Home buyers in Gurugram will soon face obstacles. The prices of properties are about to climb. The district administration has suggested raising circle rates. The proposal suggests raising circle rates in residential areas by 8% to 77%. At this time, a hike of as much as 145% in circle rates for agricultural land has been proposed. The new rates will be enforced once the state government approves them.
Expect a Rise of Up to 70% in these Locations
In the upscale neighbourhoods of Gurugram, such as Golf Course Road, DLF Phase 1–5, South City, and Sushant Lok, circle rates could rise by 10% to 70%. For example, a proposal suggests a 10% rise in residential plot circle rates (from ₹72,700 to ₹79,970 per square yard). A 70% rise in residential rates (from ₹88,100 to ₹1,50,000 per square yard) is proposed for DLF Phase-2. The proposal for Old DLF Colony includes a 19.8% rise, changing from ₹79,300 to ₹95,000 per square yard.
Apartments in The Camellias May Reach This Price
The circle rate for DLF’s upscale projects, such as The Aralias, The Magnolias, and The Camellias, could be increased from ₹35,750 per square foot to ₹39,325 per square foot. These projects are situated in Sector 42 of Gurugram, specifically on Golf Course Road. The proposed circle rates for this location are:
- Residential plots: ₹79,970 per square yard
- Multi-storey group housing: ₹9,000 per square foot
- Commercial plots: ₹2,39,690 per square yard
- Commercial/retail space: ₹15,500 per square foot
- Office/IT space: ₹11,000 per square foot
Dwarka Expressway Circle Rates in Gurugram
The plan for the licensed colonies on Gurugram’s Dwarka Expressway, which includes sectors 104 to 106 and 109 to 115, is to increase residential circle rates from ₹40,000 to ₹65,000 per square yard, indicating a 62% hike. Besides this, the suggestion for residential areas in Gurgaon village is to boost rates from ₹25,300 to ₹45,000 per square yard, which represents a 77% rise.
Tariffs Reach ₹5 Crore per acre in this District
In Gurugram’s Bajghera, there is a proposal to elevate agricultural land rates from ₹2.03 crore per acre to ₹5 crore per acre, reflecting a 145% jump. In Sirhaul, within the same category, costs might increase from ₹2.39 crore to ₹5 crore per acre, indicating a 108% rise.

Continuously rising prices are increasingly pushing low-to-mid-income buyers out of reach, and further hikes in circle rates could increase the total acquisition cost even more, putting additional financial pressure on price-sensitive segments.”
