Mehkri Circle Flyover: Connectivity and real estate impact in Bengaluru

Mehkri circle flyover

Bengaluru’s Rs 725-crore Mehkri Circle flyover project has entered preliminary construction, with soil investigations underway and an 18-month completion target. The project combines a 1.78-km elevated road toward Mehkri Circle with a 2.28-km tunnel between the Hebbal-Esteem Mall area and Baptist Hospital. The elevated section will have two lanes in each direction, while the tunnel will have three lanes in each direction. Together, the two components are intended to ease congestion along the Ballari Road corridor, improving traffic flow between central Bengaluru, Hebbal, north Bengaluru, and Kempegowda International Airport.

Key highlights of the Mehkri Circle flyover project

The project addresses congestion at multiple junctions rather than focusing on a single flyover. Its elevated road and tunnel are planned to complement each other, carrying traffic along the Mekhri Circle-Baptist Hospital-Hebbal stretch and easing pressure on existing surface roads.

Main objective

Improve traffic flow towards Hebbal, north Bengaluru and the airport

Connectivity advantages for Bengaluru’s key localities

The main advantage of the Mehkri Circle project is its location on Ballari Road (NH 44), a major route connecting central Bengaluru, the northern suburbs, and the airport. Vehicles traveling through Hebbal currently encounter congestion at a series of closely spaced junctions, where airport-bound traffic, local commuters, and vehicles heading toward Yelahanka converge. The proposed tunnel between Hebbal and Baptist Hospital, combined with the elevated road toward Mekhri Circle, is intended to improve traffic flow across this wider stretch.

Hebbal is a key interchange for traffic towards the airport, Yelahanka, central Bengaluru and the eastern suburbs. The proposed tunnel will extend beyond the existing Hebbal flyover, while the elevated road will improve movement towards Mekhri Circle. These changes could also benefit Nagawara and Thanisandra, whose residents use the Hebbal road network to reach central Bengaluru and the airport. Nagawara’s Manyata Tech Park is a major employment hub drawing commuters from across the city. Ganganagar and Sanjaynagar could benefit from improvements along the Baptist Hospital-Mekhri Circle stretch. The planned rotary at Mehkri Circle will connect roads towards Sadashivanagar and Jayamahal, improving traffic movement between these neighborhoods and north and central Bengaluru.

The project also aligns with Bengaluru’s broader road infrastructure plans. The proposed 28-km Yeshwanthpur-KR Pura elevated corridor is planned to run from Mathikere Cross through the Indian Institute of Science (IISc), Mehkri Circle, Jayamahal, St John’s Church Road, and Ulsoor Lake before reaching KR Pura via Old Madras Road.

Hebbal

Hebbal has developed into a major commercial and residential destination, supported by its position on NH 44, proximity to Manyata Tech Park and access to healthcare, education and business facilities. The flyover and tunnel will target congestion around the Hebbal interchange, one of the area’s defining infrastructure constraints.

Improved traffic flow could enhance access to existing office developments, hotels, retail establishments, and commercial properties serving the airport corridor. Hebbal is also a key business hub, connecting central Bengaluru with major employment centers in the north. The project therefore adds to the infrastructure supporting an already active commercial market.

Ganganagar and Sanjaynagar

Ganganagar and Sanjaynagar have established neighborhood markets, with local shops, clinics, schools, and other services supporting surrounding residential areas. The project’s design and access to local roads will be important for these areas.

The infrastructure could improve access for businesses that rely on customers traveling to Hebbal and central Bengaluru. Commercial establishments along accessible roads may benefit from more convenient travel, while the existing neighborhood retail and service economy remains an important driver of local property demand.

Sadashivanagar and Jayamahal

Sadashivanagar and Jayamahal are established, mature residential areas in north-central Bengaluru, with institutional properties and local commercial establishments. Their proximity to Mekhri Circle makes the proposed rotary and its connections relevant to traffic moving between these neighborhoods and the wider city. Here, the key local consideration is how the elevated corridor and its junctions connect to existing roads without disrupting access to interior streets.

Yeshwanthpur and Mathikere

Yeshwanthpur has a strong commercial and industrial presence, including the railway station, market areas, and established business activity. Mathikere benefits from its proximity to IISc and other educational and research institutions. Its connection to Mekhri Circle becomes particularly relevant in the context of the proposed Yeshwantpur-KR Pura elevated corridor.
