With premium residential projects like Akshar Emperia Garden coming up here, it is no surprise that New Panvel is a major hit with real estate investors and end-users alike. Several leading real estate developers are zeroing in on New Panvel as the next big housing destination on the outskirts of Mumbai. Property prices have already started increasing in New Panvel on the back of development. Apartments are comparatively cheaper in comparison to counterparts in Mumbai and Navi Mumbai but prices are expected to appreciate even more in the near future. New Panvel is located very strategically along the Bangalore-Mumbai National Highway (National Highway 4) and the Mumbai-Pune Expressway is easily accessible from it as well. New Panvel is divided into eastern and western parts with the latter also being called Khanda Colony.

The journey spans a total of 49 kilometres and takes close to 80 minutes. The State Transport bus stand on the highway and the NMMT bus stand near the railway station offer bus services to Dombivali, Thane, Badlapur, Kalyan, Uran and Dadar. New Panvel will also benefit from the opening of the new International Airport at Ulwe nearby and the Trans-Harbour Link which will connect Nhava Sheva and South Mumbai. The MiSEZ or Mumbai Integrated Special Economic Zone at Uran’s Khopate and the development of the commercial complex at the Panvel Railway Station are other major factors that will spark future growth. The Jawaharlal Nehru Port Trust is also being expanded and this may boost the realty market positively in New Panvel according to experts.

Vashi is located 24 kilometres away from New Panvel while Nerul and Kharghar are 15 kilometres and 11 kilometres away respectively. Ulwe is only 12 kilometres away from New Panvel. The area has also witnessed the establishment of reputed educational institutions such as the New Horizon Public School, St. Joseph’s Senior Secondary School, DAV Public School, Shantiniketan Public School and Dr. Pillai’s International School.Other higher education institutions nearby include the Mahatma Phule Arts, Science & Commerce college, Changu Kana Thakur Arts, Commerce and Science college, Pillai’s Institute of Information Technology, Engineering, Media Studies & Research and the N.N. Paliwala Junior College.

Leading hospitals in Panvel and New Panvel include the Gandhi Hospital, Purohit Hospital, Lifeline Super Specialty Hospital, Sai Child Care Clinic, Akshay Eye Hospital, Arunodaya Hospital and the Panacea Multispecialty. Shopping malls like the D-Mart, Orion Mall, Nagarpalika Shopping Centre, K-Mall, Govind Gardens Shopping Mall, Glomax, Little World and Mahalaxmi are located in and around Kharghar which is easily accessible from New Panvel. There are multiplexes at K-Mall and Orion Mall for movies. New Panvel is surrounded by major industrial zones in Khopoli, Taloja, Bhiwandi and Patalganga. Companies like Hindustan Organic Chemicals, Larsen & Toubro, Reliance, ONGC and the JNPT have a significant presence here. There are a few IT companies operating within a 15-20 kilometer radius from New Panvel.
