The Neral-Shelu stretch is steadily becoming a major hub for affordable housing projects. Rapid development of infrastructure and a highly strategic location are key reasons behind the Neral-Shelu stretch witnessing sizable growth in the MMR (Mumbai Metropolitan Region). This region has assumed even more importance with the Virar-Alibaug-Multi-Modal Corridor which goes through Panvel and Dombivali. Several leading real estate developers are already coming up with projects in this area. This belt is also a popular second home destination due to its ample natural greenery, the lovely hills of Matheran and Vangani waterfalls nearby and connectivity improvements.

Top projects like Olympeo Riverside have been coming up in Neral and other surrounding areas. This entire area is linked to Thane and CST via the Mumbai Suburban Railway’s Central Line. Local trains ply every half an hour or so. A railway terminal has been planned for Vangani near Shelu for long-distance trains. The Panvel-Karjat local train route will lower the time required to go to Neral from the International Airport and CBD in Navi Mumbai. The 4-lane current Badlapur-Khopoli Highway links the area to the Mumbai-Pune Expressway. The upcoming Panvel-Bhimashankar Highway will connect Neral-Shelu to the Navi Mumbai International Airport within 40 minutes. There are two large MIDCs located within 30 minutes from this zone.

Around 3-4 years earlier, the Neral-Shelu stretch primarily attracted second home buyers who were drawn to the pollution free pleasant surroundings. People invested in land and built individual housing units and bungalows. However, this trend has now reduced a little and several apartments and townships are being developed. The area for its natural beauty which has been carefully preserved by the authorities and local residents. Several entertainment, educational and other amenities are also being developed here.
