How Ghaziabad-Jewar Namo Bharat link will impact housing in NCR?

With the NCRTC moving the proposed Ghaziabad-Jewar Namo Bharat corridor to the detailed project report (DPR) stage, the 72.44-km airport link is closer to implementation. Set to reduce the travel time between the existing Ghaziabad Namo Bharat station and the Noida International Airport to 50 minutes, the corridor is targeted to become operational by 2030. 

The latest plan proposes 22 stations apart from the existing Ghaziabad station, combining Namo Bharat and metro services to serve residential, commercial and industrial areas across Ghaziabad, Greater Noida and the YEIDA region.

What it means for connectivity

The proposed corridor will create a direct north-south transit link from Ghaziabad to Jewar through several of Greater Noida’s most developed and emerging urban nodes. Starting at the existing Ghaziabad Namo Bharat station, the line will pass through Ghaziabad South before entering Greater Noida West. The alignment will serve Greater Noida West sectors 4 and 2, followed by Knowledge Park V, Surajpur, Pari Chowk and Ecotech VI. The corridor will then move towards Dankaur and the YEIDA development area, covering North Sector 18 and Central Sector 21 before reaching Noida International Airport. 

The service pattern is designed around two levels of connectivity. Metro services are proposed from Ghaziabad to Ecotech-VI, covering 18 stations, while Namo Bharat services will stop at 11 stations. Seven stations will be common to both systems. This is particularly relevant for Greater Noida West and the central Greater Noida belt, where additional metro stops are intended to serve shorter local trips rather than only airport-bound passengers. 

At the interchange level, the corridor will link into the existing NCR network at Ghaziabad, allowing passengers to connect with the Delhi-Meerut Namo Bharat corridor and Delhi Metro’s Red Line. Pari Chowk is planned as an important connection point with the Aqua Line, while YEIDA Central Sector 21 is expected to provide access towards the upcoming Noida Film City.

The airport-end connectivity is also being designed around different travel markets. The Ghaziabad-Jewar journey is expected to take about 50 minutes. The planned network would put Sarai Kale Khan within around 70 minutes, Delhi Aerocity within about 80 minutes and Begumpul in Meerut within about 85 minutes of Noida International Airport. The airport section itself will include an underground stretch near Terminal 1 and the Ground Transportation Centre, allowing the rail link to reach the airport complex rather than terminating outside it.

Ghaziabad-Jewar link: Real estate impact

The Ghaziabad-Jewar link will cut across established residential clusters, industrial hubs and emerging YEIDA sectors, giving each market a different real estate impact. Greater Noida West and Ghaziabad could see stronger demand from improved regional commuter connectivity. Similarly, Surajpur and the YEIDA sectors, industrial activity, the airport and the planned Film City could create additional demand around the proposed stations. 

An established high-rise residential belt around the Delhi-Meerut Expressway, Ghaziabad South and Siddharth Vihar will gain a direct rail connection towards Greater Noida and Jewar. This could make it appealing for residents commuting to workplaces in Greater Noida, Noida and the Jewar airport zone.

Large high-rise housing clusters dominate Greater Noida West, where stations are proposed in Sectors 4 and 2. The link could make residential projects more attractive to homebuyers working in Ghaziabad, central Greater Noida and the Noida International Airport area by providing direct regional transit.

With its institutional and education-oriented development, Knowledge Park V will gain a regional rail connection through the proposed station. This could support demand for surrounding residential and mixed-use development among students, faculty, institutional employees and other users of the education and institutional cluster by improving access to the wider NCR.

The proposed station at Surajpur will be relevant for both workers and residents as the locality combines industrial areas with residential pockets. Better rail access to the industrial belt and neighbouring Greater Noida areas could increase demand for homes around the station, particularly among industrial employees looking to live closer to their workplaces.

A major commercial, institutional and residential node, Pari Chowk will benefit from the proposed interchange with the Aqua Line. The proposed interchange at Pari Chowk could improve access for employees, students and residents using its commercial and institutional facilities, making it a more useful transit and activity hub.

Between Greater Noida and the YEIDA corridor, Dankaur is a developing node that could see stronger interest in development around the proposed station. The interchange could benefit businesses, institutions and residents looking for well-connected locations.

Part of the airport-led development zone along the Yamuna Expressway, YEIDA Sector 18 is a planned residential sector. A proposed station would bring regional rail access to an area increasingly linked with the airport ecosystem. This could make YEIDA Sector 18 more viable for airport employees and professionals working in nearby commercial developments.

Positioned around the planned Film City development and emerging commercial uses, YEIDA Sector 21 could gain from a proposed station that combines airport and NCR connectivity with access to this future employment and entertainment cluster. The link is expected to generate more demand from employees, businesses and service providers associated with the planned Film City and nearby commercial developments.
