Delhi government pushes ahead with Rs 7,000-crore elevated Ring Road project

A 55-km elevated corridor is being planned to ease traffic bottlenecks across East and North Delhi, with Azadpur, Majnu Ka Tilla and Ashram among the key stretches on the route.

Delhi elevated ring road project

The Delhi government is planning to fast-track the Rs 7,000-crore elevated Ring Road project to ease traffic congestion around Sarai Kale Khan and the newly opened Barapullah Phase 3 corridor. The planned 55-km road network will include 2 new bridges over the Yamuna and aims to improve connectivity between East Delhi and other parts of the capital.

The proposed route covers stretches around Azadpur, Majnu Ka Tila and Ashram, while the proposed Yamuna bridges could make cross-city travel easier for areas such as Mayur Vihar. Improved road connectivity to other parts of Delhi could make these locations more attractive to homebuyers and businesses, especially in areas where traffic bottlenecks affect daily travel.

Delhi’s elevated Ring Road: Priority stretches and latest progress

The elevated Ring Road is planned above sections of Delhi’s existing road network, covering around 55 km across six sections. Three stretches have been identified for priority development: Azadpur Flyover to Hanuman Temple near ISBT (9.5 km), Chandgi Ram Akhara to Majnu Ka Tilla (2.5 km), and Hanuman Temple to the DND Flyway (11.5 km). Together, these three stretches cover 23.5 km, with the remaining 31.5 km spread across the other sections of the proposed network.

The project also includes two proposed Yamuna bridges. One is near the existing Signature Bridge, while the other will connect Metcalfe House with the DND Flyway near Ashram. Together, these links are intended to provide additional road capacity and improve movement between North, East and South-East Delhi.

The detailed project report for the first package has been approved, with the immediate focus on moving the priority stretches through the remaining implementation stages.

Ring Road plan to link established markets across East and North Delhi

Delhi’s proposed elevated Ring Road links established residential and commercial markets rather than opening up one new development corridor. Mayur Vihar already has a strong public transport base, Azadpur is an established commercial hub in North Delhi and the ISBT-Ashram-DND stretches connect major transport routes.

As the project moves through its remaining approvals and implementation stages, improved road connectivity could make residential areas such as Mayur Vihar more convenient for commuters and strengthen the appeal of commercial pockets around key junctions in East and North Delhi.

Micro-markets in focus along the elevated Ring Road corridor

As the proposed road moves ahead, areas around its key stretches could see changes in how residents and businesses access other parts of Delhi. Azadpur, Mayur Vihar and the Ashram-DND corridor each have different connectivity and property-market dynamics, so any shift in demand will depend on how the new links work with existing roads, metro services and nearby commercial hubs.

Mayur Vihar to see better road links alongside existing metro connectivity

Mayur Vihar is among the most active residential markets on the stretch as it already has access to Delhi Metro services, including the Blue and Pink Line. The recently opened Barapullah Phase 3 corridor also connects it with Sarai Kale Khan. The wider elevated Ring Road plan could strengthen the regional connectivity, although the benefit will depend on how the new stretches integrate with existing routes.

According to Square Yards, the average asking price in Mayur Vihar was Rs 16,800 psf in June 2026, up from Rs 15,750 psf in December 2025, a 6.7% increase. The increase points to rising asking prices, with future trends likely to depend on both existing connectivity and any improvements brought by the elevated Ring Road.

Azadpur elevated road plan covers a key North Delhi hub

The proposed 9.5-km Azadpur Flyover-Hanuman Temple stretch places Azadpur among the locations directly relevant to the initial phase. Azadpur is already a major transport and commercial hub in North Delhi. The ring road network could benefit nearby residential neighborhoods and businesses that rely on road connections to reach other parts of the city.

If the proposed road improves access to employment and commercial centers, buyer interest could reflect that over time.

Proposed route targets busy transport routes around Majnu Ka Tilla and ISBT

The Chandgi Ram Akhara-Majnu Ka Tilla stretch and the proposed connection from ISBT towards the DND Flyway could improve movement around North Delhi’s transport hubs. These areas have a mix of residential, retail and commercial activity, making access to major roads important for local businesses and commuters.

The property impact here will likely depend on the location of entry and exit points and how smoothly traffic moves through the surrounding junctions. Commercial properties with convenient road access could benefit, but properties directly beside elevated infrastructure may face noise or access-related disadvantages.

Ashram-DND stretch could strengthen links to South-East Delhi

The proposed Metcalfe House-DND Flyway link near Ashram is important for road movement between North Delhi and South-East Delhi, including routes towards Noida. If it provides a more direct connection and reduces delays at existing junctions, it could improve the practical reach of residential and commercial areas along the corridor.

Travel time and road access to decide the property impact

The elevated Ring Road is as a potential accessibility-led infrastructure catalyst for the surrounding property markets. Mayur Vihar, Azadpur, Majnu Ka Tilla and the Ashram-DND corridor each have different property-market conditions and will not necessarily see the same outcome.

If the new routes make journeys between residential areas, employment centers and commercial hubs easier, they could improve connectivity across these markets. The actual impact would depend on the project’s progress, improvements in travel times and subsequent movement in local property prices and rental demand.
