: frequent waterlogging in low-lying areas, slow response of municipality maintenance in some areas, scarce recreational places in some regions, and the increase in rent in well-known apartment complexes. Nevertheless, I am content residing here due to affordability, safety, and good connectivity, which transform Kandivali East into a convenient and pleasant dwelling for me.

Negatives: However, life there had obvious issues. Positives: I purchased my apartment around this area a decade ago, and I never regretted it. My favourite thing about Kandivali East is the convenience itself. Having the serene National Park close by makes this a whole package deal for a family owner.

Negative

Negatives: But staying here has its downsides, primarily related to civic facilities. We are always concerned about the air, which appears to be perpetually in a polluted region owing to all the heavy urbanisation. Kandivali East has always been an affordable yet family-friendly area, which made my father invest here back in the 1990s. Public transportation was readily available in the locality even earlier, and today also, cabs, autos, buses, etc. are there. Kandivali East is a good area for a family. Just before I moved out, the Metro Line 7 was completed, and this was a major boost for people staying here. Also, the property values also went up, transforming it into a more desirable place. Now, highway access was always the USP of the area, and also the railway station. The good thing about the place is that you will always be just 30-35 minutes away from the airport. This suited a frequent flier like me during my time here.

Positives: I ended up in Kandivali East some time ago, largely due to how convenient it became to commute to Mumbai. That train station and the Poisar Metro were just so amazing for connectivity, allowing me to zip across the city with ease. The social life also was wonderful; the entire thing was there from huge malls like Growel's 101 to decent schools and clinics. Negatives: But living there was definitely a mixed bag during monsoon. The region suffered from real waterlogging, local travel becoming a nightmare at times. My greatest daily annoyances were the merciless peak-hour traffic on the approaches to the Western Express Highway. Honestly, getting good, spacious rental flats was a formidable task. I liked the convenience, but I don't miss those daily hassles.

Positives: To settle down in Kandivali East seems to be a good decision at this point, particularly because I have to travel daily. Also, I have the advantage of the Sanjay Gandhi National Park being so near providing the area with a greener look and somewhat cleaner air than the inner city. Negatives: I am definitely ready for better civic services. The rent is extremely expensive here, which makes me feel like I’m overpaying. It is a safe and clean area with proper street lights, and we enjoy good social infrastructure, such as Gundecha School, Chauhan Hospital, and several malls, such as Growel 101, all within reach. Negatives: My principal grievances are the high-density population, so heavy traffic jams are a part of daily life. Positives: I still recall how convenient all this was that I could walk to Kandivali station, hop onto buses or utilize SV Road and the Western Express Highway to get to Andheri or Goregaon quickly. I enjoyed nearby shopping complexes such as Growel 101 and Thakur Mall, decent schools (Gundecha, Cambridge) and plenty of small parks where I ran. I felt secure with frequent police patrols and hospitals were not far, so day-to-day life was convenient. Negatives: I did get annoyed at times. I noticed bad traffic on main roads and bye lanes get congested during rush hours, and monsoon waterlogging affected some low pockets. I noticed many flats being small for the money, and constant construction provided dust and noise.

Positives: I find it very practical to live around here for everyday needs. Schools and colleges are nearby, hospitals are accessible, and local markets along with malls like Oberoi Mall make it easy to shop. The railway station is not far, and buses ply frequently, so traveling anywhere in Mumbai is handy. I also appreciate how many new residential schemes have emerged with proper planning. Prices are affordable relative to Western suburbs. It makes home ownership here seem like a good idea. Negatives: One thing I observe is that there are some older lanes which have narrow streets, so parking at times can be a bit challenging. Other than that, the area is safe, lively, and extremely family-friendly for people like us.

Positives: If you need a location that has everything, Kandivali East is a good bet. The connectivity here is simply the best, with the Western Express Highway and new Metro Line 7 offering an easy commute. There is a reason all the major developers are constructing here; you have every convenience, from top schools and hospitals to the fantastic Growel's 101 mall, at your doorstep. It's an extremely well-balanced and secure neighbourhood. Negatives: The only thing I should mention is that with all the growth, some of the interior lanes get a little cramped, but it's a small price to pay to live in such a busy and convenient location.

Positives: I always say, no locality can not beat the connectivity here. Being just close to the Western Express Highway and railway station has made it so easy to get around, and the new metro lines are just making things better. All I need is within reach, ranging from good schools and hospitals to massive malls like Growel's 101. This has made life ultra-convenient. The locality has a good balance of commercial and residential, so there is always something going on. Negatives: My one genuine gripe would be the problem with illegal hawkers. They tend to clutter footpaths, which is frustrating. Otherwise, it is all quite nice.

Positives: To me, this is a good place for my family. Connectivity is excellent, thanks to the Western Express Highway and railway station, which make daily commutes a strength. I'm near everything I'd need, from good schools and hospitals to shopping malls such as Growel's 101. The parks and open spaces also make this a fairly livable city, which isn't always easy to find in Mumbai. Overall, the area is safe and well-administered. Negatives: The one thing I have noticed here that is a downside is the constant development. While it has a lot to offer, the constant construction noise and dust can be overwhelming at times. You just have to put up with it, I guess.

Positives: If you want a worthwhile location, this place is ideal. The apartments are cheap and affordable for all, and I can quite easily travel around the city using the train and metro within walking distance. All I need is here. It's a lively area but safe. I love this place. Negatives: The streets are always congested, and it gets extremely noisy. The roads also get flooded when it rains. Additionally, many of the apartments here have tiny rooms, which is somewhat of a negative.
