Maharashtra Housing and Area Development Authority, also known as (MHADA) is soon planning to release another Housing Scheme in 2021 in the Mumbai Metropolitan Region (MMR). Many houses have already been issued in the MHADA Aurangabad Board Lottery 2021, and the registrations for MHADA Pune Board Lottery are open in June 2021. The next launch of MHADA is in Mumbai, the MMR Region, and the notification and advertisement regarding that will be released soon.

The announcement for MHADA MMR Lottery 2021 is under planning to be released by the end of June 2021. This is a good opportunity for the citizens of Mumbai to apply, as more than 7500 housing units in the Mumbai Metropolitan Region are getting ready for the MHADA MMR Lottery 2021 scheme. The houses are being constructed around many regions in MMR like Vartak Nagar, Thane, Ghansoli, etc.

Maharashtra Housing and Area Development Authority (MHADA)

MHADA is a public body established in 1977 by the Maharashtra Housing and Area Development Act (1976). It was established with a great vision to make every citizen of the state have their own house. For many years lakhs of houses have been constructed under MHADA for people of various income groups. People could buy these houses by registering and applying for the lottery schemes conducted once a year or so.

While the Maharashtra Housing and Area Development Board is responsible for constructing houses and distribution through the lottery, there is also the Maharashtra Building Repairs and Reconstruction Board that takes care of the maintenance of the housing units problems faced by the people who purchased the houses.

Various Housing Boards Under MHADA

The MHADA is handling the construction of MHADA housing units in 7 major cities of Maharashtra. And hence there are 7 Lottery Boards for the distribution of the housing units in these 7 states:

  • MHADA Konkan Board Lottery
  • MHADA Pune Board Lottery
  • MHADA Nashik Board Lottery

Each lottery is announced at a different time, randomly once every year or once in 2 years. Additionally, the Mumbai Slum Improvement Board is formed mainly to concentrate on bettering the environment and condition of the people living in the slum areas in Mumbai.

MHADA: Categories of Houses under the Maharashtra Lottery Scheme

The houses under MHADA are constructed in 4 different categories. The 4 categories vary in factors like the area of the house, etc. Any person applying for the MHADA housing units is eligible for anyone among these 4 categories. The category of the house to which the applicant is eligible is decided based on the applicant’s annual income. The 4 different categories of houses based on income are:

  1. The Economically Weaker Section Flats (EWS): Annual Income is <=Rs 25,000
  2. Middle-Income Group Flats (MIG): Annual Income is in the range of Rs 50,001 – Rs 75,000
  3. Lower-Income Group Flats (LIG): Annual Income is in the range of Rs 25,001 – Rs 50,000
  4. High-Income Group Flats (HIG): Annual Income >=Rs 75,001

MHADA: Prices of the Various Categories of Houses

  • Economically Weaker Section (EWS) housing will cost below Rs 20 lakh
  • Low Income Group (LIG) housing units will cost in the range between Rs 20 lakh – Rs 30 lakh
  • Middle Income Group (MIG) housing units will be priced between Rs 35 lakh – Rs 60 lakh
  • High Income Group (HIG) housing units will cost between Rs 60 lakh – Rs 6 crores

Eligibility Criteria for Any Maharashtra Lottery Scheme

Anyone who wants to apply for the MHADA Lottery Scheme should compulsorily meet the below eligibility criteria.

  • The person applying should be living in Maharashtra for 15 continuous years or more.
  • The person applying should have a Domicile Certificate (Resident Certificate) to prove the citizenship of Maharashtra.
  • The person applying should have a minimum of 18 years of age or more.
  • The person applying should have a proven source of income.

It should be noted that no eligible candidate should try to apply in the name of someone else who does not meet the eligibility criteria, like parents in the name of their minor children, etc. Also, depending on the annual income, the applicant can either apply to an EWS housing scheme, a LIG housing scheme, a MIG housing scheme, or a HIG housing scheme.

  • Aadhaar Card Number
  • A Scanned copy of PAN Card
  • Domicile Certificate (Resident Certificate)
  • Passport (if there)

  • A Soft Copy of Photograph (5KB to 50KB)
  • Birth certificate
  • A Scanned Image of a Cancelled Cheque of Applicant’s Bank Account

  • Applicant’s Bank Account Number, including MICR and IFSC Code

Steps to Apply for MHADA Lottery Scheme 2021

Step 1: Open the official website of MHADA https://lottery.mhada.gov.in/.

Step 2: Select the respective link based on the city you are applying for the house – Mumbai Board Lottery Scheme or Pune Board Lottery Scheme or Aurangabad Board Lottery Scheme, etc. A new page will be opened.

Step 3: Select the type of language you prefer to view the page at the top right corner, either Marathi or English. All the important dates, lottery information, and latest news can be seen on this new page.

Step 4: Click on the “Register” button that is present right below the language option.

Step 5: Fill in all the given fields – “Username For Login”, “Password”, “Confirm Password”, “First Name”, “Father’s/Husband’s/Middle Name”, “Surname/Last Name”, “Date of Birth” and “Mobile Number”. Now, press “Submit.”

Please note that the questions with “*” symbols are mandatory and are compulsorily to be filled to go to the next step.

Step 6: Verify the details, enter the verification code and then press on “confirm.” If any details are wrongly entered or must be changed, then press “back,” edit the respective details, click “submit” again, and now press on “Confirm.”

Step 7: An OTP window will be opened. Enter the OTP sent to the earlier mentioned mobile number and click on “Ok.” An account is now created with the entered username and password.

Step 8: Now, the Lottery Application page will be opened. The username of the account logged in can be seen at the top right corner. In the application, fill in or upload all the given fields – Monthly Income, Passport Sized Photograph of JPEG format (5KB to 50KB), PAN Card Details (PAN Card No. & Name as in PAN Card, and then upload PAN Card soft copy), Personal Details, Address, Contact Details, Bank Account Details (Account Number, IFSC Code, MICR Code, Bank Name & Branch Name, and then upload the photo of a canceled cheque).

Step 9: Enter the Verification Code and then click on “Submit.”

Step 10: Verify the details and press on “confirm” if all details are correct. If any details are wrongly entered or have to be changed, then press “back,” edit the respective details, click “submit” again, and now press on “Confirm.”

Step 11: The application is now pending until they verify the details and photo uploaded. Once the details are verified, and all documents are approved in the scrutiny process, the “Apply” button will be enabled. Click on “Apply,” and then the Lottery Application page will be opened.

Step 12: Fill all the details in the Lottery Application – Income Group Number (EWS or LIG or MIG or HIG), Scheme Code Number, Scheme Name, Applicant Type, Local Municipal Authority Jurisdiction Area, Present Accommodation Details and Income Details. Select the radio button for whether or not you are registered for Pradhan Mantri Awas Yojana (PMAY). If registered, then details like PMAY registration number, etc., should also be entered.

Step 13: Check on the “I Agree” checkbox for accepting terms and conditions, and then click on “Submit.”

Step 14: Verify the details and press on “confirm” if all details are correct. If any details are wrongly entered or have to be changed, then press “back,” edit the respective details, click “submit” again, and now press on “Confirm.”

Step 15: Now, a feedback form will be displayed, fill in all the fields and click on “submit.” This step can be avoided by pressing the “skip” option.

Step 16: Next, the payments page will be opened for paying the application fee. Select the bank of your choice and the payment method (credit card, debit card of NEFT), finish the payment, and complete the application process.

The payment can also be made offline. For offline payment, get a DD and submit it along with a printed copy of the above-filled application. The Registration Fee is usually 5000 rupees approximately.

MHADA Lottery: How to View the Different Schemes Available

Step 1: Open the official website of MHADA https://lottery.mhada.gov.in/.

Step 2: Select the respective link based on the city you are applying for the house – Mumbai Board Lottery Scheme or Pune Board Lottery Scheme or Aurangabad Board Lottery Scheme, etc. A new page will be opened.

Step 3: Select the type of language you prefer to view the page at the top right corner, either Marathi or English. All the important dates, lottery information, and latest news can be seen on this new page.

Step 4: Select the “View Schemes” option present at the bottom of the page. A new page will now be opened.

Step 5: Select the desired “Scheme Code” from the drop-down box on the left side. There will be so many codes like 436, 437, 472, etc.

Step 6: At the center of the page, details about the selected Scheme Code can be viewed. Details like which income group category houses this scheme belongs to, which categories of people can apply for this scheme, plot area, carpet area, etc. Images can be seen if we scroll down the page.

Step 7: Details about the floor Plan, Location, Google Map, Amenities, and Property Reckoner can all be seen by selecting the respective options available.

Winners of the MHADA Lottery Scheme

The complete details about the registration number and name of the people who won and the scheme and type of house they won can all be viewed on the same website – https://lottery.mhada.gov.in/. The draft list of accepted applications and the final list of accepted applications are published within 2 to 3 weeks of the registration day.

It should be noted that, upon not winning the lottery, the registration fee will be refunded to the bank. The refund status can also be viewed by logging with the username and password on this same website.

Can we Rent or Resale a Flat Allotted by MHADA?

It is not legal to sell or rent an MHADA house after allotment. An applicant who won the lottery and accepted the allotted MHADA housing unit cannot rent or resale the house immediately. The house is allowed to rent or resale only after 10 years of allotment. After 10 years, the house can be kept on sale or be rented like any other house. So, anyone purchasing or renting an MHADA house from outsiders should make sure to verify whether it has been 10 years since allotment or not.

All the rules, terms, and conditions about buying a house in MHADA are very clearly given in their booklet. So, it is advisable to read the entire booklet before applying for any MHADA lottery scheme.

It should be noted that MHADA is open to buying the houses back if the applicant kept them on sale after 10 years. MHADA purchases the house according to the Reckoner Rates of that location. Such houses are again placed in the next MHADA lottery scheme.

The refund policy of MHADA Lottery

In a person is unsuccessful in the lottery, the MHADA will return the money spent by the person in  maximum seven working days. To check the status of your refund, you can go to your profile on the MHADA website.
