Jewar-Ganga Expressway approval strengthens real estate outlook along Yamuna Expressway

The UP Cabinet’s approval of the ₹8,585-crore Jewar-Ganga Link Expressway marks a new phase of growth for the Yamuna Expressway corridor. Spanning 74.5 km, the greenfield expressway connects Noida International Airport directly to the Ganga Expressway via Bulandshahr, shifting market focus from basic airport proximity to broader regional accessibility. With residential prices along the Yamuna Expressway having nearly tripled since 2020, future appreciation will favor micro-markets backed by strong job hubs, commercial ecosystems, and logistics infrastructure.

The Uttar Pradesh Cabinet’s approval of the Rs 8,585-crore Jewar-Ganga Link Expressway is set to add another major connectivity layer to the fast-developing Noida International Airport region. The proposed 74.5-km, six-lane access-controlled corridor will connect the Jewar airport ecosystem with the Ganga Expressway through Bulandshahr, potentially extending the airport’s economic influence deeper into western Uttar Pradesh.

For the real estate market, the development comes at a time when the Yamuna Expressway corridor has already witnessed a substantial infrastructure-led re-rating. The next phase of growth is therefore likely to be more selective, favouring locations with stronger access to employment centres, industrial developments and key transport nodes.

Yamuna Expressway has already seen sharp price appreciation

Square Yards research shows that residential property prices along the Yamuna Expressway have risen significantly over the last five years. Average apartment prices increased from around Rs 3,200 per square foot (psf) in 2020 to approximately Rs 9,600 psf in 2025, representing nearly threefold growth. Plot prices also rose sharply, from around Rs 1,100 psf to approximately Rs 2,500 psf during the same period.

The sharp appreciation reflects the cumulative impact of infrastructure development, particularly the emergence of Noida International Airport, planned industrial clusters and increasing residential development across the Yamuna Expressway belt. Square Yards Data Intelligence currently places average residential property rates across the broader Yamuna Expressway market at approximately Rs 9,700 psf. 

Sector 25 leads recent price growth

Sector 25 has recorded the strongest recent momentum among the key Yamuna Expressway residential sectors tracked by Square Yards. Average asking prices increased from around Rs 7,550 psf in September 2025 to Rs 9,000 psf by March 2026, representing a growth of about 19% over six months.

Sector 22A has also maintained steady appreciation, with average rates increasing from approximately Rs 9,150 psf to Rs 9,850 psf over the same period. Sector 23D remains relatively more affordable, with rates moving from around Rs 7,300 psf to Rs 7,650 psf, while Sector 22 is currently priced at approximately Rs 7,400 psf. Gaur Yamuna City, with an average rate of around Rs 6,550 psf, continues to offer a lower entry point compared with several newer sectors. At the premium end, Sector 27 is priced at approximately Rs 11,000 per square foot. However, prices have softened from around Rs 11,550 psf in September 2025, suggesting a period of consolidation after the strong appreciation witnessed across the corridor.

Jewar itself remains substantially cheaper at approximately Rs 2,200 psf, although its market is more oriented towards land, plots, and low-rise formats than the apartment-led sectors closer to Greater Noida.

Expressway could shift focus from proximity to connectivity

The Jewar-Ganga Expressway is likely to reinforce the broader investment case for the Yamuna Expressway corridor, but future appreciation may not be uniform.

The first phase of the Jewar real estate story was largely driven by proximity to the airport. The next phase is likely to depend more on actual connectivity and economic activity. Residential locations such as Sectors 22, 22A, 23D, and 25 could benefit from improved accessibility and the continued development of the broader YEIDA region. Sector 25, in particular, combines recent price momentum with a substantial development pipeline, making future absorption an important factor to monitor.

At the same time, comparatively affordable markets such as Gaur Yamuna City may become increasingly relevant for end-users seeking completed or developing residential ecosystems at lower price points. The expressway could also improve the longer-term prospects of land markets around Jewar and towards the Bulandshahr side of the corridor. However, such locations are likely to see highly localized appreciation depending on access roads, interchanges, land use, and future urban development.

Commercial and logistics demand could be a bigger long-term opportunity

The larger impact of the new expressway may extend beyond residential property. By improving connectivity between the airport region and the wider expressway network, the corridor could strengthen the case for logistics, warehousing, industrial facilities, airport-support businesses, and employee housing across the Yamuna Expressway belt.

This could gradually shift the market from infrastructure-led speculation towards employment-led residential and commercial demand, a transition that would be important for sustaining property values over the longer term.

Square Yards data also shows that rental yields along the Yamuna Expressway remain relatively modest at around 2.23%. This indicates that the corridor remains primarily a capital-appreciation market rather than a high-rental-income destination.

Outlook

The Jewar-Ganga Link Expressway adds another important connectivity catalyst to an already rapidly appreciating real estate corridor. However, with Yamuna Expressway apartment values having nearly tripled since 2020, the next phase of growth is unlikely to lift every location equally. Markets with established residential development, stronger infrastructure access, and proximity to future employment centers are likely to remain better positioned. Sector 25 currently shows the strongest price momentum, while Sector 22A continues to appreciate steadily. Sectors 22 and 23D provide relatively lower entry prices, while Gaur Yamuna City offers a more established and affordable residential option.

Overall, the expressway strengthens the long-term real estate outlook around Jewar and the Yamuna Expressway, but future returns are likely to become increasingly dependent on connectivity, project execution, and actual employment generation rather than infrastructure announcements alone.
