Delhi’s proposed Yamuna elevated road and ongoing Metro Phase 4 expansion aim to decongest key routes linking Wazirabad, ISBT, Sarai Kale Khan, and DND Flyway. New corridors will improve access across North, East, and Southeast Delhi.

 

The Delhi government is advancing plans for a 19.2-km elevated road along the Yamuna, alongside an extensive metro expansion push. This is expected to ease congestion on existing routes and modernise urban mobility. The proposed corridor will run from Wazirabad to the DND Flyway, covering key stretches of north, central, and southeast Delhi.

The elevated road has been planned in three phases: Surghat to ISBT, ISBT to Sarai Kale Khan, and Sarai Kale Khan to DND. In the process, it will target some of the capital’s most traffic-prone zones. Alongside this, the Delhi Metro Rail Corporation (DMRC) is executing Phase IV expansion, with over 104 km of new lines and 81 stations under construction, including priority corridors such as Majlis Park–Derawal Nagar–R.K. Ashram and Krishna Park Extension–Deepali Chowk.

A solution to the capital’s traffic woes?

The Yamuna elevated road is expected to create a high-speed, signal-free corridor linking Wazirabad, Kashmere Gate (near ISBT), Sarai Kale Khan, and the DND Flyway. This would be a direct attempt to address the peak-hour congestion hotspots around ISBT, ITO-adjacent stretches, and Sarai Kale Khan.

By diverting the traffic to the elevated road parallel to the river, the project will reduce pressure on arterial routes such as Ring Road and Vikas Marg. The corridor will also improve access between North Delhi localities like Burari and Wazirabad and transit hubs in Central and Southeast Delhi, including Nizamuddin and Ashram.

Crucially, the road project is being planned together with the metro expansion. New and upcoming metro links include the Majlis Park–Maujpur corridor, which passes through Sonia Vihar, Bhajanpura, and Yamuna Vihar, and is expected to enhance east–north connectivity. Other Phase IV corridors extend reach into West and South Delhi. 

Impact on real estate

Infrastructure upgrades along the Yamuna corridor are likely to reshape real estate dynamics across several micro-markets. Overcoming accessibility constraints would be one of the major outcomes of this project. Areas such as Wazirabad, Sonia Vihar, and Bhajanpura in North-East Delhi could see improved residential demand due to faster connections to employment hubs.

In Central and East Delhi, established localities like Kashmere Gate, Laxmi Nagar, and Preet Vihar stand to benefit from decongestion and better connectivity to transit nodes. Meanwhile, Sarai Kale Khan and Nizamuddin, already key interchange hubs, may witness increased commercial activity and rental demand as connectivity improves.

Further south-east, the DND Flyway link enhances connectivity to Noida, potentially boosting cross-border residential demand in Mayur Vihar and nearby sectors. With metro corridors expanding simultaneously, development is likely to emerge around stations such as Yamuna Vihar and Sonia Vihar.
