Prime Minister Narendra Modi inaugurated Bengaluru’s Yellow Line of the Namma Metro on Sunday. The stretch adds new capacity to the city’s network and is expected to cut travel times in the southern IT corridor.
The line runs from RV Road to Bommasandra. It covers stops at Jayadeva, BTM Layout, Silk Board and Electronic City Phases 1 and 2. At Jayadeva Hospital, passengers can switch to the Pink Line, while RV Road connects with the Green Line.
Industry watchers said the improved access will make peripheral but affordable locations more attractive. Areas such as HSR Layout, Kudlu Gate, Bommanahalli and Bommasandra are expected to see stronger housing demand as the corridor offers faster links to employment hubs in Electronic City and southern industrial zones.
Developers have already started responding. Brigade, Sobha and Shriram have launched projects in Electronic City and Bommasandra, with prices beginning from ₹80 lakh to ₹1.5 crore. In comparison, projects in prime IT corridors such as Whitefield start at ₹1.5 – 2 crore. Market analysts expect the Yellow Line to create a complementary growth corridor, rather than diverting demand from established hubs.
The new metro stretch is also set to benefit mid- and upper-mid housing segments, particularly 2- and 3-BHK units, while premium homes near Electronic City are drawing interest from executives and NRIs.
Madhukar Babu, Associate Principal Partner, Square Yards, said, “While the mid-segment will see the most significant uplift, the luxury segment is also expected to benefit. Electronic City and its surroundings already host several upscale residential projects, and enhanced infrastructure will likely increase their appeal, particularly among senior IT professionals and NRIs.”
Analysts forecast that property values near Electronic City and Bommasandra stations could rise by 6 – 8 per cent over the next year, with average rates of ₹7,000 – 7,500 per sq ft and ₹6,000 – 6,500 per sq ft, respectively. Rental demand is also likely to grow as tech workers seek shorter commutes, reinforcing the shift in demand southward along the new metro line.
