Positives
The overall project feels really good. The 4D experience of the flat that has been shown was good. The 2082 carpet area being provided with amenities and balcony seems to be very promising. Parking Lot has been given and has been calculated one less than the number of rooms in the house. Overall, in terms of the amenities that will be provided, it looks to me that the builder is really caring about the residence. There are seven floors of parking that are to be made as per told by the builder and the payment plan is also slab by which makes it quite easier for any buyer to make the payment. As per during the meeting, the land parcel behind, this is also being taken up by good builders and will be considered by L&T as well. The security service also seems to be good as soon as I reached the site for visualisation. It was offered the valet. service too, another positive about this is that this will be a complete residential building with no other premises coming up and the crowd that would occupy. This would be good given the price of the property is decent in
Things to Consider
There are a few negative points that I would like to list and the following are that the view that is there from this particular tower is quite restricted and there are some slum dwelling, which also will come in the view for sure, another thing is, there are limited number of floors that are being made for a particular tower, which will have more of the 4BHK homes, although the 4D experience of visualising the flat was good, but the exact area or exact looking feel is not available and hence sample flat becomes really necessary, although the area is developing and the pace of development is good, but still it is facing the highway, which usually has a lot of traffic during the evening, making it a little difficult and also noisy, another issue that I have seen is there is a difference of ₹2000 plus in the per square feet rate when I compare both the towers, also the floor rise that is being asked is a little bit on the higher side, and they are quoting that once they finish up till a certain level, they are going to increase the price by about to 45%
