About Kharghar, Navi Mumbai

A well-known location in Mumbai's Navi Mumbai, Kharghar is largely a suburban neighbourhood that is part of the Panvel Municipal Corporation.

It is situated in the northernmost point of the Raigad district, which is a very vital site. The City and Industrial Development Corporation, or CIDCO, was in charge of developing the plan and carrying it out.

Kharghar has a total land area of 10 km² and a population of up to 2,44,472.

On the Mumbai-Pune Highway, it is a carefully planned neighbourhood of Navi Mumbai that is quickly growing. Currently, a number of development projects are going in the area to offer more amenities and features to the residents as well as to others who wish to live in this posh area of Mumbai. 

What makes it unique is that it has great connectivity with most of the major employment hubs of the region, thus making the commute for professionals easy and simple.

What’s Not Great About Kharghar

Residents may have certain issues because Kharghar is a recently released project by CIDCO and is currently developing in several elements and parts.

Sometimes there are power outages, and other times there are problems with the water supply. In some cases, unplanned slums can also contribute to air and water pollution.

However, all of these issues are temporary and are only there because some sections are still under construction and require further control. As soon as these issues were identified, the relevant authorities set to work on finding solutions. Hopefully, solutions will be found for all of these issues in the future. 

Physical Infrastructure 

The Kharghar neighbourhood is generally reputable since it is well-planned and laid out. The area is extremely connected to neighbouring district nodes, Navi Mumbai, Mumbai City, and other regions of the state.

Panvel Road, the Mumbai Highway, and a widely dispersed NMMT bus network are all present. The metro system is also present and connects more areas of the region.

Kharghar is a residential neighbourhood where different amenities and features are determined by individual preferences. The city is designed to provide residents with a comfortable lifestyle at their leisure.

Social Infrastructure 

The social infrastructure of Kharghar is extremely well-maintained and resembles that of a fairly modern metropolis.

There are numerous neighbourhood markets, big-box stores, and shopping centres in this suburb where individuals may get anything they need. Prime Mall and Kalpataru Shopping Complex are two well-known shopping centres.

The planning board gave adequate consideration to health facilities as well, and there are many hospitals and clinics in the city, with Kharghar Medical City Hospital serving as the primary hospital.

Additionally, there are a lot of high-level international schools nearby, including Ryan International School and DAV School. In terms of safety and security, Kharghar is a very safe place that is busy with people and pays utmost attention to the security of women and kids. 

It is equipped with a police station and well-lit street lights and has been declared a no-liquor zone making it a low crime rate area. 

Nearby Kharghar 

There are many areas nearby Kharghar, including Panvel, Kalambole, Navada, and Lonavala. 

All of these areas are well-connected with Kharghar and within a distance of an hour or two. 

To reach these areas, one can use a car, bike, or even public transport that includes NMMT buses, local train, and the metro. 

Transport Service Availability 

In terms of connectivity, Kharghar is located in a strategic location. It is close to Mumbai Highway through Sion – Panvel Expressway and is only an hour away from Central Mumbai. 

Kharghar has a railway that connects it with other areas of Mumbai, Navi Mumbai, and Thane as well. 

CIDCO has made a skywalk that is 1.7 km long for the convenience of daily commuters and pedestrians and connects through a suspension bridge to the Sion – Panvel Expressway.

Environmental Concerns Surround Kharghar PMAY Project

The Maharashtra Coastal Zone Management Authority (MCZMA) has given the Raigad district collector seven days to investigate alleged environmental violations at the Pradhan Mantri Awas Yojana (PMAY) project in Kharghar, following complaints about breaches of mangrove buffer norms and Coastal Regulation Zone (CRZ) guidelines.

Navi Mumbai residents are complaining about pothole-filled roads in Kharghar, questioning the logic of paying property tax without adequate infrastructure facilities. The Panvel City Municipal Corporation (PCMC) has commenced concretization work on road junctions and asphalting work will commence within 15 days.

As a Kharghar very pleased owner, I sincerely think I was smart to invest here. With modern apartments, broad tree-lined thoroughfares, and plenty of green areas like Central Park and the surrounding hills, the neighborhood is well planned. With the Kharghar railway station on the Harbour line and the future Navi Mumbai Metro station looking to provide even better access, connectivity is excellent. Within easy access are leading hospitals like Lifeline Hospital and universities such Orchids International. Though still accessible in contrast with Mumbai's island neighborhoods, this area seems high-end and secure. More regular township maintenance in some sub-sectors will keep all common areas looking fresh; this is one little improvement I would like to see.

Easy access abounds every day is daily businesses, banks, and shopping malls. Quick reaction from ambulance services and medical assistance gives me relief of mind. The big Central Park and adjacent ponds provide my kids with great outdoor time. Stable rentals and pricing make it perfect for investments and living. For daily comfort, I just hope for more covered paths to metro stops and community markets. For investment as well as home use, Kharghar works perfectly.

More planned last-mile feeder buses inside the neighborhoods would make for easier daily access, therefore one area to work on is this. This region offers opportunity for expansion going forward.

Chosen for the sheer quality of life, I benefit much from features such the large Central Park and the Kharghar Valley Golf Course just here. Through Central Park station, the Harbour Line railway and the new Navi Mumbai Metro connect very well. The neighbourhood feels really safe generally, and we have excellent educational institutions nearby, such as DAV International School. Though rents are reasonable, the value for the facilities fully makes up for it. The only two small gaps I observe are that some interior areas need better local vegetable markets, and last-mile connectivity might use more public transportation choices inside the nodes.

Knowing Kharghar is the greatest long-term investment in Navi Mumbai, I purchased my flat here. With the future MTHL increasing accessibility to South Mumbai and the airport close, it is quite strategically placed with great appreciation potential. For an owner, I cherish the great quality of life. Big tree-lined streets and gorgeous landscaping surrounding the Little World Mall are just ideal. Nearby premium medical facilities like ACTREC guarantee excellent civic infrastructure. This is most without question a premium region with great safety. I am rather pleased with my choice and suggest it for permanent residency. The present rental yield has to be better for the price bracket; hence only improvement is needed.

Positives: Near Central Park, my apartment seemed like a luxury. Getting to CBD Belapur was made simple by the Harbour Line station and the recent Metro Line 1. Families cherished the region as of DAV International schools and Tata Memorial hospitals. High rental demand resulted from the neighbouring ITM campus and future offices.

Negative

Negatives: The erratic water supply in Sector 34, especially during summer, kept us depending on tankers and was my biggest problem. Local road maintenance and frequent potholes on even heavily used sections required severe improvement as well. Emphasizing that this intended node really must fix its core utility issues, it felt quite distant from South Mumbai.

Positives: Kharghar is my home and I like the city-connected but laid-back way of living here. In the evening, I go out to the station or go through the groomed grounds. Nearby stores, banks, and cafés make fulfilling my daily requirements simple. True escape from packed metropolitan areas is provided by the hills, vistas and lush vegetation.

Negative

Negatives: Still I have noted three items requiring attention, includes waste collection in inner areas could be more uniform, some internal roads are aging and require repair, and public shuttle services connecting remote housing pockets to the station might be better. Still, I am happy to refer to Kharghar as home and think it continues to be a really wise investment despite these small voids.
