The Delhi-Alwar Namo Bharat corridor is expected to improve connectivity across Haryana and Rajasthan while reshaping housing demand, industrial activity and plotted development along key NCR-linked belts.

Plans are now set in motion to include Rajasthan as a part of the Namo Bharat network with the Gurugram Municipal Corporation on May 11, 2026, approving the transfer of 1,200 sqy land for the Rs 37,000 crore high-speed corridor.  

Formally known as the Delhi-Gurugram-SNB-Alwar Regional Rapid Transit System (RRTS), the corridor will connect Delhi with Alwar through Gurugram, Manesar, Rewari, Bawal and the Shahjahanpur-Neemrana-Behror (SNB) belt, reducing travel time and improving regional mobility across key industrial zones in Haryana.

Planned as part of the wider NCR transport network, the 164-km corridor with 22 stations is expected to ease congestion on the NH-48.

The Delhi-Alwar Namo Bharat corridor will begin from Sarai Kale Khan in Delhi and pass through Munirka, Aerocity and Gurugram before moving towards Manesar, Dharuhera, Rewari and Bawal. From there, the route will extend into Rajasthan through the Shahjahanpur-Neemrana-Behror belt before reaching Khairthal and Alwar.

Of the proposed 22 stations, many will be located across existing industrial and logistics clusters that already see heavy daily movement of workers and freight traffic. In Rajasthan alone, the project will cover nearly 91 km with six planned stations.

The corridor is also being designed as part of an interoperable Namo Bharat network, linking other NCR routes such as Delhi-Meerut and Delhi-Panipat-Karnal. Sarai Kale Khan will function as the main interchange hub, connecting passengers to railway stations, airports, inter-state bus terminals and the Delhi Metro network.

How will Delhi-Alwar Namo Bharat impact property prices? 

The corridor is expected to influence residential movement across several NCR-linked micro-markets. Areas such as Dharuhera, Rewari and Bawal have already emerged as relatively affordable alternatives to Gurugram, particularly for workforce housing and plotted developments. 

For the uninitiated, property prices in Gurugram have spiked dramatically in the past few years, making the development of affordable and mid-segment homes unviable for real estate developers. As a result of this, there has hardly been any new supply in these segments in the past couple of years.  Data available with Square Yards show that the average ticket for a mid-segment 2BHK in the Millennium City is Rs 1 crore. 

In comparison, the neighbouring Dharuhera currently records an average sale price of around ₹3,050 per sq ft (psf) while Neemrana stands close to ₹3,100 psf. For Manesar, the average asking residential price is around ₹11,853 psf, reflecting the area’s growing industrial and housing demand.  Improved transit connectivity could gradually increase their appeal for daily commuters working across NCR.

In Rajasthan, the SNB belt may also see stronger real estate activity due to its industrial base and improving regional access. Rental demand in these areas is largely driven by manufacturing workers, industrial staff and logistics operators, and faster transit could further stabilise occupancy levels over time.

Developers and investors are also likely to track land parcels near proposed stations and interchange points, where infrastructure-led appreciation usually builds first. However, market movement is expected to remain selective, with stronger traction in belts with existing industrial or commercial activity.

The Delhi-Alwar Namo Bharat corridor is expected to have the strongest impact along the industrial zone, stretching from Gurugram to Neemrana. Areas such as Manesar, Dharuhera, Rewari, Bawal and the SNB belt already house major manufacturing, warehousing and automotive units, but daily movement across these regions remains heavily dependent on road transport.

The corridor is also expected to support logistics activity across the broader Gurugram-Rewari-Neemrana belt, where industrial land demand has remained active over the last few years. In Manesar, plot prices currently range from around ₹18 lakh to nearly ₹55 crore, depending on location and land size, while in Dharuhera, plot values range from roughly ₹43 lakh to ₹7.2 crore. Rewari’s plotted market presently ranges from nearly ₹18 lakh to ₹1.95 crore. 

The first visible impact is likely to remain concentrated around Gurugram, Manesar, Dharuhera, Rewari and the SNB stretch, where both industrial and commuter movement are already established. As the corridor expands into Rajasthan, areas such as Neemrana, Khairthal and Alwar may see more gradual growth driven by manufacturing and logistics-led activity.

Delhi-Alwar Namo Bharat corridor travel time and connectivity gains

The corridor has been designed to cut long road commutes across NCR-linked industrial regions that currently depend largely on highway travel. Travel time between Gurugram and Rajasthan could come down to nearly 100 minutes once services begin, while belts such as Rewari and Bawal may offer faster access to Delhi than current peak-hour road journeys.

The trains will run on dedicated elevated tracks separated from regular road traffic. Unlike metro systems that mainly operate within cities, the Namo Bharat network is being built for faster travel between NCR cities, industrial belts and employment centres spread across neighbouring Haryana, Delhi and Rajasthan.
