Overview about MHADA Prakash Cotton Mill
  • MHADA Prakash Cotton Mill is a residential development located in Mumbai South, Mumbai, offering homes within two main blocks. The project benefits from its location near premium residential societies.
Land Use and Density
  • Around 5%-10% of the plot is green, with two designated Recreational Green Areas providing residents with some natural space.
  • The open area covers 20%-35% of the plot, and the surface parking, internal road networks, and Road Set Back Area provide functional non-green spaces for daily use.
  • With 35%-45% of the plot built up, the project features two large residential blocks, providing a functional living environment for high density housing.
  • A Space for STP is included in the project, which handles waste water treatment for residents.
Connectivity Access
  • Dr Annie Besant Road is very close by and the Eastern Express Highway is a short distance away, offering residents direct routes for commutes and errands.
Amenities Lifestyle
  • Dedicated outdoor play areas offer spaces for children and families within the layout.
Tower Placement Orientation
  • Residential Block 1, housing mill workers, stretches diagonally across the upper part of the plot.
  • This area 2, a G+24 structure with 261 tenements, is positioned towards the lower-left side.
  • The two main residential structures are separated by an internal road and surface parking areas.
  • Block 1 is a long, slender building, while Block 2 appears more compact and centrally located.
Amenity Access
  • Residents in this area 1 can easily reach Recreational Green Area 1 at the eastern end.
  • Those living in this area 2 have quick access to this area 2, located nearby.
  • The utility area for this amenity is situated near the main road, accessible from both blocks.
  • There is no clubhouse, so residents will not have a central social amenity to walk to.
Noise Privacy Road Facing
  • Homes in this area 1 facing Shankar Rao Naram Path may experience some road sounds.
  • This area 2 is set further back from the main road, potentially offering more quiet.
  • The long shape of this area 1 means many units will have views towards internal areas.
  • Units in this area 2 are surrounded by parking and internal roads, providing some buffer.
Corridor Analysis
  • A wide gap exists between this area 1 and this area 2, allowing for openness.
  • The layout provides clear lines of sight across the central parking and internal road areas.
  • The long, linear design of this area 1 suggests open views along its length.
  • The G+24 height of this area 2 will offer expansive views over the surrounding area.
Internal Circulation Pedestrian
  • Residents can walk along the internal road that connects both residential blocks.
  • Pathways are integrated with the surface parking zones, guiding movement within the property.
  • The layout allows for direct walking routes from homes to the designated green areas.
  • Pedestrians can move freely between the two main residential structures.
Child Senior Friendly Zones
  • The designated green areas offer safe spots for children to play outdoors.
  • Older residents can enjoy leisurely strolls within the property's landscaped sections.
  • The absence of swimming pools means no water hazards for young children.
  • The flat terrain of the site makes it easy for seniors to navigate without steep inclines.
Green Cover Landscape
  • Two distinct green patches are located at opposite ends of the main residential structures.
  • This amenity is positioned at the eastern tip of this area 1.
  • This amenity sits adjacent to this area 2, near the main road.
  • These planted zones are separate and do not form a continuous green belt across the project.
Traffic Flow Access Planning
  • The project has three entry points and three exit points connecting to this area.
  • Cars enter the property directly from the main road into the internal network.
  • Surface parking is distributed throughout the central area, adjacent to the residential blocks.
  • The internal roads facilitate movement to and from all residential units.
Overall Livability Assessment
  • This project offers practical housing with a clear separation between residential blocks.
  • The layout provides essential utilities and dedicated outdoor spaces for residents.
  • Its location near a main road ensures easy commutes for daily needs.
  • The design prioritizes functional living within a high-density urban setting.

Since it was set up in 1948, the Maharashtra Housing and Area Development Authority (MHADA) has been at the forefront of housing development in Maharashtra. MHADA has done a great job achieving its goal: to build safe, affordable homes for people of all income levels. The authority has ensured that these homes are well-maintained and provide a good quality of life by emphasising routine upkeep. The Vidarbha Housing Board (VHB) was established in 1960 to meet the specific housing requirements of Maharashtra's Amravati and Nagpur regions. VHB requires the government to give loans to local governments, non-profits, and universities that build affordable housing for low-income people. Then in 1971, the Bombay Building Repairs and Reconstruction Board (BBRRB) was established. The board's main job was to fix and rebuild damaged buildings so that the people of Bombay would be safe. In 1974, the Bombay Slum Development Board was created so that people living in slums in Mumbai City and Mumbai Suburban Districts could access the needed services and facilities. The amenities ranged from clean water to sanitary facilities and enough lighting. The Act of 1976 set up the Maharashtra Housing and Area Development Authority (MHADA), which ensures these policies are followed all over Maharashtra. This is not an exhaustive account of the MHADA's efforts to make decent housing accessible to people of all income levels. The Maharashtra Housing and Area Development Authority has quickly risen to the forefront of India's housing sector. And it has been instrumental in a wide range of initiatives, including constructing homes for people of varying socioeconomic backgrounds, restoring damaged buildings, and providing basic services to residents of urban slums.
