Hyderabad is witnessing steady growth in terms of residential and commercial real estate alike. This has been accelerated by the growth in infrastructure and connectivity throughout the city. Hyderabad Metro has been a major boost to the city’s infrastructure and soon the second phase of the Metro work will start, thereby pushing realty prospects of several areas upwards and accelerating connectivity for residents in many areas. The Telangana State Government has directed swift construction for the project’s second phase. The DMRC (Delhi Metro Rail Corporation) is already preparing the DPR or Detailed Project Report and will submit the same soon.

The mission is to cover 60 kilometres with the Metro network and link major and upcoming commercial and residential zones with the airport and key railway stations in Hyderabad. Several routes are being planned for this upcoming metro corridor. There is one route planned between Lakdi Ka Pul and BHEL. The metro line will commence from Medak’s BHEL Township and will cover Miyapur through the Madinaguda Junction.

This will extend to Lakdi Ka Pul which is one of the city’s most congested crossroads. The metro line will go through Chandanagar, Madinaguda, Kondapur, Hafeezpet, Gachibowli, Botanical Garden, HS Darga, Khajaguda Junction, Salarjung, Shaikpet, Reti Bowli, Masab Tank, NMDC and Mehdipatnam for reaching Lakdi Ka Pul. This route will go a long way towards boosting the real estate market in all of these areas, some of which are well-established residential and commercial locations in Hyderabad.

There is another metro line planned to link Raidurg and the Rajiv Gandhi International Airport. This route will link to the airport through Gachibowli, one of the biggest IT and commercial hubs in Hyderabad and also one of its coveted residential zones. Gachibowli will be the interchange station for these two metro lines, linking to the BHEL-Lakdi Ka Pul line seamlessly. Direct metro access from the airport will be a major boost for residents. The Raidurg-Shamshabad metro line may pass through the Telangana Police Academy, Himayathsagar, Peeranchuruvu and Rajendra Nagar over 28-30 kilometres as per reports. The State Government has already been working on acquiring land for setting up metro railway depots in the second phase of the project. 70 acres will approximately be required either at Chandanagar or BHEL while 60 acres will be needed for the route between Raidurg and Shamshabad. The State Government is seeking land for the depot in proximity to Budvel. Another land parcel of 6 acres will be used for circulation and parking at every station according to reports.
