Noida Authority has approved the revised layout plan for the 300-acre Sports City project in Sector 150, bringing a key development milestone for one of Noida’s residential markets along the Noida-Greater Noida Expressway. The plan reserves 70% of the land for sports facilities, 29.5% for residential purposes, and 0.5 % for commercial use.
The layout, prepared by Skyline Architectural Consultant and vetted by the Sports Authority of India (SAI), covers Plot 2 in Sector 150. The authority also approved building plans for Plot SC-02 on June 9, 2026.
Sector 150 also benefits from access to the Yamuna Expressway, with the nearest entry point around 5 km away. This offers residents steady transit towards the Yamuna Expressway corridor and the wider Greater Noida region, adding another factor for buyers and investors assessing the area’s long-term residential appeal.
Sector 150 Sports City approval advances residential development
The plan for Noida Sports City is intended to maintain the project’s sports-led development framework while allowing the relevant development processes to move forward.
Noida Authority has also issued conditional occupancy certificates for four housing projects developed by Brick Rise Developers, Ace Infracity, Land Kart Builders and Samridhi Infra Square. The certificates mark progress for these developments, subject to the conditions attached to the approvals.
For homebuyers, the immediate relevance lies in the status of their individual projects, the approvals applicable to their buildings and the next construction or possession milestones. The revised layout approval should not be treated as clearance for every Sports City project.
Sector 150 property rates stand at Rs 12,300 per sq ft
Square Yards’ property-rate data puts the average asking price in Sector 150 at around Rs 12,300 per sq ft, with a reported quarter-on-quarter increase of 1.03%. Data shows the average rate rising from Rs 12,050 psf in December 2025 to Rs 12,200 in March 2026 and Rs 12,300 in June 2026.
The locality has a mix of ready-to-move and under-construction housing. Square Yards reports average rates of about Rs 12,184 psf for ready-to-move properties and approximately Rs 12,600 psf for under-construction properties. These figures reflect current market pricing as project approvals advance.
Yamuna Expressway and Noida-Greater Noida Expressway strengthen connectivity
The Noida-Greater Noida Expressway connects Sector 150 with residential neighborhoods, commercial developments, and employment hubs across Noida and Greater Noida. This can make daily commuting more convenient for residents working in these areas and strengthen the sector’s appeal among homebuyers seeking access to established urban infrastructure. The corridor also provides onward connectivity towards Greater Noida’s wider road network.
The Yamuna Expressway offers a separate route towards the wider Yamuna Expressway region, including the Jewar airport area. Together, the two expressways provide connectivity towards established urban centers as well as developing areas beyond Greater Noida. For homebuyers and investors, this combination may broaden the range of destinations accessible by road and add to Sector 150’s overall appeal.

Revised plans submitted for other Sports City developments
The approval process is also advancing for other projects. Logix Infra Developers submitted a revised plan for Sector 150; 3C Green Developers submitted a proposal covering Sectors 78-79; and ATS Homes submitted a proposal for Sector 152.
The Noida Authority has invited public objections and suggestions on these proposals before making further decisions. Their progress could be relevant to buyers tracking developments in the broader Noida residential market, particularly where project-level approvals remain a key consideration.
Sports City approval and connectivity shape the residential outlook
The revised layout approval and conditional occupancy certificates mark concrete progress in the Noida Sports City development. For existing homebuyers, next steps depend on their project’s approval status, compliance requirements, construction progress, and possession schedule.
For prospective buyers, Sector 150 and neighboring Sectors 151, 152, and 146 offer different price points within the Noida-Greater Noida Expressway residential market. The Yamuna Expressway connection provides broader regional connectivity, while the Noida–Greater Noida Expressway supports access to established residential and employment hubs. The Sports City approval marks a separate development milestone for the locality.
