Construction of Mumbai’s Versova-Bhayandar Coastal Road is progressing across several locations, with work underway on elevated road sections, flyovers and underground tunnels. There has been recent progress in Goregaon, Lokhandwala, Malad and Kandivali, as the project advances towards creating a high-capacity road corridor along Mumbai’s western suburbs. The proposed route will extend the city’s coastal road network northwards to Bhayandar and reduce pressure on existing roads and improve travel across the western side of the Mumbai Metropolitan Region. It will also make the route from Marine Drive to Bhayandar signal-free, cutting down the travel time to around 30 minutes from the usual 1-1.5 hours.
Key features of the Versova-Bhayandar Coastal Road
The Versova-Bhayandar Coastal Road is a major road infrastructure project designed to improve north-south movement across Mumbai’s western suburbs. The corridor combines elevated roads, interchanges, underground tunnels and connecting links to integrate the coastal route with the existing road network. Its development also includes the Dahisar-Bhayandar extension, which will carry the corridor beyond Mumbai’s municipal limits.

The project has been divided into construction packages covering the Versova-Bangur Nagar stretch, the Goregaon-Malad section, the Malad-Kandivali tunnels, the Kandivali-Gorai road and the Gorai-Dahisar section. Separate work on the Dahisar-Bhayandar Link Road will complete the northern extension.
Connectivity advantages of the Versova-Bhayandar Coastal Road
The Versova-Bhayandar Coastal Road will create an alternative north-south route through Mumbai’s western suburbs, reducing pressure on the Western Express Highway, SV Road and Link Road. It will serve residential neighbourhoods in Versova, Lokhandwala, Goregaon, Malad and Kandivali, as well as commercial centres such as Mindspace. Farther north, the corridor will continue through Gorai and Dahisar towards Bhayandar, improving road access between Mumbai and Mira-Bhayandar.
At the southern end, the proposed Bandra-Versova Sea Link will extend the route towards Bandra, with onward access to the Bandra-Worli Sea Link and the existing coastal road leading to South Mumbai. This could provide a more direct coastal route between the northern suburbs and the island city once the connecting projects are operational.
East-west connections will expand the corridor’s reach beyond the coastline. The proposed Goregaon-Magathane link will connect the coastal road with the Goregaon-Mulund Link Road (GMLR), opening up routes towards Mulund and Airoli and improving access to eastern Mumbai and the wider Thane region. Connections towards the Jogeshwari-Vikhroli Link Road (JVLR) will also support travel to employment centres around Powai and Vikhroli. Meanwhile, the Versova-Madh Bridge will improve access between Madh Island and the mainland road network.
The road will link with local streets across the western suburbs, making it easier to reach nearby homes, shops and offices. In Malad, the interchange near Mindspace will serve a major commercial area. The tunnel towards Charkop will take traffic through Kandivali. Further north, the 5.6-km Dahisar-Bhayandar Link Road will extend the route into Mira-Bhayandar, giving residents a more direct road connection to Mumbai’s employment hubs.
Versova-Bhayandar Coastal Road: Real estate impact across Mumbai’s western suburbs
The Versova-Bhayandar Coastal Road could influence real estate demand by making parts of Mumbai’s western suburbs easier to reach from other employment and business centres. Its impact will depend on where interchanges provide direct access to neighbourhoods and how the road changes travel patterns for residents and businesses.
Versova and Andheri could benefit from improved access to employment centres across the western suburbs and South Mumbai through the planned Bandra-Versova Sea Link. Andheri’s office districts and entertainment businesses already attract working professionals, while Versova has an established residential market. Easier travel could make these areas more attractive to people working in different parts of Mumbai, strengthening demand for homes in neighbourhoods with access to the coastal road.
Lokhandwala and Madh could see different benefits from the project. Lokhandwala’s established housing societies, premium apartments and local shopping areas could become more convenient for residents travelling to business districts elsewhere in Mumbai. Madh, with its low-rise housing and coastal setting, could gain from improved access to the mainland through the Versova-Madh Bridge. This could make residential properties more appealing to buyers who want coastal living without being as disconnected from the city’s employment centres.
Goregaon stands to benefit from the coastal road’s links with major commercial districts and the planned Goregaon-Magathane connection to the Goregaon-Mulund Link Road. Better access to eastern Mumbai could make the suburb a good choice for people working across both sides of the city. This may support housing demand around established office centres and increase the appeal of residential projects for professionals who travel between western and eastern business districts.

Malad and Kandivali could gain from easier access to commercial hubs such as Mindspace and improved travel between residential neighbourhoods. Malad’s office campuses and retail centres attract employees from across the suburbs, while Kandivali has extensive residential areas and established housing societies. The coastal road could make homes in these locations more convenient for people working in other parts of Mumbai, while the tunnel section towards Charkop will improve movement through the Kandivali stretch.
Gorai and Dahisar could see changes in their appeal as the coastal road extends towards the northern suburbs. Gorai’s coastal setting and relatively low-density development may attract more interest from buyers seeking homes away from Mumbai’s denser neighbourhoods. Dahisar, with its established residential areas, could benefit from improved access to both the coastal corridor and Bhayandar, strengthening its position as a residential location for people travelling across the northern suburbs.
Bhayandar could gain from its direct connection to Dahisar through the elevated extension. Residents would have an additional route towards Mumbai’s western suburbs, potentially making the area more attractive to households whose employment or business activities are based in Goregaon, Malad, Kandivali and beyond. The new coastal road could attract more homebuyers to Mira-Bhayandar who want affordable housing while remaining within reach of Mumbai’s employment centres.
