UP government plans 1,000-acre data center and IT hub in Bundelkhand

The detailed project report for the proposed data center and IT hub has been submitted to the UP government. Industrial land is likely to see demand first, while demand for housing and commercial property will depend on jobs and investment.

data center and IT hub in Bundelkhand

The Uttar Pradesh government is planning to develop a 1,000-acre data center and IT hub in Bundelkhand to expand the state’s technology infrastructure and attract fresh industrial investment. The project will be part of the Bundelkhand Industrial Development Authority (BIDA), a planned industrial zone spanning 56,662 acres across 33 villages near Jhansi.

The state has already acquired 810 acres for the proposed hub and the detailed project report has been submitted to the government. The development could create demand for industrial land and supporting infrastructure around Jhansi. Housing and commercial property may also benefit if the wider industrial project attracts businesses and creates job opportunities.

BIDA development could expand Jhansi’s industrial base

The proposed IT hub is part of a much larger industrial city planned under BIDA. Of the 56,662 acres identified for the project, the state has approved acquisition of 35,298 acres in the first phase and 21,364 acres in the second. By October 2026, the authority had acquired 28,874 acres, exceeding 80% of the first-phase target.

The authority is planning land for industrial, commercial and infrastructure uses, including automotive, defense, healthcare, logistics, FMCG, and IT. This broader mix matters for the property market because it creates potential demand from several business types rather than relying on the data center project alone.

The project is expected to drive demand for industrial plots, factories, warehouses and other business facilities. As companies set up operations, nearby areas could also see demand for housing, shops and offices. The scale of this demand will depend on how quickly BIDA develops the land and attracts investment.

Industrial land likely to see the first impact

The proposed data center and IT hub is expected to require land and specialized infrastructure. Data centers depend on reliable power supply, connectivity and supporting utilities, while IT businesses may require office and operational space. This makes industrial and commercial land the property segments most directly linked to the project.

For the real estate market, industrial land and related infrastructure are likely to be the first areas affected as the project moves towards development. Demand for offices and commercial space would depend on the IT businesses that eventually establish operations. Data centers themselves also require specialized facilities, so their land and infrastructure needs may differ from those of conventional office parks.

Housing demand will depend on investment and job creation

Residential real estate could benefit if BIDA attracts businesses and creates a sizeable workforce around Jhansi. Employees would need housing, while businesses could generate demand for everyday services and commercial facilities.

The wider BIDA project is likely to be more important for the long-term housing outlook than the 1,000-acre IT hub in isolation. Industrial, logistics and manufacturing units could bring different types of workers into the area, but the number of jobs and the pace of hiring will depend on which projects are ultimately established.

Infrastructure plans will influence development around BIDA

The state has also proposed an airport, railway facilities and a multimodal logistics park within the BIDA area, alongside links to the Bundelkhand Expressway. These facilities are intended to support industrial movement and improve access to the planned industrial city.

If delivered, the infrastructure could make the area more suitable for manufacturing, warehousing and logistics businesses. For now, the proposed data center and IT hub is a step towards expanding industrial development near Jhansi.

Industrial land demand will be the first segment to watch as land acquisition and infrastructure planning progress. Housing and commercial property demand will depend on whether the wider BIDA project attracts businesses and creates sustained employment in the area.
