Lotus 300 in Sector 107 is a beautiful looking society with big flats and a lot of open green area. The layout of the towers is nice, there are wide roads inside and the location is good – close to the expressway, metro, schools and markets. On paper it has all the modern facilities like clubhouse, gym, swimming pool and children’s play areas.
But there have been many problems too. Flat registrations were stuck for years because of the builder’s dues, and only recently has the process started moving after court orders. Maintenance is also a weak point – people complain about lifts breaking down often, slow repair work and extra charges for some facilities even after paying high maintenance fees.
Overall, Lotus 300 is a good project with big flats and a good location, but buyers or tenants should go in with open eyes about the legal history and the upkeep issues. If the registry and maintenance improve, it can be one of the better societies in this part of Noida.
