Whitefield has changed considerably from the office-led suburb it once was, thanks to growth of the IT corridor brought jobs, roads and commercial development. The Purple Line of the Namma Metro added another layer of connectivity. Residential development has followed, and the eastern Bengaluru market now has projects aimed at buyers who are willing to pay a substantial premium for larger homes, better-managed communities and more elaborate amenity spaces.
In the middle of all this, the area continues to attract buyers from all segments. At one end are relatively new developments offering large clubhouses, extensive amenity packages and a choice of units. At the other are established communities where buyers are paying as much for the maturity of the development and the location as they are for the apartment itself. There is also a smaller ultra-luxury segment where architecture, land and apartment size become the primary selling points.
What counts as luxury in Whitefield?
The distinction between a premium and a luxury apartment is becoming increasingly difficult to make on amenities alone. Swimming pools, gyms, sports courts, children’s areas and clubhouses are now common across large developments. The difference becomes clearer when looking at scale, density, apartment sizes, landscaping, design and the experience of the overall community.
Price remains an obvious dividing line. Much of Whitefield’s premium housing market sits in the Rs 2 crore-to- Rs 4 crore range, while homes above Rs 5 crore occupy a considerably narrower segment. At that level, buyers are generally looking for something beyond a larger apartment, whether that means a low-density community, an unusually large amenity programme, significant open space or a distinctive architectural proposition.
Listed below are five projects in Whitefield that buyers looking for luxury may consider investing in in 2026
1. Sumadhura Edition
Sumadhura Edition is the newest project in this group and perhaps the clearest example of how developers are trying to redefine the premium housing proposition in Whitefield. Located on Nallurahalli Road in Siddapura, the 20-acre development was registered under the Karnataka RERA in December 2025. It comprises 11 towers and around 1,650 homes, with 2, 3 and 4 BHK apartments ranging from 1,280 to 2,295 sq ft.
The headline feature is the clubhouse. At 66,000 sq ft, it is the largest clubhouse built by Sumadhura in Bengaluru, while the project advertises more than 150 amenities. If you want to buy into a new, large-scale community and get an amenity ecosystem that attempts to keep much of everyday recreation within the development, this is a suitable option.

Best suited for: Buyers who prioritise new construction, extensive amenities and a large community over immediate possession.
2. Prestige Elm Park
Prestige Elm Park at Channasandra has only 192 homes spread across 3.98 acres, making it substantially smaller than the large township-style developments increasingly common in the Whitefield market. That works out to roughly 48 homes an acre, the lowest density among these five projects.
The development comprises three towers, with two rising to 17 floors and another to 11 floors. Its 3 and 4 BHK homes range from 1,790 to 2,575 sq ft of super built-up area, with published carpet areas between 1,120 and 1,606 sq ft. A swimming pool, children’s pool, mini theatre, badminton and basketball courts and rooftop solar are built around a much smaller community.

For buyers who associate luxury with space, privacy and lower density rather than the sheer number of amenities, Elm Park makes a different case.
Prices: Rs 2.84 crore to Rs 4.12 crore
Best suited to: Buyers who want a relatively intimate community and proximity to the operational Purple Line.
3. Brigade Lakefront
This ready-to-move, 20-acre development sits next to SAP Labs in the EPIP Zone and comprises three blocks — Amber, Blue and Crimson — with roughly 1,134 to 1,139 homes. Brigade Lakefront offers 2, 3 and 4 BHK apartments, ranging from 1,170 to 3,360 sq ft of super built-up area. Because the development is already established, prospective buyers can assess the landscaping, common areas and surrounding neighbourhood rather than relying on plans and future promises.
Its amenity offering includes a rooftop swimming pool, tennis and basketball courts, a cricket pitch and a yoga deck.
The lakefront setting is another part of the proposition. Sitharampalya Lake lies opposite the project, and Brigade has worked with the Tropical Research Development Centre on its rejuvenation, including a 400-metre walking track and the planting of more than 1,500 trees.

4. Godrej Woodscapes
Under construction since July 2024, Godrej Woodscapes is sits on the Budigere Cross side of the Whitefield growth corridor rather than in Whitefield proper. The approximately 28-acre development is at Konadasapura along the Old Madras Road corridor. Around 85% of the project area is earmarked as greens, with a forest trail forming part of the development.
The project houses roughly 2,400 homes across 13 towers, some rising to 39 floors. Homes are offered in 3 and 5 BHK formats, ranging from 1,700 to 3,635 sq ft of super built-up area. Facilities include a temperature-controlled swimming pool, tennis and futsal courts.
The location creates an interesting trade-off. Old Madras Road is almost immediately accessible, and the airport is approximately 32 km away.

Best Suited to: Buyers looking for a large green development and relatively convenient access towards the airport and Old Madras Road.
5. Pursuit of a Radical Rhapsody
Total Environment’s Pursuit of a Radical Rhapsody on ITPL Main Road in Hoodi is less about the conventional checklist of luxury amenities and more about architecture, landscaping and the size of the home itself.
The 34.5-acre development has around 1,081 homes across residential towers, terraced apartments and villas, alongside a lake and boardwalk. Its most distinctive feature is the terrace garden concept. Apartments are designed with engineered tree tubs capable of supporting full-grown trees, including on balconies reaching as high as the 27th floor.
The homes range from 3 and 4 BHK apartments to 5 BHK penthouses and earth-sheltered villas, with sizes ranging from 2,753 to 9,869 sq ft. The project’s facilities include a library cafe, heated swimming pool and squash courts, but these are almost secondary to its architectural identity.
