The Yamuna Expressway is witnessing rapid real estate development and the entire stretch is expected to be a major growth hub in the entire NCR due to the upcoming metro link and the Jewar airport. According to experts, the prospects are really bright for real estate projects along the Yamuna Expressway. The expressway is already functional and directly links Greater Noida and Agra and this has also boosted real estate in neighboring zones. The 2031 Master Plan formulated by the Yamuna Expressway Industrial Development Authority or YEIDA offers ample scope for development and the Jewar airport has also drawn the attention of investors to this stretch.

Future returns are expected to be good along the Yamuna Expressway. The entire area has divided zones and the authority has 2.5 lakh hectares with it. There are 1, 187 villages and 6 districts located on both sides of the 6-lane Expressway which covers 165 kilometres. The link with the FNG Expressway in its third phase will boost real estate prospects further. The crossover of the EPR (Eastern Peripheral Expressway) over the Yamuna Expressway will also happen around 9 km away from the Greater Noida zero point.

Infrastructural growth will propel development in the entire region in the near future. Real estate demand is picking up here and investors are returning to the market. The Yamuna Expressway has ready infrastructure which is conducive for real estate development. There are several mega projects coming up in this stretch. Several leading developers like Gaursons India, Supertech, Logix, Jaypee Group, Ajnara, Orris, ATS and SDS have projects lined up along the Yamuna Expressway. This belt has also been declared as an electronic manufacturing zone by the Uttar Pradesh Government. The Phase 1 foundation stone is expected to be laid by the end of this year as per reports.

Work is also progressing for the Jewar International Airport which is expected to cost around Rs. 20, 000 crore. YEIDA is now the nodal agency for this project and has already zeroed in on 5, 000 hectares of land according to reports. Land acquisition is being fast tracked in order to ensure speedy completion of the initial work for the new airport.
