Namma Metro Blue Line to connect ORR tech corridor with the Airport, impact real estate

Namma Metro Blue Line

Trial runs on Bengaluru’s Namma Metro Blue Line are expected to begin by the end of October 2026 on the Central Silk Board–KR Puram stretch. The 58.19-km corridor, developed under Phase 2A and Phase 2B, will connect Central Silk Board to Kempegowda International Airport via the Outer Ring Road technology corridor and northern Bengaluru. With 29 planned stations, the line will serve major employment centers, connect with other Namma Metro corridors, and provide a direct metro link to the airport. The first 19.75-km section is targeted to open by mid-2027, with the full corridor expected to become operational by March 2028.

Namma Metro Blue Line: Key highlights

The Blue Line is being developed under Namma Metro Phase 2A and Phase 2B. Its first section will connect the Central Silk Board junction to KR Puram, and the extension will continue toward Hebbal and KIA. The elevated corridor is designed to serve major employment districts, residential areas, and transport hubs across eastern and northern Bengaluru.

Connectivity advantages of Namma Metro Blue Line

The Blue Line will bring metro access to the eastern ORR, linking office campuses with nearby residential and commercial districts. From Central Silk Board, it will run through HSR Layout, Agara, Iblur, Bellandur, Kadubeesanahalli, and Marathahalli to KR Puram, then continue via Horamavu, Kalyan Nagar, and Nagawara toward Hebbal, Yelahanka, and Kempegowda International Airport (KIA).

For ORR commuters, the line offers an alternative to peak-hour traffic. At KR Puram, passengers can transfer to the Purple Line for Whitefield and central Bengaluru. The Yellow Line interchange at Central Silk Board connects to BTM Layout and Electronic City, easing cross-city trips without relying solely on roads.

North of KR Puram, the corridor will serve local travel needs and provide Horamavu and Kalyan Nagar residents a direct airport route. The Pink Line interchange at Nagawara offers further connections across Bengaluru. Together, these links connect homes, workplaces, and the airport while reducing road-based transfers..

Namma Metro Blue Line interchange stations

The Blue Line will connect Bengaluru’s southern, eastern, and northern districts to the wider Namma Metro network. At KR Puram, passengers can transfer to the Purple Line to reach Whitefield and central Bengaluru. At the southern terminus, Central Silk Board will provide access to the Yellow Line, linking the ORR office belt with the Electronic City corridor.

The network will expand as other lines become operational. Nagawara is planned to link the Blue Line with the Pink Line, while the proposed Orange Line is designed to intersect it at Kempapura and Hebbal. This arrangement is particularly significant because it will allow the future Phase 3 corridor, running between JP Nagar Phase 4 and Kempapura, to connect with the airport route. These interchanges are planned components of the network, not services passengers can use today.

  • Central Silk Board to Yellow Line (RV Road to Bommasandra)
  • Nagawara to Pink Line (Kalena Agrahara to Nagawara)
  • Kempapura and Hebbal to Proposed Orange Line (JP Nagar Phase 4 to Kempapura)

In Bellandur and Kadubeesanahalli, the primary benefit will be improved access to major office developments, including Embassy TechVillage. These areas already host several offices, and the metro will make them more attractive to businesses and tenants by shortening commutes. Marathahalli and Doddanekundi will benefit from better connections between offices and nearby homes, while the KR Puram interchange will improve access to Whitefield’s IT hubs.

HSR Layout and Agara residential markets serve residents seeking access to both the ORR and southern Bengaluru. The Blue Line will provide a direct connection to the office corridor and, via the Yellow Line interchange at Central Silk Board, expand travel options toward Electronic City. This could attract more tenants, especially professionals who commute to different work hubs across the city.

North of KR Puram, Horamavu, HRBR Layout, and Kalyan Nagar will gain a stronger connection to the airport and eastern Bengaluru, improving their appeal to residents who regularly travel across these districts. Hebbal and Yelahanka, meanwhile, will benefit from the airport link and planned interchange connections, supporting their roles as northern residential and commercial centers. The effect will be especially relevant to development around major transport junctions, where metro access can complement existing road and rail connections.
