Construction progresses on Chilla Elevated Road, big connectivity push for Noida ahead

Construction work on the Chilla Elevated Road is moving ahead, with the project expected to ease congestion between Delhi and Noida while improving connectivity to Jewar Airport, the Noida Expressway. Key residential hubs such as Pari Chowk, Sector 94, and Greater Noida West to be impacted.

The long-delayed Chilla Elevated Road project has gained momentum again, with officials confirming that nearly 47% of the construction work is complete. The six-lane elevated corridor, stretching around 5.5 km between Chilla Regulator near Mayur Vihar and the Mahamaya Flyover in Noida, is now expected to open by mid-2027, ahead of its original December 2027 deadline.

Conceived in 2012 as a major traffic decongestion project for Delhi and Noida commuters, the project was delayed multiple times due to funding constraints, utility shifting, pandemic-related disruptions, and construction disputes. The project cost also rose from around ₹605 crore to nearly ₹893 crore over the years.

What does it mean for mobility and regional connectivity?

The Chilla Elevated Road aims to reduce congestion on one of the busiest stretches connecting east Delhi with Noida and Greater Noida. The existing Delhi-Noida Link Road and the Noida Expressway frequently witness heavy congestion, especially during office hours. Mayur Vihar, Sector 14A, and Mahamaya Flyover are particularly affected by it. Officials expect the elevated corridor to cut travel time and offer signal-free movement.

The project will also improve access to the Noida-Greater Noida Expressway and eventually strengthen connectivity to the upcoming Noida International Airport at Jewar. The corridor is now being integrated with broader infrastructure plans, including the proposed 10-lane Delhi-Jewar corridor and the expansion of the Yamuna Pushta Road. The proposed high-capacity corridor will run from the DND Flyway and Sector 94 toward the Yamuna Expressway region.

Authorities are also planning an elevated link from the Mahamaya Flyover to the Okhla Bird Sanctuary Metro station so commuters can directly access the new corridor network without entering heavily congested city stretches. Together, the Chilla Elevated Road, the 10-lane Delhi-Jewar corridor, and the upgraded Pushta Road are expected to create a seamless high-speed connectivity spine between Delhi, Noida, Greater Noida, Yamuna Expressway, and Jewar Airport.

Real estate impact likely across Noida and Greater Noida

The biggest real estate impact of the project is expected in sectors located along the Noida-Greater Noida Expressway, where faster access to East Delhi and the upcoming Jewar Airport corridor is likely to improve buyer interest. Among the key beneficiaries are expected to be Sector 94, Sector 44, Sector 150, Pari Chowk, Techzone 4, Greater Noida West, and Yamuna Expressway-linked sectors under YEIDA. Sector 94, located near the proposed elevated link connecting Mahamaya Flyover to the Chilla corridor, is already emerging as a premium micro-market due to its direct Delhi access and luxury residential developments. Meanwhile, sectors along the Noida Expressway and Greater Noida West are likely to attract stronger residential demand from office commuters seeking reduced travel time to Delhi.

The infrastructure push is also expected to accelerate appreciation across the Yamuna Expressway belt, where property values have already seen sharp growth due to the Noida International Airport. According to Square Yards data, apartment prices along the Yamuna Expressway corridor have nearly tripled in the last five years, while plot prices in parts of Jewar have risen to nearly ₹9,600 per sq ft from around ₹3,000–₹3,500 levels in 2020. 

Faster and signal-free travel between Delhi, Noida, Greater Noida, and Jewar could increase rental demand in areas popular with IT employees and airport-related workers. Locations with strong expressway and metro connectivity are expected to remain some of NCR’s most active residential markets in the coming years.
