The proposed New Agra city highlights how expressway-led development is increasingly shaping the future of real estate and industrial investment in North India.
The Uttar Pradesh government is preparing one of its most ambitious urban development projects, named the New Agra Urban Centre, along the Yamuna Expressway. To be developed by the Yamuna Expressway Industrial Development Authority (YEIDA), the proposed smart urban hub aims to house nearly 14 lakh residents while generating close to 10 lakh jobs over the coming years.
Covering 44 villages in the Agra district, the project is being positioned as a future-ready economic and tourism hub with strong Agra connectivity, industrial infrastructure and sustainable urban planning.
Significance of New Agra
The New Agra project is not just a real estate expansion plan. It reflects the government’s broader strategy of transforming the Yamuna Expressway belt into a high-investment economic corridor connecting Noida, Jewar Airport and Agra.
The proposed city will benefit from direct access to the Yamuna Expressway, the Eastern Dedicated Freight Corridor and future high-speed rail connectivity linked to Jewar Airport.
YEIDA’s Master Plan 2041 reportedly proposes a mix of residential, industrial, tourism and logistics zones, making the project far more diversified than a conventional township.

Strategic location shaping connectivity resolutions
New Agra benefits from excellent connectivity via the Yamuna Expressway and the Eastern Dedicated Freight Corridor, and is approximately 120 km from Noida International Airport, with planned high-speed rail connectivity between the two nodes. This infrastructure ecosystem transforms New Agra from an isolated township into a strategically positioned logistics and commerce hub.
The connectivity story extends to cargo movement as well. A dedicated cargo corridor linking Agra to Jewar Airport via key routes will ensure smooth goods transport without adding pressure on road traffic.
Boost in tourism and IT sectors
The project focuses on non-polluting industries within the Taj Trapezium Zone, with key sectors including tourism and IT, as well as manufacturing, handicrafts, food processing, textiles, and sports goods. This sectoral approach is crucial given Agra’s environmental and heritage sensitivity.
Only green and white-category industries, like electronics manufacturing, solar equipment units, optical and lens industries, EV and hydrogen-based production, and other non-polluting industries will be promoted. This commitment to clean technology ensures that New Agra doesn’t replicate the industrial pollution patterns that have challenged older manufacturing hubs across India.
A defining test for UP’s urban growth model
As tempting as the proposal looks, the real challenge lies in executing the entire project. The amount of money, technical expertise and effort this project requires will definitely redefine the new age infrastructure development in India.
According to Square Yards’ market assessment, the New Agra corridor is likely to witness a sharp rise in land and plotted development demand over the next 5-7 years, especially once infrastructure execution begins on the ground.
If executed effectively, New Agra could redefine Uttar Pradesh’s next-generation urban growth model.
