Ahmedabad Metro Phase 3 gets PIB nod: Dholera link moves closer

Ahmedabad Metro Phase 3 has received PIB clearance, bringing the 60-km expansion closer to construction. The proposed corridor will connect Thaltej Gam, Shilaj, Bopal and Badrabad towards the Ahmedabad-Dholera Expressway, with the project expected to influence connectivity and real estate growth across emerging western and southern markets.

Ahmedabad Metro Phase-3

Ahmedabad Metro Phase 3 has received clearance from the Public Investment Board (PIB), taking the proposed expansion a step closer to construction. A 60-km network with 41 elevated stations will extend connectivity to Badrabad and the Ahmedabad-Dholera Expressway, while creating a future route to Dholera International Airport. The project is being developed by Gujarat Metro Rail Corporation (GMRC), but final Union Cabinet approval is still required before civil construction can begin.

For Ahmedabad’s property market, the significance goes beyond another metro expansion. The proposed alignment passes through or close to several residential and emerging growth pockets, including Shilaj, Bopal, Godhavi and Badrabad, while Thaltej Gam forms one end of the proposed corridor. The bigger opportunity lies in how this network could gradually connect established residential markets with the Ahmedabad-Dholera growth corridor.

60-km Phase 3 to reach new growth pockets

Ahmedabad Metro Phase 3 corridor is planned from Thaltej Gam to Badrabad via Godhavi. It will start around Shilaj Canal Road, run parallel to the Sardar Patel Ring Road and pass through Bopal and Shantipura before reaching Badrabad near the Ahmedabad-Dholera Expressway.

The proposed network is planned with 41 elevated stations, linking emerging residential, commercial and institutional areas with Ahmedabad’s existing East-West and North-South Metro corridors. Major interchange stations are also planned, allowing passengers to switch between corridors instead of traveling through the central parts of the city.

Shilaj property prices stand at Rs 6,050 per sq ft

Shilaj is among the locations that could gain from the proposed Ahmedabad Metro Phase 3 corridor. Square Yards’ latest data puts the average asking price for apartments in the locality at Rs 6,050 psf, showing a 1.89% quarterly increase. The rate moved from Rs 6,150 psf in September to Rs 5,900 psf in December 2025 before returning to Rs 6,050 psf in June 2026.

The rental market also indicates existing housing activity. Square Yards records an average apartment rental rate of Rs 21 psf, while the average monthly rent for a 3BHK is Rs 31,250. The locality currently has a rental yield of 4.17%.

Shilaj therefore already has a functioning residential and rental market. Better mass-transit connectivity could add to its appeal, particularly for residents traveling towards other parts of Ahmedabad.

Bopal offers a Rs 5,200 per sq ft entry point

Bopal is another important residential market along the proposed Ahmedabad Metro Phase 3 corridor. According to Square Yards, Bopal’s average asking price is Rs 5,200 psf, with a marginal 0.54% correction in the latest period. The locality’s rate had reached Rs 5,500 psf in June 2026 after standing at Rs 5,200 psf in March 2026.

The locality also has a relatively active rental market. Square Yards records an overall rental yield of 5.08%, while average apartment rent is around Rs 22 psf. At the unit level, 1BHK homes average Rs 24,850 a month, 2BHK homes Rs 32,250, 3BHK homes Rs 77,800, and 4BHK homes around Rs 1.23 lakh.

The wider property market also has a mix of asset classes. Apartments average Rs 5,500 psf, villas Rs 11,000 psf and office spaces Rs 7,750 psf. Office values have recorded a 10.55% increase, while apartment values have risen 5.85% according to the Square Yards dataset.

Thaltej brings a premium market into the corridor

At the other end of the proposed market, Thaltej represents a more established and higher-priced property market. Square Yards records an average residential apartment price of Rs 8,600 psf in Thaltej. The rate has remained broadly stable, moving from Rs 8,600 psf in September 2025 to Rs 8,650 in December and back to Rs 8,600 by March 2026.

The locality also has a stronger commercial component. Office spaces average Rs 8,950 psf, up 3.52%, while villas command around Rs 16,000 psf. Residential rental rates average Rs 27 psf, with a rental yield of 3.77%. For tenants, average monthly rents stand at Rs 24,250 for 2BHK, Rs 48,700 for 3BHK and Rs 84,300 for 4BHK homes. This makes Thaltej a relatively mature rental market compared with the newer growth pockets further along the proposed corridor.

South Bopal and nearby markets add depth

The proposed connectivity through Ahmedabad Metro Phase 3 corridor could also have a wider effect across the surrounding western Ahmedabad residential belt rather than being limited to locations directly on the alignment.

Square Yards places South Bopal at Rs 5,100 psf, while nearby Ghuma is at Rs 4,750 psf and Shela at Rs 5,400 psf. Shilaj is higher at Rs 6,050 psf, while premium markets such as Bodakdev and Ambli stand at Rs 9,300 and Rs 8,900 psf, respectively.

Rental rates across several of these locations are currently around Rs 50 psf, according to Square Yards. South Bopal, however, has recorded a 13.64% decline in rental rates, while Shela and Ramdevnagar have seen rental growth of around 4.35%.

The wide variation in prices means the metro project could influence different parts of the corridor in different ways. Established areas may benefit through improved accessibility and tenant demand, while emerging locations could see greater interest as infrastructure moves closer.

Badrabad could become the next link

Badrabad is particularly important to the long-term story because the proposed Ahmedabad Metro Phase 3 corridor is planned to reach the location near the Ahmedabad-Dholera Expressway. The Badrabad end is being viewed as a future point from which metro connectivity could be extended towards Dholera SIR and Dholera International Airport.

That makes Badrabad different from Shilaj, Bopal and Thaltej. The latter already have established property markets, while the Badrabad-Dholera side is more closely linked to the next phase of regional development.

Dholera already has a plot-led market

Dholera’s property market also shows a different pattern from Ahmedabad’s established residential areas. The demand-supply data shows plots accounting for 94% of property demand and 89% of supply, while land accounts for 3% of demand and 8% of supply. Industrial plots make up 1% of demand against 5% of supply.

The Ahmedabad-Dholera Expressway has already changed the road-connectivity equation. Square Yards notes that the 109-km access-controlled expressway has reduced Ahmedabad-Dholera travel time from around two hours to 45 minutes. The proposed metro connection could eventually add a public transport layer to this road network.

Circular Metro widens Ahmedabad’s reach

Ahmedabad Metro Phase 3 corridor also includes a proposed Vadaj-to-Vadaj circular Metro corridor, covering parts of western, eastern and southern Ahmedabad. The proposed loop includes locations such as Akhbarnagar, Naranpura, Shivranjani, Shyamal Crossroads, Jivraj Park, APMC, Pirana, Isanpur, Amraiwadi, Rakhial Road, Saijpur Bogha, Kalapinagar, Girdharnagar and Dudheshwar.

Major interchanges are planned at Gujarat University, APMC, Amraiwadi and Vadaj. The idea is to allow passengers to move between different parts of Ahmedabad without having to travel through the central business district. 

For real estate, the significance is the wider network effect. A metro corridor becomes more useful when residents can transfer to other lines and reach employment, education, and commercial areas without relying entirely on private vehicles.
