Mira Road East, Thane

Positives: It has a number of good schools and colleges, and three good hospitals within proximity, hence health & education are taken care of. The connectivity is being enhanced a lot easily reachable through the Western Express Highway, regular bus service, and numerous new residential complexes that are developing. Also, house prices are fairly reasonable for the Mumbai area, hence you have good value especially with newer developments like Sanghvi Eco City. Negatives: At times, room sizes are smaller compared to what buyers anticipate for the price. Traffic also gets horribly bad on the Western Express Highway particularly during rush hours. Waterlogging is another problem, and sewerage issues surface in some areas when rains are extremely heavy.

Positives: I bought my flat in Mira Road East some years ago, and I'm extremely happy. It's the best value for money close to Mumbai. The most attractive aspect is the fantastic connectivity: the Western Express Highway is just here, and the Mira Road railway station makes traveling easy. And with great schools, hospitals such as Sunrise, and the green belt surrounding it, it actually comes across like a complete and standalone locality. Negatives: But even as a satisfied owner, there are certainly two problems we encounter. Firstly, the traffic is simply craziness around the junction during rush office hours, which requires better regulation. Secondly, sometimes the water supply is not dependable, especially during summer. Overall, these are slight issues for an otherwise ideal residential property.

Positives: I purchased my home in Mira Road East, and I still believe it's the right decision. I like the nearby railway station and frequent buses, making travel convenient. I appreciate future metro connectivity (Line 9/Red Line and other corridors), reducing travel time to Mumbai and the airport. I prefer the proximity of malls, schools, and hospitals, and I can see several new RERA projects and gated complexes keeping rental rates constant. I like this locality. Negatives: I also caution visitors that I have experienced low-lying pockets severely waterlogged during spells of heavy monsoons. Therefore, always advise buyers to check drainage history.

Positives: I am selling here and informing customers that Mira Road East is developing rapidly with numerous new developments and reasonably priced options, so investors favour it. I like this area. I find good railway and road connectivity, Mira Road railway station, Western Express Highway and buses make Mumbai accessible. I find future metro construction and improved connectivity that will raise values in the near future. I find reasonable schools, hospitals and shops around. I also notice the rental demand of this locality remains healthy for 1–2 BHKs. Negatives: I caution clients regarding seasonal waterlogging and aged drains in pockets. It is annoying during heavy rains.
