Metro connectivity is a major lifeline for most residents in any particular area and also boosts overall development prospects of the region in terms of residential and commercial real estate. Noida has witnessed huge growth in terms of its real estate market over the last decade or so. The commercial sectors have fueled residential growth in Noida and the metro network has also played a pivotal role in these developments. The metro network has now been extended to Vasundhara and Mohan Nagar from the metro station in Sector 62. This will definitely impact real estate micro markets in the region.
There will be the Noida-Ghaziabad metro line which will run from Sector 62 in Noida to Mohan Nagar. The other route will be between Vaishali and Mohan Nagar. The former will have four stations and will run through Indirapuram and CISF Road. There are four metro stations planned for the latter route as well. Vasundhara will be the point of transit in this case. This corridor will span 9.5 kilometres and the Noida-Ghaziabad line will cover 4.5 kilometres.
The Ghaziabad-Noida Metro Line will link Indirapuram, Vaishali and Vasundhara along with linking all these areas to the Noida City Centre and the upcoming metro at Electronic City. The newly launched Magenta Metro Line will also be linked to these areas. The Noida-Ghaziabad Metro Line obtained approval from the GDA (Ghaziabad Development Authority) back in 2016.
Indirapuram is one of the well-developed areas in Ghaziabad and metro connectivity will lead to an appreciation in realty prices and make it an even more coveted residential neighbourhood. Niti Khand, Vaibhav Khand, Shipra Suncity and Ahinsa Khand are major localities that will benefit from this metro corridor. Average property prices will go up in these localities. The property prices have remained relatively stable in Vasundhara over the last few years. There should be price appreciation here as well over the next few years post the starting of operations of the Noida-Ghaziabad Metro Line.
