About Wagholi, Pune

Wagholi is situated in the Pune Metropolitan area in the state of Maharashtra. 

Wagholi is located in Pune, Maharashtra. It is close to Kharadi IT Hub and Pune- Nagar Highway. Wagholi is historically known as the birthplace of Maratha Warrior Sardar Pilajirao Changojirao Jadhavrao. Wagholi was added to the area under Pune Municipal Corporation in 2021. 

Wagheshwar temple is a popular temple in Wagholi. Wagholi has its historical significance with its name after a famous Wagheshwar temple (Tiger Temple) and house to Maratha warrior Sardar Pilajirao Changojirao Jadhav. Wagholi is a developing locality with areas such as Amrit Nagar, Ubale Nagar, Savannah, and Kalubai Nagar. A few key projects of the area are Alfa Life Space, Blithe Icon, Sai Shah, etc.  

Trinity Landmarks is one of the key developers of the locality. Once a small village located on the eastern periphery of Pune, Wagholi has now transformed into a sought-after residential destination. The real estate development in the area took off primarily on account of ample availability of land parcels at affordable rates. 

What’s Great / What’s Not Great about Wagholi

Wagholi is known as the gateway to the mining hub in Pune. It is an industrial area and hence there is a boom in the residential market as well. However, part of Wagholi falls under Gram Panchayat and not under Pune Muncipal Corporation. Hence, the locality is not maintained properly.

Physical Infrastructure and Livability Index

The locality is connected through the Bakori road which connects it with the rest of the city. Pune Railway Station located around 30 minutes away caters to the area. The airport is just 10 minutes from the locality. Strategically located on the Pune-Nagar Highway, Wagholi is well connected to other parts of the city. It also enjoys easy accessibility to the established localities of Kalyani Nagar, Koregaon Park, and Mundhwa-Lohegaon. 

The closest railway station is at a distance of about 14km, while the airport is located about 11km away. Proximity to recreational facilities, IT parks, malls, and some of the best schools in Pune makes Wagholi a dynamic location. It offers a vast number of options for home seekers in the budget category, as well as for those seeking luxury homes. Recently, the average property values are in the range of Rs 2,500- 5,600 per sq. ft.

The Pune Metropolitan Region Development Authority (PMRDA) has halted construction on five housing projects in Maan and Wagholi because developers failed to provide essential facilities like access roads and drainage systems. This action was taken following resident complaints and site inspections that confirmed violations. The PMRDA will only issue new permits , OC after pending civic work is completed.

Working in Wagholi, I always tell my customers that the genuine value in Pune East resides here. Its strategic location directly on the Pune-Nagar Highway and closeness to the Kharadi IT Hub set it apart here. Although its central downtown location is missing, its great connection is a significant advantage, particularly given that the airport is only 10 minutes away! Among institutions such Lexicon International School and multispecialty centres like Imax Hospital, we have excellent social infrastructure. Furthermore, it is much more economical than Viman Nagar is it. The modest amount of parks and vegetation bordering the housing developments appeals to me. But for this region to be genuinely flawless, we need the local civic bodies to get more involved in waste management and solve the frequent, unanticipated power outages.

As a high-growth region, Wagholi has definitely lived up to expectations. The region is deliberately located close to the Kharadi IT hub to guarantee strong rental demand and rapid property value. Through the Pune-Ahmednagar Highway, the connection is excellent. It's wonderful to learn that the Ramwadi to Wagholi Metro extension has official approval, therefore greatly increasing property value. My children go CP Goenka International School, and nearby reliable medical amenities like IMHS Hospital are accessible. This clearly is a mid-segment, value-for- money premium region. I feel safe here, and the steady rental income makes this my top investment. I strongly advise purchasing here. But civic amenities like waste management require much attention, and the continual dust from ongoing fast construction presents a minor negative.

Positives: I chose Wagholi mostly for its reasonable price compared to that of central Pune. Though metro wasn't available, being near to the Pune-Nagar Highway was a great benefit providing strong connectivity. Hospitals such Imax Multispecialty were rather easily accessible, while institutions like Lexicon International School and G.H. Raisoni College were outstanding. For everyday needs, the neighbourhood markets and D-Mart were handy. All things considered, it was a convenient and cozy place to get started.

Negatives: A significant issue was pollution, perhaps caused by the industrial area, which occasionally had an impact on the air quality. Particularly on shorter stretches away from the main road, the interior roads frequently lacked fundamental conveniences like adequate street lights.

The area is really becoming a significant residential centre, and the neighbours are very kind. Because it offers a broad variety of lodging choices and is still rather cheap, I absolutely suggest Wagholi.

Negatives: Particularly in comparison with other Pune suburbs, the absence of metro connection is a major disappointment. During rush hour especially on the Pune-Nagar Road, local traffic congestion results in considerable commuting delays.

Positives: For young professionals, Wagholi stands out since it has inexpensive, contemporary houses near Kharadi, Pune's IT hub. Although not in the heart of things, the Pune-Ahmednagar Highway offers excellent road access to Pune Airport and Viman Nagar, among other places. Good multi-speciality hospitals like IMHS Hospital and Kohakade Hospital as well as amazing educational resources, are close by. In some spots, the area is lovely, green and safe. I highly suggest renting here for the value, it is very inexpensive.

Negatives: The daily traffic on Nagar Road is the one area that has to be immediately improved. Though the Ramwadi to Wagholi Metro extension (component of Pune Metro Phase 2) is approved and promises to fix all our transportation problems soon, there is also no operational metro now.

Positives: My stay in Wagholi was mostly enjoyable because of its excellent strategic placement. Being close to the Kharadi IT Hub was perfect for work, and being located directly on the Pune-Nagar Highway gave simple access to the city. With new skyscraper developments and a strong social infrastructure, including great schools like Lexicon and multidisciplinary hospitals like Imax close by, the region is thriving.

Negative

Negatives: The utter absence of metro connections and terrible traffic congestion on the major road made commuting tiresome. Installing more streetlights on interior roadways, reducing traffic congestion at the highway crossroads, resolving the persistent water supply problems, and controlling the significant dust and noise pollution are the four necessary changes.
