Surat secures Rs 566 crore for infrastructure projects; real estate markets in focus

Surat: The Surat Municipal Corporation (SMC) has received approval for Rs 566 crore in central government grants for seven infrastructure projects under the Special Assistance for Capital Investment Part-I scheme for FY 2026-27. Of the sanctioned amount, Rs 373.56 crore has been released as the first instalment. The funding covers a multi-storey administrative building, a barrage on the Tapi River, healthcare infrastructure, flyovers, creek remodelling and water supply upgrades. Surat has secured the highest allocation among eight municipal corporations in Gujarat, which have collectively received approval for Rs 1,685.75 crore across 77 projects.

Rs 566-crore infrastructure push to improve Surat’s urban infrastructure

The largest allocation of Rs 350 crore has been set aside for a multi-storey administrative office building in Majura-Khatodara, on Final Plots 234 and 235 of Town Planning Scheme No. 6. Another Rs 100 crore will support a conventional barrage near Rundh-Bhada on the Tapi River, alongside a flyover on the river’s left bank.

Healthcare infrastructure will receive Rs 50 crore for the expansion of the Surat Municipal Institute of Medical Education and Research (SMIMER), including a new hospital building with capacity for over 600 patients and additional academic facilities.

The remaining Rs 66 crore covers four projects: Rs 16 crore for flyovers at Ratnamala and Gajera junctions, Rs 20 crore for a water distribution line in Sachin-Kanakpur, Rs 15 crore for round-the-clock water supply in Bhada and Laskana, and Rs 15 crore for creek remodelling.

Together, these investments aim to address civic infrastructure requirements across established urban locations and developing peripheral areas.

Surat real estate property asking prices show growth

Surat’s infrastructure expansion comes amid rising residential property asking prices in the city.

According to Square Yards’ property market data, the average asking price in Surat increased from Rs 4,350 per square foot (psf) in December 2025 to Rs 4,650 psf in September 2026, representing approximately 6.9% growth over the nine-month period.

Prices increased sequentially during 2026, reaching Rs 4,400 psf in March and Rs 4,550 psf in June before advancing to Rs 4,650 psf in September.

However, property values vary considerably across Surat’s major real estate zones.

Square Yards’ published market indicators place average asking prices at Rs 4,900 psf in Surat South and Rs 4,850 psf in Surat North. Surat West averages Rs 4,200 psf, while Surat East remains comparatively affordable at Rs 2,750 psf.

Majura-Khatodara and Rundh-Bhada could gain attention

The proposed Rs 350-crore administrative building in Majura-Khatodara could contribute to greater institutional activity in the surrounding area. Improved administrative infrastructure may also support demand for nearby commercial services, retail establishments and residential accommodation.

Meanwhile, the Rs 100-crore barrage and associated flyover near Rundh-Bhada could enhance water infrastructure and local accessibility, potentially improving the area’s residential appeal over time. Square Yards’ locality data indicates an average asking price of approximately Rs 5,900 psf in Rundh Magdalla, reflecting the premium positioning of parts of Surat’s southwestern residential market.

Water supply and connectivity upgrades put peripheral markets in focus

The proposed water distribution infrastructure in Sachin-Kanakpur and 24-hour water supply improvements in Bhada and Laskana could strengthen essential civic services in developing parts of Surat. Reliable water supply remains an important consideration for residential development, particularly in expanding urban areas where infrastructure provision must keep pace with housing construction.

Similarly, the proposed flyovers at Ratnamala and Gajera junctions could improve traffic movement and reduce commuting friction, subject to their final design and implementation.

Surat commercial real estate: office and retail prices indicate market potential

Surat’s commercial property segment offers another perspective on the city’s evolving real estate market. According to Square Yards, commercial shops in Surat have an average asking price of approximately Rs 16,700 psf, while office spaces average Rs 8,100 psf. The price increases of approximately 30.3% for shops and 15.8% for office spaces over their respective comparison periods.

The proposed administrative building in Majura-Khatodara could support surrounding business activity over the longer term.

What this means for homebuyers and investors

Surat’s Rs 566-crore infrastructure allocation represents an opportunity to improve the urban services that influence long-term residential liveability and commercial location preferences. For homebuyers, better water availability, healthcare access and road connectivity could improve the practicality of living in selected neighbourhoods. For real estate investors, the development pipeline provides a reason to monitor infrastructure-linked micro-markets, particularly those with comparatively affordable entry prices and improving public amenities.
