I find this place famous for its CIDCO planning. I am located near the Mumbai-Pune Expressway. My experiences with high rental yields from students are great. I see the upcoming Navi Mumbai Airport as a big plus. My suggestions address the two disappointments: poor garbage collection and slow road widening projects.

I live in this beautiful, planned township. My experiences are good because Orion Mall, Lifeline Hospital, and DAV Public School are nearby. I feel the rents are quite fair here. My suggestions include a better water supply and smoother internal roads, as these two things bother me and my neighbours every day.

I deal in New Panvel, and my experiences show strong buyer interest. Panvel station, upcoming Metro Line 1, strong connectivity, and markets are advantages. I suggest Ryan International School and MGM Hospital to families. I recommend this area for future investment growth. I point out traffic congestion and slow internal road upgrades as issues.

I love this locality because it's so planned and green. My commuting is easy with the railway station and upcoming CIDCO Metro nearby. I have MGM Hospital and Orion Mall within short distance. The nearby Belapur office hub is a plus for me. However, heavy traffic and waterlogging are major drawbacks.

New Panvel is a top connectivity hub. It's near to the planned airport, and MTHL is a great benefit for my customers, as my own encounters demonstrate. For families, it seems very secure. My recommendations always emphasize the premier institutions such as Pillai. Clients need to remember parking problems and traffic jams.

I think the road maintenance and drainage need really significant improvements.

Still, I think the dusty roads and station-adjacent traffic have to be much better. Any customer would choose this location.

With simple access to the Sion-Panvel Expressway and Panvel Railway Station, I appreciate peaceful and thoughtfully arranged living. With nice roads, lots of parks, and Karnala Bird Sanctuary nearby for family nature time, I'm thinking this area is really beautiful. For my kids, I am glad to have good schools like DAV Public School as well as excellent hospitals like Panacea and Pioneer close by. Even in the evenings with streetlights and frequent police patrolling, walking around makes me feel secure. Given strong rental demand, I believe my investment here is reasonable. I recommend that the road quality and drainage in certain places need urgent improvements; also required is improved highway segment night illumination here.

New Panvel is best locality for residential purpose. Good Infrastructure

Positives: College brought me here. I discovered many PG possibilities and inexpensive flats. The Pillai College nearby and the Panvel station's connection captivated me. I quickly arrived at the road. I despised the packed trains.

Negatives: From the open drains close to my apartment, I smelt terrible smells. The noise at night was really great.

Positives: With the projected airport and expansion, this place is ideal for investment. Living is very friendly, with Orion Mall and Lifeline Hospital nearby. My family enjoys weekends at Karnala Bird Sanctuary.

Negatives: Inner streets are in disrepair, and the drainage is inadequate. Every summer, we too battle a severe water catastrophe.
