ACCRETION

The meaning of accretion is any increase/growth in the addition of extra material/layers. For example, it could mean the accretion or accumulation of sediments in the mangrove belt. It may also mean anything that is created through gradual accumulation, increases, and growth, for instance. It could also mean the joining or fusion of matter based on influences.

1. Accumulation, growth, enlargement, or an increase, via any build-up, addition, or fusion.

2. It may also mean increasing land through the actions of natural elements.



Use of Accretion in Real Estate

In the real estate sector, the concept of accretion needs to be understood carefully. Accretion happening due to natural reasons is also called alluvion. This process ensures the addition of earth, soil, and sand to the portion of any property (owned by an individual/entity) which is bordering water. This procedure may take place gradually over several years. However, the property size may increase with the passage of time, leading to an increase in its overall value as well. Examples may include natural reclamation of land from the coastline and an increase in area for a holiday resort on the sea. It may also be an example like broadening or increasing a highway.

Accretion can also indicate the soil accumulation on the shore of a stream, lake, river, and other water bodies. This leads to an increase in land size. The word comes from accrescere in Latin, which means to grow. Accretion may also decrease the size of property/land due to several natural factors.
