The upcoming Gurugram-Rewari Highway is expected to transform connectivity across southern Haryana by reducing travel time between Gurugram and Rewari to nearly 45 minutes. The 46-km corridor, which will begin near Sector 88B on the Dwarka Expressway and connect directly to the Kundli-Manesar-Palwal (KMP) Expressway, is scheduled to open in two phases by September 2026. Beyond easing daily travel, the highway is expected to unlock fresh opportunities for housing, logistics, industrial development and commercial investment across New Gurugram, Manesar, Pataudi and Rewari, making it one of the region’s most closely watched infrastructure projects.
Gurugram-Rewari Highway route and timeline
The new four-lane highway will create a direct link between the Dwarka Expressway and the KMP Expressway, reducing dependence on congested city roads through Gurugram and Manesar. The first phase comprises a 10-km stretch connecting Dwarka Expressway with the KMP Expressway and is expected to become operational first, while the remaining section will complete the 46-km corridor later.
Once fully operational, commuters traveling between Gurugram and Rewari are expected to complete the journey in around 45 minutes. The highway will also improve access to major employment centers such as IMT Manesar while strengthening connectivity with New Gurugram, Pataudi and southern parts of Haryana.
Property prices along the upcoming corridor
Infrastructure projects have consistently influenced property markets across NCR, and the Gurugram-Rewari Highway is expected to follow a similar trend by expanding the city’s next growth corridor.
The new road is likely to improve accessibility to residential sectors along the Dwarka Expressway and New Gurugram while making nearby industrial and commercial locations more attractive for businesses.

Several micro-markets expected to benefit from the new highway are already witnessing steady residential demand, suggesting that the corridor has an established property base before the road becomes fully operational.
Square Yards Data Intelligence shows that Dwarka Expressway currently records an average apartment price of Rs 14,000 per sq ft, with average rentals of Rs 28 (psf) and a rental yield of 2.40%. In New Gurugram, average residential prices stand at Rs 12,000 (psf), while average rentals are around Rs 24 (psf), with a rental yield of 2.40%.
Further along the corridor, Sector 88B has an average apartment price of Rs 12,800 (psf), reflecting sustained buyer interest due to its proximity to the upcoming highway. Manesar records an average apartment price of Rs 11,850 (psf), average rentals of Rs 89 (psf), and one of the strongest rental yields in the region at 9.01%, supported by its industrial and employment base.
Meanwhile, IMT Manesar remains comparatively affordable, with average apartment prices of Rs 8,050 (psf), average rentals of Rs 56 (psf), and a rental yield of 8.35%.
These figures indicate that the Gurugram-Rewari corridor is supported by both end-user housing demand and a strong rental market, particularly around established industrial locations. As connectivity improves, these micro-markets are expected to attract greater residential and commercial interest over the long term.
Industrial and logistics growth along the corridor
The Gurugram-Rewari Highway is expected to do more than reduce travel time. By connecting Dwarka Expressway directly with the KMP Expressway and improving access to IMT Manesar, the corridor is likely to support manufacturing, warehousing and logistics businesses that rely on faster freight movement.
Improved connectivity may encourage companies to expand operations beyond central Gurugram, while Rewari is gradually emerging as an alternative destination for industrial and logistics investments due to greater land availability and lower development costs.
