Pune 2036 development plan: Metro, roads and key areas set for real estate growth

The Pune 2036 development roadmap includes a 250-km Metro network, major road corridors and infrastructure upgrades across the region, with transport projects set to influence key residential markets including Hinjewadi, Kharadi, Wagholi and Undri.

Pune’s latest push for its 2036 development plan has received in-principle approval for a Rs 1,826-crore infrastructure package for Chakan and Hinjewadi, with work expected to begin in December. The move comes as the wider Pune Economic Region Growth Hub roadmap sets out 58 priority projects requiring Rs 9 lakh crore to Rs 10 lakh crore in investment by 2036. The plan covers Pune, Pimpri-Chinchwad and the wider metropolitan region, with the infrastructure agenda including a 250-km Metro network, 11 railway projects, 13 major road projects, 12,000-14,000 buses and six multimodal transport hubs. 

Alongside this physical expansion, Pune is being positioned as a larger base for global capability centers (GCCs), manufacturing, engineering, artificial intelligence and biotechnology. The region already has more than 500 GCCs, while the Maharashtra GCC Policy 2025 targets around 400 additional centers and four lakh high-skilled jobs across the state. The 2036 roadmap also identifies manufacturing, automobile, engineering and technology as key economic sectors, with 15-20 lakh new jobs targeted across the region. 

Pune Metro network and planned extensions

The transport roadmap under the Pune 2036 development plan will expand connectivity between Pune’s core areas and growth corridors such as Hinjewadi, Kharadi, Hadapsar, Chakan and the southern suburbs. The proposed 250-km Metro network is intended to extend rail-based public transport well beyond the existing corridors. One important expansion is the 23-km Hinjewadi-Shivajinagar Line 3, which is nearing passenger operations after clearance for 17 stations. The corridor links Hinjewadi with Balewadi and Shivajinagar.

A proposed 20-km Metro extension would connect Shivajinagar to Yewalewadi via Camp, Pulgate and Kondhwa, with a branch to Undri from NIBM Junction. Another planned corridor aims to enable east-west movement between Khadakwasla, Hadapsar, Swargate and Kharadi. At the same time, proposals to extend the Hadapsar network towards Loni Kalbhor and Saswad would improve access to the Purandar airport zone. 

Pune Inner Ring Road and HCMTR

The 83.12-km Pune Inner Ring Road is planned to connect the city’s outer growth areas and divert through-traffic away from central roads. Its current alignment includes stretches around Solu, Nirgudi and Vadgaon Shinde, with later sections passing through areas including Pisoli, Yewalewadi, Gujar-Nimbalkarwadi, Mangdewadi, Bhilarewadi, Ambegaon Khurd and Jambhulwadi. Additionally, the High Capacity Mass Transit Route is planned as a 35-km elevated corridor through 15 areas, including Bopodi, Aundh, Kothrud, Erandwane, Parvati, Wanowrie, Hadapsar, Mundhwa, Wadgaonsheri, Lohegaon, Yerawada and Dhanori.

Major road corridors and local infrastructure projects

There three major road corridors under the Pune 2036 development plan taht will widen the regional network: Kharadi Junction-Shirur, Hadapsar-Yavat and Talegaon-Chakan-Shikrapur. Kharadi-Shirur is 53.4 km, while Talegaon-Chakan-Shikrapur covers 53.2 km. In Chakan, the latest package includes 75 km of road improvements, about 38 km of stormwater drainage, and additional bus services. In contrast, the Hinjewadi package focuses on traffic management and last-mile connectivity around Metro stations. 

Real estate impact of Pune 2036 development plan

The real estate effect is clearest in corridors where housing demand is already tied to transport infrastructure. Hinjewadi and the adjoining Wakad-Ravet-Kiwale-Mahalunge belt remain the clearest example. Line 3 and its planned last-mile network are therefore directly relevant to this established residential corridor. 

Kharadi has also emerged as a major commercial hub, with established office clusters such as Kharadi Knowledge Park supporting technology and corporate activity. The locality’s connectivity to Nagar Road and its links with eastern Pune have further strengthened its role as a key business and residential corridor. The proposed Kharadi-Shirur corridor, including its planned elevated section, would extend the transport spine towards Shirur, while the broader 2036 network also links Kharadi with Hadapsar and other eastern corridors. Wagholi, which sits close to Kharadi and the Pune-Ahilyanagar Highway, remains a lower-cost residential market.

Chakan’s property market includes residential projects serving the workforce in its large industrial belt, along with commercial and industrial development. The infrastructure package covers roads, drainage and public transport, while the planned Talegaon-Chakan-Shikrapur corridor will add another major infrastructure link for the locality. These projects support residential development around Chakan’s industrial and logistics clusters.

Kondhwa, NIBM, Undri and Yewalewadi form an established residential belt in southern Pune, with apartment projects and ongoing housing development. The proposed Metro extension from Shivajinagar to Yewalewadi would pass through Camp, Pulgate and Kondhwa, with a branch towards Undri from NIBM Junction. Yewalewadi is also linked to the proposed southern expansion towards the Purandar airport zone, adding planned transport infrastructure to an active residential market.
