The Bengaluru–Vijayawada Expressway is under construction, and a key milestone was reached in September when the National Highways Authority of India (NHAI) reported a breakthrough in excavating a 3.68-km tunnel.
The 343-km section is planned from Kodikonda, near the Karnataka border, to Muppavaram near Addanki in Andhra Pradesh. The six-lane, access-controlled highway forms the main stretch of the Bengaluru–Kadapa–Vijayawada Economic Corridor, also known as the NH-544G project. It is targeted for completion in 2027.
The wider Bengaluru–Vijayawada Expressway corridor will connect the two cities through upgrades to existing sections of NH-44 and NH-16. NHAI expects the route to reduce the road distance between Bengaluru and Vijayawada by about 110 km and cut travel time by three to four hours.
Bengaluru–Vijayawada Expressway: Key project details
- Section: 343 km
- Route: Kodikonda to Muppavaram near Addanki
- Road design: Six-lane, access-controlled highway
- Corridor: Bengaluru–Kadapa–Vijayawada Economic Corridor, NH-544G
- Target completion: 2027
- Key features: 17 interchanges, 10 wayside amenities and tunnel works, including a 3.68-km tunnel
Route covers Rayalaseema and Coastal Andhra
The Bengaluru–Vijayawada highway is expected to improve road links between Rayalaseema and coastal Andhra Pradesh. Its alignment includes mandals such as Chandrasekharapuram, Kanigiri, Veligandla, Marripudi, Cheemakurthy, Thallur, Addanki, Kondepi and Panguluru.
The NH-544G corridor is also expected to improve access to the Kopparthy Industrial Area near Kadapa. The industrial area is being developed under the Vizag–Chennai Industrial Corridor.
Kopparthy investment could support future housing demand
The Kopparthy Industrial Area spans 2,596 acres. The Andhra Pradesh Industrial Corridors Infrastructure Development Corporation lists a project cost of Rs 2,137 crore, an investment potential of Rs 8,860 crore and an employment potential of 54,500 jobs.
These are projected figures, not jobs or investment already realized. MoSPI’s August 2026 project report listed physical progress at 5.56% and an expected completion date of October 2028. Any housing demand linked to Kopparthy is therefore likely to depend on the project’s progress and the jobs it eventually generates.
If industrial investment leads to employment growth, Kadapa and nearby locations could see increased demand for rental housing and homes for workers and businesses. Improved highway access may also support freight movement and make the area more accessible to regional markets.
Housing impact will depend on access and jobs
Kanigiri, Addanki and parts of the Kadapa region could attract greater interest as road access improves. The likely impact will vary by location. Areas near interchanges, feeder roads, employment centers and established services may be better positioned to attract residents and developers.
Because the expressway is access-controlled, proximity to the Bengaluru–Vijayawada Expressway alone will not ensure convenient access. Interchange locations and links to local roads will matter. Employment, water supply, public transport, healthcare and education will also affect whether better connectivity translates into sustained housing demand.
The Bengaluru–Vijayawada greenfield highway could support real estate activity in locations where improved access is matched by jobs and local infrastructure. For now, the available evidence points to potential demand; it does not establish expressway-led residential price growth in Kanigiri, Addanki or Kadapa.
