February 16, 2026: The Union Cabinet on February 14, 2026, approved the extension of the Noida Metro Aqua Line from Sector 142 to Botanical Garden, strengthening metro connectivity across major commercial and residential zones in Noida.

The upcoming corridor will span 11.56 km and include eight elevated stations. The project will be developed at an estimated cost of Rs 2,254 crore and is expected to be completed within four years.

According to the government, the extension will significantly improve public transportation in Noida by providing direct connectivity between key metro corridors. The new line will offer seamless interchange with the Delhi Metro Blue Line and Magenta Line at Botanical Garden, eliminating the current need for commuters to exit at Sector 52 and walk to Sector 51 to switch to the Aqua Line.

The extension will branch out from the existing Botanical Garden Metro Station in Sector 38A and connect several important commercial, residential, and employment hubs. Major commercial centres expected to benefit include Advant Business Park in Sector 142, Skymark One Mall in Sector 98, and Mall of Noida in Sector 93.

In addition, the corridor will improve access to key employment and institutional zones across sectors 28, 44, 91, 93, 125, 126, 127, 132, 135, and 157, enhancing daily commute options for thousands of professionals and residents.

The government said the project will enhance urban mobility, support economic activity, and strengthen integration across Noida’s rapidly growing business districts.

Impact on property prices and rental demand

Infrastructure upgrades, such as metro expansions, typically drive real estate growth in surrounding areas. Industry estimates suggest that property prices in metro-connected zones can increase by 10–25% following the announcement and development of new corridors. Rental values may also rise by 10–15%, particularly in areas within a 500-metre to 1-km radius of metro stations.

Improved connectivity is expected to increase demand for both residential and commercial properties along the Sector 142 to Botanical Garden stretch, making it an attractive destination for homebuyers, tenants, and investors.
