For those looking for homes in the NCR that offer good returns, Central Noida is an attractive proposition. Central Noida encompasses Sectors 72-79 while linking to Sectors 117, 113, 119, 116, 120 and 118. Central Noida is considered as a great choice for prospective buyers on account of its potential for high future returns and connectivity to the National Highway 24, Delhi and the Noida Expressway.

Buyers can check out several 2 and 3 BHK apartments which are ready to move into and these are priced between Rs.45-70 lakh, depending on their sizes. Central Noida covers 500 acres with ready to move in properties being priced between Rs.4,500-5,200 per sq. ft. on an average. Under-construction properties are usually priced between Rs.4,200-4,500 per sq. ft. approximately.

Most projects in the area were launched at prices between Rs.2,700-3,100 per sq. ft. around 4-5 years earlier. According to the director, Express Builders, Pankaj Goel, the Express Zenith project was launched in 2012 at a price of Rs.2,800 per sq. ft. and upon completion, it has now gone up to Rs.4,500 per sq. ft. He added that total appreciation is between 15-20% over the last 2-3 years but this may double within the next few years once major infrastructure projects including the metro link are completed.

Central Noida has been showing an upward trend when it comes to property rates and all necessary infrastructure is being developed rapidly here. Leading real estate developers like Prateek Group, Supertech, Antriksh India, Gaursons India, Exotica Housing, Mahagun, Gardenia, Morpheus, Ajnara and Assotech limited have already launched premium projects in and around this zone. The Noida City Centre metro station lies just 2.5 kilometres away from the locality and the proposed new link to Greater Noida is also expected to run through Sectors 72-79. Hospitals, markets and other amenities are also coming up rapidly in this area.

Several real estate companies have started giving possession of apartments and close to 15-20,000 families have already moved into these sectors. Projects are being developed faster in this belt and there are several affordable and premium apartments on offer in tandem with independent and luxury villas. The area has ample natural greenery along with hassle free water and power supply.

A new bridge has been completed which links Sectors 74, 73, 78, 77, 84, 79, 122 and 121 with Sectors 4, 1 and 16A in Greater Noida. Once this bridge starts functioning, the new 28-metre and 8-lane bridge over the Hindon River will bring major relief to commuters who operate between Greater Noida and Noida on a regular basis.
