Jewar to get 384-mw data center hub in major YEIDA infra push

Another major infrastructure anchor is emerging in Jewar, with the proposed development of a large data centre hub in Sector 28 of the Yamuna Expressway Industrial Development Authority (YEIDA). AM Group plans to invest Rs 26,910 crore in the first phase of the project, with a planned capacity of 384 mw. The development comes as Uttar Pradesh steps up efforts to build a larger data centre ecosystem across the state. 

The government has set a target of developing more than 2 GW of additional data centre capacity by 2030, with the Yamuna Expressway region among the locations being positioned for new projects. The project adds another layer to an infrastructure-led growth story that is already being driven by the Noida International Airport, industrial projects and planned commercial developments along the Yamuna Expressway.

Major AI and high-performance computing hub

The proposed facility is part of YEIDA’s longer-term plan to establish Sector 28 as a data center destination. The authority had earlier earmarked land in the sector for data center projects, with plots of different sizes for large facilities. The park is planned with key requirements such as reliable power, connectivity and large plots of land. 

The scale of the AM Group proposal sets it apart from the earlier projects planned in the area. In 2023, YEIDA allotted two 20,000-sq-m plots in Sector 28 to Sify Infinit Spaces and the Jackson Group. The two projects were expected to bring a combined investment of about Rs 1,757 crore and generate around 775 jobs.

The new 384 MW project would therefore represent an expansion of the digital infrastructure planned for the corridor. Its proposed 1 GW build-out also fits into the broader shift in the data center industry towards larger facilities capable of supporting cloud services, AI workloads and high-density computing.

The Noida International Airport is now another major anchor for the area. Its first phase, involving an investment of Rs 11,282 crore, was inaugurated in March 2026 and includes a cargo terminal. The larger airport project is estimated at Rs 29,560 crore.

YEIDA is simultaneously developing other major projects, including the Film City, Medical Device Park and Logistics Park. The combination of these developments is gradually shifting the Yamuna Expressway region from a primarily land-development corridor towards a broader industrial, logistics, technology and commercial zone.

The data center project also comes amid a wider policy push by Uttar Pradesh. The state is targeting more than 2 GW of additional data center capacity by 2030 and has indicated a focus on AI-ready, energy-efficient and sustainable facilities. As of June 2026, six data center parks and two operational units were reported in the state, with another 644 MW of committed capacity under development.

What it means for real estate and localities impacted

The proposed data center could add another source of institutional demand to the YEIDA region. Unlike conventional office or residential projects, data centers need large land parcels with dependable power and fibre connectivity. This can increase the importance of surrounding infrastructure and make areas with access to industrial and commercial corridors more attractive to businesses.

Jewar is likely to see the most direct impact because the project is located in Sector 28 and sits within the larger airport-led development zone. The operationalisation of the Noida International Airport, along with the data center and other planned projects, could increase demand for supporting commercial and service infrastructure in the area.

Yamuna Expressway sectors could also benefit as new industrial and digital projects bring more jobs and businesses to the area. This could increase demand for rental housing, hotels, retail, logistics and other support services. 

Greater Noida could see indirect benefits as the city remains an established residential and commercial market for the wider YEIDA region. Improved connectivity between Greater Noida, the Yamuna Expressway and Jewar could make existing urban centers relevant to employees and businesses operating in the new development zone.

The broader data-center ecosystem will also have a major real-estate impact. A Square Yards report estimates that India’s proposed 9,030 MW data-center pipeline could generate 4.33 lakh ecosystem jobs and create demand for around 195 million sq ft of residential space by 2030. A 5-15 km Golden Ring around the data center will support housing, retail and mixed-use developments. 

For Jewar and the wider YEIDA region, the proposed data center adds to an infrastructure pipeline that is already expanding. With the airport now operational and several industrial and technology projects underway, Sector 28 could become an important digital infrastructure hub within the larger NCR growth corridor.
