The Uttar Pradesh Cabinet on August 4, 2026, approved the construction of an estimated ₹8,585.51 crore greenfield expressway connecting the new Noida International Airport at Jewar with the Ganga Expressway via Bulandshahr.
The 74.46 km access-controlled corridor will establish a high-speed arterial link between two of the state’s primary expressway networks. By connecting the Yamuna Expressway to the Ganga Expressway, the project enables passenger and freight traffic from western, central, and eastern Uttar Pradesh to access Jewar Airport without navigating the congested urban bottlenecks of the Delhi-National Capital Region.
Route and project execution
The six-lane expressway linking Jewar Airport, designed for eventual expansion to eight lanes, begins near Bhaipur Brahman village on the Gautam Buddh Nagar side and terminates near Bahapur village in Bulandshahr, where it will connect to the Ganga Expressway. Construction will be carried out by the Uttar Pradesh Expressways Industrial Development Authority (UPEIDA). The state government will fund the total outlay, which covers civil works, extensive land acquisition across nearly 57 villages and administrative expenses.
Work will proceed in two major phases, with the first section spanning from Bhaipur Brahman to Bichaula village in Bulandshahr and the second section extending from Bichaula to the terminal junction at Bahapur. To ensure long-term utility over a 30-year operational lifecycle, the state has approved a 120-metre Right of Way along the corridor, accommodating service roads and potential future lane additions.
Current status and timelines
UPEIDA has initiated the bidding process to select civil contractors for both execution phases following cabinet approval. The designated developer will manage engineering, design and construction, alongside a mandatory five-year post-completion maintenance period. The state government has set aside ₹250 crore in supplementary funds to facilitate initial ground activities, targeting project completion within three years.
Land procurement is entering its final stages across Gautam Buddh Nagar, where nearly 90 per cent of required land under the Yamuna Authority’s jurisdiction has already been acquired. Final acquisitions are restricted to roughly 23 hectares in Bhaipur and Mehndipur villages, while parallel land acquisition continues across notified sectors in Bulandshahr district.
Economic and real estate impact
The infrastructure approval is set to transform the regional property and commercial dynamics along the Gautam Buddh Nagar and Bulandshahr belt. Land values in nearby localities such as Khurja, Sikandrabad, Siyana and Jewar are expected to appreciate significantly as the direct highway link turns rural parcels into prime industrial and commercial frontage. Established manufacturing hubs, including the Khurja ceramic cluster and the Dadri Inland Container Depot, will gain express road access to the air cargo terminals at Jewar Airport, boosting export capabilities for regional businesses.
The corridor is also positioned to trigger a surge in logistics and residential developments. Real estate developers anticipate a sharp increase in demand for Grade-A warehousing, cold-storage units, and multi-modal freight hubs along the 74.5-kilometre stretch.
Through the expressway linking Jewar Airport, improved connectivity is expected to drive residential township projects further east into Bulandshahr, offering affordable housing and commercial opportunities for buyers priced out of core Noida and Greater Noida micro-markets. Once completed, the expressway will reduce travel times between regional industrial centers like Meerut and Jewar to roughly 45 minutes.
