The completion of the final stretch of the DND-Jaitpur-Faridabad-Palwal-Sohna expressway corridor has brought property markets across southern Delhi, Faridabad, Palwal and Sohna into focus. The improved road connectivity is expected to strengthen the appeal of residential and commercial locations along the route. During trial runs, the journey from Sarai Kale Khan to Sohna and Palwal took around 40-45 minutes, compared with nearly three hours during peak traffic.
The 59-km DND-Faridabad-Sohna Access Controlled Highway (NH-148A) connects Delhi with key destinations in Haryana and provides links to the Delhi-Mumbai Expressway network and the Kundli-Manesar-Palwal (KMP) Expressway. Once fully operational, the corridor is expected to ease congestion at Ashram Chowk, Kalindi Kunj and Mathura Road.
How will the DND-Sohna expressway affect property markets?

The corridor could boost the appeal of locations with access to Delhi, Faridabad’s established residential areas, and Sohna’s developing housing market. Shorter road journeys may make some neighborhoods more practical for people commuting between Delhi and Haryana. Better access to major expressways could support commercial activity and housing demand over time.
However, the extent of any price movement will depend on factors such as the distance from access points, last-mile connectivity, existing infrastructure, housing supply, and the pace at which the road network becomes fully operational.
Which areas could see a real estate impact?
Faridabad and Greater Faridabad
Faridabad is one of the corridor’s key residential markets. Better road access to Delhi could support demand in established neighborhoods and developing residential pockets, particularly among buyers looking for alternatives to higher-priced markets elsewhere in the National Capital Region (NCR).
Square Yards’ property-rate data puts Faridabad’s average apartment price at around Rs 7,300 per sq ft, up 10.9% in the reported period. The platform also records stronger movement in selected micromarkets. Faridabad South has an average price of around Rs 6,450 psf and reported year-on-year growth of 27.48%, while Neharpar Phase 1 averages Rs 7,400 psf, with year-on-year growth of 11.68%.
Palwal
Palwal could benefit from the corridor’s improved connection with Delhi, Faridabad and the wider expressway network. Better road access may increase its attractiveness to buyers seeking comparatively affordable residential options and to businesses looking for access to regional transport routes.
Square Yards’ latest available Palwal property-rate data places average prices at around Rs 6,400 psf, with reported appreciation of 26.46%. The data also identifies Sector 143 and Sector 65 as localities to watch, with average prices of about Rs 6,650 and Rs 6,700 psf, respectively.
Sohna
Sohna is an important market to monitor because the highway corridor connects to the KMP Expressway near Sohna. Improved access to Delhi and Faridabad could boost interest in residential projects for commuters and buyers seeking housing outside the more expensive parts of Gurugram.
Square Yards’ property-rate data records an average price of around Rs 11,150 psf in Sohna, with reported appreciation of 13.02%. Sohna Sector 33 averages approximately Rs 12,550 psf, with a reported increase of 14.43%, while Sector 6 averages around Rs 8,250 psf.
Jaitpur, Meethapur and the southern Delhi-Faridabad border
Jaitpur and Meethapur form part of the corridor’s route towards Faridabad, while the wider southern Delhi border belt could benefit from improved road access. Better connections may matter for residents traveling between Delhi and Haryana and for buyers comparing housing options on either side of the border.
The scale of any property-market impact will depend on the availability of developable land, local road access, civic infrastructure and the characteristics of individual neighborhoods. A broad connectivity improvement should not be interpreted as a uniform rise in prices across every locality along the route.
What do current property rates indicate?
Square Yards’ market data suggests that the three main Haryana markets linked by the corridor offer different entry points for buyers.

Will the expressway lead to property appreciation?
Completing the final stretch is a positive infrastructure milestone, but the property-market impact might take time to emerge. Improved journey times could support buyer interest in well-connected locations, particularly if the corridor makes daily travel more convenient and encourages further commercial activity.
Properties with access to entry and exit points, established civic infrastructure, and sustainable residential demand may be better placed to benefit than projects that depend entirely on future development.
