Property Tax Payment at the South Delhi Municipal Corporation (SDMC): A Brief Guide

South Delhi Municipal Corporation

Residents of Delhi are required to pay the Municipal Corporation of Delhi (MCD) property tax every year. The South Delhi Municipal Corporation (SDMC), the East Delhi Municipal Corporation (EDMC) or the North Delhi Municipal Corporation (NDMC) will be responsible for collecting your property tax (EDMC). Delhi’s colonies are also categorised into eight different categories, from A to H, depending on their property prices. All eight categories have a different rate for the MCD tax on property and an additional unit area value (value allocated per square metre in any property).

“Trifurcation” formed South Delhi Municipal Corporation (SDMC), one of Delhi’s municipal corporations. New Delhi Municipal Council and Delhi Cantonment Board make up the other four local authorities in Delhi’s National Capital Territory.

In the past, the Municipal Corporation of Delhi was a mega-municipal corporation that governed Delhi’s districts. More than 11 million people live in the capital city, making the MCD South Delhi one of the most significant municipal authorities in the world. 1 397.3 km2 (539.2 mi2) was the territory covered by the united municipal corporation.

Residents’ property taxes are collected by the Municipal Corporation of Delhi (MCD). Every year, the MCD establishes a deadline for tax collection. By following a few simple procedures on the MCD website, you may easily make a payment there.

You should be paying property tax to the Municipal Corporation of Delhi if you own a residential property in Delhi. The MCD property tax will be applied to all properties, including empty ones that fall under the jurisdiction of the body. In 2012, the Delhi municipal corporation was superseded by three new bodies:

How to calculate property tax in Delhi

The MCD utilises the ‘Unit Area System’ to calculate property taxes throughout the city. The following is the calculating formula:

Property tax = Annual value x Rate of tax Where Annual value = Unit area value per sq metre x Unit area of property x Age factor x Use factor x Structure factor x Occupancy factor.

Delhi property tax rebates

The MCD provides refunds on some categories of payments.

  • If you pay your South Delhi property tax in one lump sum within the very first quarter in the year, you will be entitled to a 15% discount on the overall amount of taxes.
  • DDA/CGHS apartments up to 100 square metres receive a 10% yearly value rebate.
  • Senior persons, women, and those who are physically disabled, are eligible to get a 30% discount on a single property.

Residents residing in illegal residential colonies will have their pending property tax dues waived provided they pay the property tax SDMC for the current year, according to the South Delhi Municipal Corporation (SDMC). The action, which is a one-time relaxation, is intended to assist people in staying current with their tax payments by erasing their past tax debts.

SDMC drops plan to hike property tax

The SDMC has finally abandoned its proposal to raise property taxes this year and will instead seek money from other ways. From 2021-22, the local government has decided to begin collecting property taxes at residents’ doorsteps. To boost revenue flow, the SDMC office will also work on bringing more individuals under its umbrella. For the tenth year in a row, the SDMC will not revise the property tax, which is one of the primary components of its yearly revenue.

Civic bodies in SDMC to collect your property tax at the doorstep

SDMC’s standing committee approved a proposal to begin the service, modelled after the Delhi government’s comparable “doorstep delivery of services” programme. In an effort to increase revenue collection, the South Delhi Municipal Corporation (SDMC) has chosen to provide doorstep service to help customers submit property tax using ‘mobile sahayaks’ (assistants).

Last month, SDMC’s standing committee approved a plan to begin the service, modeled after the Delhi government’s comparable “doorstep delivery of services” programme.

According to South corporation officials, residents complained about difficulty filling out property tax forms via the revised online system. People were having difficulty uploading documents and with the server.

According to authorities, the decision is intended to boost the local body’s property tax collection, which has been “unsatisfactory” this year.
